Our brief was to remodel the existing 1st floor bath in a meticulously preserved Craftsman style cottage for aging in place. The result is a spacious, airy bath with curbless shower and washer/dryer.

This project is a new 5,900 sf. primary residence for a couple with three children. The site is slightly elevated above the residential street and enjoys winter views of the Potomac River. The family’s requirements included five bedrooms, five full baths, a powder room, family room, dining room, eat-in kitchen, walk-in pantry, mudroom, lower level recreation room, exercise room, media room and numerous storage spaces. Also included was the request for an outdoor terrace and adequate outdoor storage, including provision for the storage of bikes and kayaks. The family needed a home that would have two entrances, the primary entrance, and a mudroom entry that would provide generous storage spaces for the family’s active lifestyle. Due to the small lot size, the challenge was to accommodate the family’s requirements, while remaining sympathetic to the scale of neighboring homes. The residence employs a “T” shaped plan to aid in minimizing the massing visible from the street, while organizing interior spaces around a private outdoor terrace space accessible from the living and dining spaces. A generous front porch and a gambrel roof diminish the home’s scale, providing a welcoming view along the street front. A path along the right side of the residence leads to the family entrance and a small outbuilding that provides ready access to the bikes and kayaks while shielding the rear terrace from view of neighboring homes. The two entrances join a central stair hall that leads to the eat-in kitchen overlooking the great room. Window seats and a custom built banquette provide gathering spaces, while the French doors connect the great room to the terrace where the arbor transitions to the garden. A first floor guest suite, separate from the family areas of the home, affords privacy for both guests and hosts alike. The second floor Master Suite enjoys views of the Potomac River through a second floor arched balcony visible from the front. The exterior is composed of a board and batten first floor with a cedar shingled second floor and gambrel roof. These two contrasting materials and the inclusion of a partially recessed front porch contribute to the perceived diminution of the home’s scale relative to its smaller neighbors. his timeless home was built in 1909 in Seattle’s Capitol Hill historic district. The house features gorgeous architectural details from the turn of the century including sculpted moldings, custom wood cutouts, and hand-made tiles. The kitchen was previously remodeled in a style that departed from the home’s historic period. Each room was thoughtfully curated to ensure aesthetic beauty inspired by the home’s original style. We renovated the kitchen, powder room, and restored the butler’s pantry with period details. Generous casement windows were added in the kitchen that flood the room with sunlight. The kitchen design needed to be functional for a family of eight, so we paid great attention to appliance placement, storage, and flow. The furniture and light fixtures selected throughout the home are simple and elegant, allowing the detailed architectural features to shine.

The circulation is arranged along the courtyard in order that all the major spaces have access to the extensive valley views. A generous eight-foot overhang along the southern portion of the house allows for sun shading in the summer and passive solar gain during the harshest winter months. The open plan and generous window placement showcase views throughout the house. The living room is located in the southeast corner of the house and cantilevers into the landscape affording stunning panoramic views. Project Year: 2012

This 800 square foot Accessory Dwelling Unit steps down a lush site in the Portland Hills. The street facing balcony features a sculptural bronze and concrete trough spilling water into a deep basin. The split-level entry divides upper-level living and lower level sleeping areas. Generous south facing decks, visually expand the building's area and connect to a canopy of trees. The mid-century modern details and materials of the main house are continued into the addition. Inside a ribbon of white-washed oak flows from the entry foyer to the lower level, wrapping the stairs and walls with its warmth. Upstairs the wood's texture is seen in stark relief to the polished concrete floors and the crisp white walls of the vaulted space. The open concept living room is flooded with light thanks to the generous casement windows. The tray ceiling features long and groove inset panels and the furnishings are sophisticated.

Reservoir House is a custom home with 12-foot-high ceilings and overhangs specially designed to protect the house from direct sun during summer. The entire home enjoys spectacular views—even from all the bedrooms. As a central hub for the family, the L-shaped great room is designed to focus on the views, and sits under Douglas-fir laminated beams. The main level includes a full suite for future single-level living or for guests to use, a den for movie nights, and a screened porch that sits just off the dining room, with direct access to the pool patio. With relaxation and retreat being the main driving factors of this project, the upper floor features a generous master suite with a roof deck for taking in views from an even more private setting.

The light filled space has large windows and four doors, but works well in the strategically configured floor plan. Generous wall trim, exquisite light fixtures and modern stools create a warm ambiance. In the words of the homeowner, “it is beyond our dreams”.

The cottage is snug against tandem parking and the cedar grove to the west, leaving a generous yard. Careful consideration of window openings between the two houses maintains privacy for each. Weathering steel panels will patina to rich oranges and browns.
