Designed by Cameron Snyder, CKD and Julie Lyons.
Removing the former wall between the kitchen and dining room to create an open floor plan meant the former powder room tucked in a corner needed to be relocated.
Cameron designed a 7' by 6' space framed with curved wall in the middle of the new space to locate the new powder room and it became an instant focal point perfectly located for guests and easily accessible from the kitchen, living and dining room areas.
Both the pedestal lavatory and one piece sanagloss toilet are from TOTO Guinevere collection. Faucet is from the Newport Brass-Bevelle series in Polished Nickel with lever handles.

This one-room sunroom addition is connected to both an existing wood deck, as well as the dining room inside. As part of the project, the homeowners replaced the deck flooring material with composite decking, which gave us the opportunity to run that material into the addition as well, giving the room a seamless indoor / outdoor transition. We also designed the space to be surrounded with windows on three sides, as well as glass doors and skylights, flooding the interior with natural light and giving the homeowners the visual connection to the outside which they so desired. The addition, 12'-0" wide x 21'-6" long, has enabled the family to enjoy the outdoors both in the early spring, as well as into the fall, and has become a wonderful gathering space for the family and their guests.

Every custom home needs a space that is as unique to its design as much as to the family that calls it home. This multimedia room includes a traditional home theatre with recessed seating as well as a golf simulator—providing a dual purpose. The multimedia room is intentionally located in the home where the sound is muffled to the remainder of the house when in use.
The room is finished out in 7.2 surround sound with Sonance speakers and state of the art Sony amplifier and projector. The Screen Innovations Black Diamond screen with a cinema quality projector and high-speed camera is remotely controlled using a Control4 system loaded IPad. All the lights are wirelessly controlled, and the shades and blinds are motorized and programed to open and close at a designated time or can be commanded to open via Alexa.
Merchandised with beige leather recliners and blue patterned carpet, this space uses shades of blue to create an ideal place for family movie nights, entertaining or rounds of indoor golf on rainy afternoons.

An avid golfer, this client wanted to have the option to ‘golf’ year-round in the comfort of their own home. We converted one section of this clients three car garage into a golf simulation room.

This 4,500 sq ft basement in Long Island is high on luxe, style, and fun. It has a full gym, golf simulator, arcade room, home theater, bar, full bath, storage, and an entry mud area. The palette is tight with a wood tile pattern to define areas and keep the space integrated. We used an open floor plan but still kept each space defined. The golf simulator ceiling is deep blue to simulate the night sky. It works with the room/doors that are integrated into the paneling — on shiplap and blue. We also added lights on the shuffleboard and integrated inset gym mirrors into the shiplap. We integrated ductwork and HVAC into the columns and ceiling, a brass foot rail at the bar, and pop-up chargers and a USB in the theater and the bar. The center arm of the theater seats can be raised for cuddling. LED lights have been added to the stone at the threshold of the arcade, and the games in the arcade are turned on with a light switch.

Our Long Island studio used a bright, neutral palette to create a cohesive ambiance in this beautiful lower level designed for play and entertainment. We used wallpapers, tiles, rugs, wooden accents, soft furnishings, and creative lighting to make it a fun, livable, sophisticated entertainment space for the whole family. The multifunctional space has a golf simulator and pool table, a wine room and home bar, and televisions at every site line, making it THE favorite hangout spot in this home.
