We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window. Library / Living Room: The library offers Pocket Doors and custom bookcases. Powder Room: This powder room has a black toilet and Herringbone travertine. Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners. Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table. Staircase: The staircase features a decorative niche Upstairs master suite: The upstairs master suite features the Juliette balcony Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light. Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.

The Porch House sits perched overlooking a stretch of the Yellowstone River valley. With an expansive view of the majestic Beartooth Mountain Range and its close proximity to renowned fishing on Montana’s Stillwater River you have the beginnings of a great Montana retreat. This structural insulated panel (SIP) home effortlessly fuses its sustainable features with carefully executed design choices into a modest 1,200 square feet. The SIPs provide a robust, insulated envelope while maintaining optimal interior comfort with minimal effort during all seasons. A twenty foot vaulted ceiling and open loft plan aided by proper window and ceiling fan placement provide efficient cross and stack ventilation. A custom square spiral stair, hiding a wine cellar access at its base, opens onto a loft overlooking the vaulted living room through a glass railing with an apparent Nordic flare. The “porch” on the Porch House wraps 75% of the house affording unobstructed views in all directions. It is clad in rusted cold-rolled steel bands of varying widths with patterned steel “scales” at each gable end. The steel roof connects to a 3,600 gallon rainwater collection system in the crawlspace for site irrigation and added fire protection given the remote nature of the site. Though it is quite literally at the end of the road, the Porch House is the beginning of many new adventures for its owners.

Inspiration for a farmhouse exterior home remodel in Austin

While the majority of APD designs are created to meet the specific and unique needs of the client, this whole home remodel was completed in partnership with Black Sheep Construction as a high end house flip. From space planning to cabinet design, finishes to fixtures, appliances to plumbing, cabinet finish to hardware, paint to stone, siding to roofing; Amy created a design plan within the contractor’s remodel budget focusing on the details that would be important to the future home owner. What was a single story house that had fallen out of repair became a stunning Pacific Northwest modern lodge nestled in the woods!

Situated on this 2.5-acre lake site, four new structures have been created. A main residence, guesthouse, guest cabin, and a detached garage fully unite the site and support a strong desire for family fun and large gatherings. Kept in a similar material palette, each structure is clad in beautifully stained shingles and vertical board paneling, with natural timber brackets detailing the gable ends. Details throughout the residences mark each structure as uniquely connected, and yet provides individual characteristics; a fieldstone veneer was added to the base of the main house to create a hierarchy among the structures. This rustic gathering space boasts large roof overhangs and beautifully landscaped outdoor entertaining areas. Stunning views of the lake and distant mountains can be appreciated from the entire southern front of the site, whether through the large windows or from the comfort of the porch, moments of breathtaking beauty reconnect the spaces with the surrounding environment. The main residence hosts fully connected living room, kitchen, dining room and screened porch on the main level with a private master suite at the edge. via our website ~ This greenhouse is an original design by Jamaica Cottage Shop. The five six-light (true light) barn sash windows are hinged to open out, making this design comfortable and easy to use. An additional window in the gable end allows extra light and enhances the charm of this little cottage. The roofing material is corrugated translucent fiberglass, allowing the light to further penetrate but not to overheat the building with direct sun light. There is no floor to worry about rotting away. The cottage sits on a layer of treated lumber, and we suggest it be placed on a layer of brick or stone, gravel, or directly on the ground. A complete wrap-around shelf provides ample work and plant space. The overall height is 8’6″. The greenhouse in this picture has been customized with a salvaged front door that has been painted red and handmade wrought iron (local) scroll hinges, which we carry as an option. These shed kits take one person approximately 25 hours to assemble. Designed for the beginner carpenter, the kit pieces are color coded, part numbered and detailed in an exploded view. Hand made in Vermont from native rough sawn hemlock and pine lumber, the pre-cut lumber package includes all fastening hardware, roofing, and step-by-step plans. Also available as diy garden shed plans or as fully assembled greenhouses.

This home, set at the end of a long, private driveway, is far more than meets the eye. Built in three sections and connected by two breezeways, the home’s setting takes full advantage of the clean ocean air. Set back from the water on an open plot, its lush lawn is bordered by fieldstone walls that lead to an ocean cove. The hideaway calms the mind and spirit, not only by its privacy from the noise of daily life, but through well-chosen elements, clean lines, and a bright, cheerful feel throughout. The interior is show-stopping, covered almost entirely in clear, vertical-grain fir—most of which was source from the same place. From the flooring to the walls, columns, staircases and ceiling beams, this special, tight-grain wood brightens every room in the home. At just over 3,000 feet of living area, storage and smart use of space was a huge consideration in the creation of this home. For example, the mudroom and living room were both built with expansive window seating with storage beneath. Built-in drawers and cabinets can also be found throughout, yet never interfere with the distinctly uncluttered feel of the rooms. The homeowners wanted the home to fit in as naturally as possible with the Cape Cod landscape, and also desired a feeling of virtual seamlessness between the indoors and out, resulting in an abundance of windows and doors throughout. This home has high performance windows, which are rated to withstand hurricane-force winds and impact rated against wind-borne debris. The 24-foot skylight, which was installed by crane, consists of six independently mechanized shades operating in unison. The open kitchen blends in with the home’s great room, and includes a Sub Zero refrigerator and a Wolf stove. Eco-friendly features in the home include low-flow faucets, dual-flush toilets in the bathrooms, and an energy recovery ventilation system, which conditions and improves indoor air quality. Other natural materials incorporated for the home included a variety of stone, including bluestone and boulders. Hand-made ceramic tiles were used for the bathroom showers, and the kitchen counters are covered in granite – eye-catching and long-lasting.

New rear cedar deck attached to the new rear yard addition provides for nice access to the rear yard off the family room. Privacy screens built on either side provide refuge from the eyes of the extremely close neighbours when a more secluded setting is desired.
