The Master Bath is complete with his and hers matching vanities, a steam shower, soaking tub, separate toilet room and it own coffee bar. These new homeowners fell in love with this home's location and size, but weren't thrilled about it's dated exterior. They approached us with the idea of turning this 1980's contemporary home into a Modern Farmhouse aesthetic, complete with white board and batten siding, a new front porch addition, a new roof deck addition, as well as enlarging the current garage. New windows throughout, new metal roofing, exposed rafter tails and new siding throughout completed the exterior renovation.

Two different accent tiles make a statement and add a pop of color against the large white wall tiles in the custom shower. Frameless glass creates a custom and modern feel to the space. This small powder bath lacked interest and was quite dark despite having a window. We added white horizontal tongue & groove on the lower portion of the room with a warm graphic wallpaper above. A custom white cabinet with a waterfall grey and white granite counter gave the vanity some personality. New crown molding, window casings, taller baseboards and white wood blinds made impact to the small room. We also installed a modern pendant light and a rustic oval mirror which adds character to the space. BEFORE Though this bathroom had a good layout, everything was just really outdated. We added tile from floor to ceiling for a spa like feel. We kept the color palette neutral and timeless. The dark cheery cabinet was elegantly finished with crystal knobs and a cararra marble countertop. AFTER AFTER BEFORE There was an underutilized corner between the vanity and the shower that was basically wasted space. To give the corner a purpose, we added a make-up vanity in white with a custom made stool. Oversized subway tiles were added to the shower, along with a rain shower head, for a clean and timeless look. We also added a new frosted glass door to the walk-in closet to let the light in. BEFORE These beautiful oval pivot mirrors are not only functional but also showcase the cararra marble on the wall. Unique glass pendants are a dramatic addition to the space as is the ikat wallpaper in the WC. To finish out the vanity space we added a shallow white upper cabinet for additional storage. BEFORE AFTER AFTER The best part of this remodel? Tearing out the awful, dated carpet! We chose porcelain tile with the look of hardwoods for a more functional and modern space. The design challenge was to enhance the square footage, flow and livability in this 1,442 sf 1930’s Tudor style brick house for a growing family of four. A two story 1,000 sf addition was the solution proposed by the design team at Advance Design Studio, Ltd. The new addition provided enough space to add a new kitchen and eating area with a butler pantry, a food pantry, a powder room and a mud room on the lower level, and a new master suite on the upper level. The family envisioned a bright and airy white classically styled kitchen accented with espresso in keeping with the 1930’s style architecture of the home. Subway tile and timely glass accents add to the classic charm of the crisp white craftsman style cabinetry and sparkling chrome accents. Clean lines in the white farmhouse sink and the handsome bridge faucet in polished nickel make a vintage statement. River white granite on the generous new island makes for a fantastic gathering place for family and friends and gives ample casual seating. Dark stained oak floors extend to the new butler’s pantry and powder room, and throughout the first floor making a cohesive statement throughout. Classic arched doorways were added to showcase the home’s period details. On the upper level, the newly expanded garage space nestles below an expansive new master suite complete with a spectacular bath retreat and closet space and an impressively vaulted ceiling. The soothing master getaway is bathed in soft gray tones with painted cabinets and amazing “fantasy” granite that reminds one of beach vacations. The floor mimics a wood feel underfoot with a gray textured porcelain tile and the spacious glass shower boasts delicate glass accents and a basket weave tile floor. Sparkling fixtures rest like fine jewelry completing the space. The vaulted ceiling throughout the master suite lends to the spacious feel as does the archway leading to the expansive master closet. Modern Row House For this new home in Boston’s oldest neighborhood, Flavin Architects imagined an elegant structure that capitalizes on the natural light and beautiful views abundant in Charlestown. Our firm sought to respect the historic fabric of the city while designing for the 21st century. The façade, with its projecting two-story bay, divided windows and vertical proportions respect the adjacent urban pattern. Stripped down and elegant detailing, devoid of ornament, connects the structure to today’s modern Boston. The exterior combines cedar shingles and shiplap boards with jet mist granite. This dark grey exterior contrasts with a bright white interior washed with sunlight. Each floor is accessed by a stairwell illuminated by a Wasco skylight. Sunlight pours down and refracts through glass paneling run underneath a natural wood handrail down the stairwell. The dining room and adjacent sitting room are bathed in warmth and light from a double-sided fireplace. In the dining room, floor-to-ceiling windows open to the street, and frame a view of the stained glass windows in St. Mary’s Church. Above the bedrooms and master suite on the third floor, a rooftop deck provides our client with views of Charlestown, Boston, and the Bunker Hill Monument.

This 4,000-square foot home is located in the Silverstrand section of Hermosa Beach, known for its fabulous restaurants, walkability and beach access. Stylistically, it’s coastal-meets-traditional, complete with 4 bedrooms, 5.5 baths, a 3-stop elevator and a roof deck with amazing ocean views. The client, an art collector, wanted bold color and unique aesthetic choices. In the living room, the built-in shelving is lined in luminescent mother of pearl. The dining area’s custom hand-blown chandelier was made locally and perfectly diffuses light. The client’s former granite-topped dining table didn’t fit the size and shape of the space, so we cut the granite and built a new base and frame around it. The bedrooms are full of organic materials and personal touches, such as the light raffia wall-covering in the master bedroom and the fish-painted end table in a college-aged son’s room—a nod to his love of surfing. Detail is always important, but especially to this client, so we searched for the perfect artisans to create one-of-a kind pieces. Several light fixtures were commissioned by an International glass artist. These include the white, layered glass pendants above the kitchen island, and the stained glass piece in the hallway, which glistens blues and greens through the window overlooking the front entrance of the home. The overall feel of the house is peaceful but not complacent, full of tiny surprises and energizing pops of color.

The goal was to update this 1990's colonial's dated kitchen to improve traffic flow, increase natural light, and create a more functional and integrated connection to the outdoor pool and deck, where the family regularly entertains. The original kitchen had narrow work corridors and poor cabinet storage. Along the back of the kitchen, on the poolside, a 22’ wide by 4’ deep bump out replaced a small existing bump out. A coffered ceiling with crown molding was created, adding elegance and giving the sensation of higher ceilings. The new bump out, which has 9’ ceilings and a wall of large windows, floods the kitchen with light and backyard views. The new bump out features large, passthrough sliding windows, overlooking the pool deck, offering easy access to a floating counter for serving. Screens roll up inside mullion pockets, so the windows do not need to be kept open while serving. The bump out created space for a massive kitchen island with leathered granite counter, anchoring the room. It’s large enough for the kids to do their homework, while Mom and Dad prepare meals. The result is a bright, stylish, more functional kitchen that is better connected to the outdoors and to the rest of the home.
