Modern farmhouse describes this open concept, light and airy ranch home with modern and rustic touches. Precisely positioned on a large lot the owners enjoy gorgeous sunrises from the back left corner of the property with no direct sunlight entering the 14’x7’ window in the front of the home. After living in a dark home for many years, large windows were definitely on their wish list. Three generous sliding glass doors encompass the kitchen, living and great room overlooking the adjacent horse farm and backyard pond. A rustic hickory mantle from an old Ohio barn graces the fireplace with grey stone and a limestone hearth. Rustic brick with scraped mortar adds an unpolished feel to a beautiful built-in buffet.

Our clients wanted to replace an existing suburban home with a modern house at the same Lexington address where they had lived for years. The structure the clients envisioned would complement their lives and integrate the interior of the home with the natural environment of their generous property. The sleek, angular home is still a respectful neighbor, especially in the evening, when warm light emanates from the expansive transparencies used to open the house to its surroundings. The home re-envisions the suburban neighborhood in which it stands, balancing relationship to the neighborhood with an updated aesthetic. The floor plan is arranged in a “T” shape which includes a two-story wing consisting of individual studies and bedrooms and a single-story common area. The two-story section is arranged with great fluidity between interior and exterior spaces and features generous exterior balconies. A staircase beautifully encased in glass stands as the linchpin between the two areas. The spacious, single-story common area extends from the stairwell and includes a living room and kitchen. A recessed wooden ceiling defines the living room area within the open plan space. Separating common from private spaces has served our clients well. As luck would have it, construction on the house was just finishing up as we entered the Covid lockdown of 2020. Since the studies in the two-story wing were physically and acoustically separate, zoom calls for work could carry on uninterrupted while life happened in the kitchen and living room spaces. The expansive panes of glass, outdoor balconies, and a broad deck along the living room provided our clients with a structured sense of continuity in their lives without compromising their commitment to aesthetically smart and beautiful design.

This modern, open-concept living space blends warmth with refined sophistication. Custom dark accent wall cabinetry anchors the room, featuring a sleek fireplace, built-in shelving, and an integrated art television above the mantel. Designed with both form and function in mind, the cabinetry includes concealed doors that can be closed to discreetly hide the television when not in use, allowing the space to transition seamlessly between technology and art. Gold-toned Visual Comfort Sean Lavin pendants cascade elegantly above the staircase, adding a sculptural touch. Expansive black-framed windows flood the room with natural light, highlighting rich hardwood floors and a generous seating area ideal for gathering and entertaining. A formal entrance framed by an architectural arch creates a striking first impression, while a raised ceiling with exposed wooden beams adds depth and character as the space opens effortlessly to the kitchen.

This Carlsbad couple yearned for a generous master bath that included a big soaking tub, double vanity, water closet, large walk-in shower, and walk in closet. Unfortunately, their current master bathroom was only 6'x12'. Our design team went to work and came up with a solution to push the back wall into an unused 2nd floor vaulted space in the garage, and further expand the new master bath footprint into two existing closet areas. These inventive expansions made it possible for their luxurious master bath dreams to come true. The Study "Trot" is formed by a seating area, flanked by two built-in storage units. The generous glazing looks into a shared garden, and directs the placement of a seating area or desk. Task lighting provides the opportunity to utilize this space into the evening.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Perched on a forested hillside above Missoula, the Pattee Canyon Residence provides a series of bright, light filled spaces for a young family of six. Set into the hillside, the home appears humble from the street while opening up to panoramic views towards the valley. The family frequently puts on large gatherings for friends of all ages; thus, multiple “eddy out” spaces were created throughout the home for more intimate chats. Exposed steel structural ribs and generous glazing in the great room create a rhythm and draw one’s gaze to the folding horizon. Smaller windows on the lower level frame intimate portraits of nature. Cedar siding and dark shingle roofing help the home blend in with its piney surroundings. Inside, rough sawn cabinetry and nature inspired tile provide a textural balance with the bright white spaces and contemporary fixtures.

This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area that connects to a screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear facing exercise has great views of the rear yard through a set of windows that overlook the copper roof of the screened porch below. Again, the heart of the home with a view through the family room to the outdoor terraces. A large wood burning hearth oven flanks the one side of the room.

For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

This beautiful blue bathroom gives you such a calm, coastal vibe. Quartz walls in the shower and a generous double sink vanity gives this space a touch of luxury while the linen roman blind and bright white space makes it feel spa-like. There is lots of storage for the client in the two built-in units beside the shower and the extensive vanity.
