For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

This custom kitchen pairs deep walnut cabinetry with soft cream perimeter cabinets to create a warm, inviting atmosphere. This project is a new 5,900 sf. primary residence for a couple with three children. The site is slightly elevated above the residential street and enjoys winter views of the Potomac River.
The family’s requirements included five bedrooms, five full baths, a powder room, family room, dining room, eat-in kitchen, walk-in pantry, mudroom, lower level recreation room, exercise room, media room and numerous storage spaces. Also included was the request for an outdoor terrace and adequate outdoor storage, including provision for the storage of bikes and kayaks. The family needed a home that would have two entrances, the primary entrance, and a mudroom entry that would provide generous storage spaces for the family’s active lifestyle. Due to the small lot size, the challenge was to accommodate the family’s requirements, while remaining sympathetic to the scale of neighboring homes.
The residence employs a “T” shaped plan to aid in minimizing the massing visible from the street, while organizing interior spaces around a private outdoor terrace space accessible from the living and dining spaces. A generous front porch and a gambrel roof diminish the home’s scale, providing a welcoming view along the street front. A path along the right side of the residence leads to the family entrance and a small outbuilding that provides ready access to the bikes and kayaks while shielding the rear terrace from view of neighboring homes.
The two entrances join a central stair hall that leads to the eat-in kitchen overlooking the great room. Window seats and a custom built banquette provide gathering spaces, while the French doors connect the great room to the terrace where the arbor transitions to the garden. A first floor guest suite, separate from the family areas of the home, affords privacy for both guests and hosts alike. The second floor Master Suite enjoys views of the Potomac River through a second floor arched balcony visible from the front.
The exterior is composed of a board and batten first floor with a cedar shingled second floor and gambrel roof. These two contrasting materials and the inclusion of a partially recessed front porch contribute to the perceived diminution of the home’s scale relative to its smaller neighbors. The overall intention was to create a close fit between the residence and the neighboring context, both built and natural.

Inspiration for a mid-sized transitional 3/4 brown tile and porcelain tile porcelain tile bathroom remodel in Los Angeles with furniture-like cabinets, dark wood cabinets, a one-piece toilet, white walls, a vessel sink and glass countertops

A 43” diameter heritage pecan guided the plan of this neighborhood-scaled, modestly-priced, single-story, L-shaped house. In Austin’s seemingly perpetual drought, the goal was to create a symbiotic relationship between house and tree: to complement, not combat each other. The roof’s east/west parallel ridges create a valley directly across from the base, where water is collected at a grate, nourishing the tree. The roof also maximizes south facing surfaces, elevated at 15 degrees for future solar collection. The open, public spaces of the home maximize the north-south light. The private zone of the bedrooms and bathrooms include a generous gallery; its angled walls and large sliding doors are faceted about the tree. The pecan becomes a central focus for indoor and outdoor living, participating in the house in both plan and section. The design welcomes and nurtures the tree as integral to its success. Hill House is situated in the heart of McLean, VA in a well-established neighborhood. This unique site is perfect for this modern house design because it sits at the top of a hill and has a grand view of the landscape.
We have designed a home that feels like a retreat but offers all the amenities a family needs to keep up with the fast pace of Northern VA. The house offers over 8,200 sqft of luxury living area on three finished levels.
The main level is an open-concept floor plan designed to entertain. The central area is the great room and the kitchen separated by a two-sided fireplace, but it’s surrounded by a very generous dining room, a study with custom built-ins and an outdoor covered patio with another gas fireplace. We also have a functional mudroom with a powder room right-off the 3-car garage with plenty of storage. The open stair case anchors the front elevation of the home to the front porch and the site.
The second level offers a master suite with an expansive custom his/her walk-in closet, a master bath with a curb less shower area, a free-standing soaking tub and his/her vanities. Additionally, this level has 4 generously sized en-suite bedrooms with full baths and walk-in closets and a full size laundry room with lots of storage.
The lower level has a guest en-suite bedroom with a full bathroom and walk-in closet. It also has a rec room with a glass enclosed wine cellar to display your favorite wine collection. We have added a large exercise room, a media room fully wired, a full bath and lots of storage space.
The materials used for the home are of the highest quality. From the aluminum clad oversized windows, to the unique roofing structure, the Nichiha rectangular siding and stacked veneer stone, we have hand-picked materials that stand the test of time and complement the modern design of the home.
In total this 8200 sqft home has 6 bedrooms, 7 bathrooms, 2 half-baths and a 3-car garage.

From foundation pour to welcome home pours, we loved every step of this residential design. This home takes the term “bringing the outdoors in” to a whole new level! The patio retreats, firepit, and poolside lounge areas allow generous entertaining space for a variety of activities.
Coming inside, no outdoor view is obstructed and a color palette of golds, blues, and neutrals brings it all inside. From the dramatic vaulted ceiling to wainscoting accents, no detail was missed.
The master suite is exquisite, exuding nothing short of luxury from every angle. We even brought luxury and functionality to the laundry room featuring a barn door entry, island for convenient folding, tiled walls for wet/dry hanging, and custom corner workspace – all anchored with fabulous hexagon tile.

C-shaped elements wrap around rectangular forms. A treatment repeated both on the long mirror with shelf – virtually creating a frame with lighting built into the top – and the vanity with two generously sized deep drawers and open shelving. The twin-basin arrangement pictured is a convenient solution, with plenty of counter space, made visibly light by using semi-inset basins and wall-mounted tapware.
The long top frames much of the base unit and extends out at one end to create generous open shelving, perfect for storing towels and everyday items you want to keep handy. The semi-inset basins are in Tecnoril®, a dense and, consequently, very hygienic solid-surface material that is also durable, highly resistant and easy to repair even if it does get scratched slightly.

This 1958 Mid Century Modern Lake Home in North Oaks was in need of an update to its master suite where the owners could enjoy a new bathroom and add a large walk-in closet. The master bedroom offered a large footprint so we could easily barrow some space to create a spa like bathroom with a generous double shower. To create a focal point, I designed a Mahogany built-in bed and built-in dresser/entertainment center to house and hide a flat screen TV. We converted a small office into a generous walk-in closet and connected it with a cased opening from the bedroom. The new closet also includes a makeup area and second vanity sink. On the first floor, a bedroom has been converted into a generous ensuite to the master bedroom, accessed via a new walk through master dressing. A joyful palette of different bold colours has been used across the bedrooms, whist unified by a deep tone herringbone flooring throughout.

The goal for this mid-century home was to exploit the best features of the property, taking advantage of views, the dramatic light, the potential for an incredible indoor-outdoor experience and the mid-century bones of the house. When we first visited the property, I was struck by the potential for a beautiful mountain view that was currently cut off by a low ceiling height in the main living area. Raising the roof of the main living area became the largest gesture in our scope of work. The former chopped-up side entry and tiny kitchen were combined to make a long, generous kitchen and built-in banquette. The original rhombus-shaped pool was kept, restored and lined with Ann Sacks tiles. In the center of the action, we conceived a large floating desk surface suspended from a black metal screen to define the space and allow filtered light and views to pass between. The clients were drawn to clean lines, pared-down details and highly disciplined palettes of white, grey and matte black. We generally opted for deep, muted colors balanced with crisp white, adding textures to create patterns with the shifting daylight throughout the house. This soothing collection of finishes playing with light and shadow would achieve a peaceful and elegant home that would stand the test of time and honor the landscape of the surrounding area.

This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area and screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing.
Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for a shower and water closet.
Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear-facing exercise has great views of the lake through a set of windows that overlook the copper roof of the screened porch below.

The homeowners' love for food and wine and generous hospitality towards friends, family and business associates directed the design details of the public spaces, where pocketing doors open to impressive views.

Coastal Modern Farmhouse
Flavin Architects designed a structure that inherits its silhouette from the New England farmhouse and orients itself to the adjacent wetlands. The elegance of its shape is an effect of an austere geometry. The cedar shingle cladding underneath the lines of the metal roof reinforces this sense of confident understatement. A screened porch looks over a gentle downslope and a stretch of verdant wetlands into Kettle Cove.
The interior extends the sense of local inheritance with a cadence of heavy timber beams that cross a tongue-and-groove ceiling to meet exposed steel beams. This set up echoes the simple framing of local colonial homes. A wood-burning fireplace also evokes this history, and with its mantle of reclaimed railroad ties, and the raw edged monolithic hearth, creates a sense of organic relation to the surrounding landscape.
The interior symmetry of our Kettle Cove Farmhouse is illuminated by a generous sweep of windows that face east toward the rising sun. Flavin Architects has created a sense of flow from the interior to the exterior of the house.

On Lake Washington, an existing pool terrace was disconnected from the rest of the yard and and waterfront. The site had a challenging slope, but it was no match for a thoughtful design and some earth moving equipment! A retaining wall at the edge of the existing pool was replaced with a wide, generous stair welcoming guests to a new, bocce-style terrace below complete with gas fire pit and stunning views. A gentle, winding path leads down to a waters-edge patio with intersecting stone and concrete patterns creating a visually dynamic experience. A small sandy beach and generous lawn complete the experience. A California style planting palette with beach groundcover, perennials and elegant, flowing grasses highlighted with LED low-voltage outdoor lighting complete the vacation-home-in-the-city feel.
