Custom Home Built for Real Life Our clients came to us with a clear vision: a home that could adapt to their lifestyle and growing family. They needed a home built with intention, designed with the future in mind, and built around the routines they loved and the people they loved more. Open-Concept Living With Hosting in Mind Our clients hosted often and lived actively, so the main level had to be flexible for all of life’s moments. The goal was a space that felt grand without losing its warmth. Cooking together as a family mattered to our clients – the Wolf range, farmhouse sink, integrated appliances, and large island gave them a kitchen that flowed effortlessly while looking beautiful. This space also served as the bridge between other parts of the main level so that they would stay in view of the next. This created the perfect environment for gathering where everyone had their own spot without ever feeling apart from the whole group. For the living room, our clients wanted space that felt open without losing its warmth. Soaring ceilings created that sense of scale, while warm tones and materials, like the wood coffered ceiling and fireplace wall, kept it grounded. That same warmth carried outside, where an outdoor lounge with a fireplace and dining area made sure guests felt welcomed the moment they stepped out. A Backyard Built for Real Rest Every corner of the backyard was designed with one goal: to be the ultimate outdoor retreat. The elevated, white-brick-framed pool and integrated spa hot tub gave them a place to truly exhale. As the sun set, the fire pit lounge next to the pool became the hangout spot when they hosted their youth groups and family gatherings. Room to Grow With kids in the house, “custom” had to also mean flexible. Our clients had 2 young sons and needed their rooms to grow with them through the years. The two bedrooms and a full bath sat beside a loft that served as both their hangout-and-homework spot. The guest suite sat on the same level where a four-poster bed, floor-to-ceiling wood-look tile, and a frameless glass shower welcomed their guests from day one. A Retreat That’s Actually Theirs Between hosting and raising kids, this couple needed a suite that felt like a true escape. The wood-planked tray ceiling and French doors grounded the room in warmth the moment you walked in, while the ensuite bathroom carried a spa-like feeling with a freestanding soaking tub, custom double vanity, and a glass-enclosed shower. This Is What Approachable Luxury Looks Like The approachable luxury experience meant starting with conversations about how they wanted their space to live with them – how they hosted, how their kids played, how they wanted to feel walking through their own front door, and how we took their goals and experience and used it as the foundation of every decision that was made from start to finish. We wanted our clients to feel taken care of through the process and, most importantly, feel heard.

When an expanding family outgrew its beloved A frame vacation home, chaos followed. Outdoor gear multiplied exponentially, while any organized spot to stow it did not. Expected amenities were non-existent for needs of the crowd of outdoor enthusiasts. SV Design addressed the lacking elements and added practicality, with style: the multigenerational family members and friends can now appreciate space for the variety of hobbies and interests they pursue. Having worked with Siemasko + Verbridge in the past, the family turned to SV once again knowing we would design solution to address the growing list of concerns. SV’s design of a three-story addition with a relatively small footprint was just what the home needed. A covered entry now provides the option of entering the main house or stopping off in the mud room to remove boots, drop off skis, and hang up wet clothes. Regardless of the way you enter the main house you will be greeted with a naturally lit, welcoming staircase of reclaimed white oak timber treads and steel stringers and rails. Each newel post is capped off with a polished granite sphere to pay homage to the Granite State in which the house resides. The open stair invites you up to a spacious family space for playing board games, listening to music, gazing at the stars, or just lounging about in the warm comfort of the home. Traveling downstairs from the main level is a new, kid friendly media room for popcorn and movies, or a little video game sibling competition. Perhaps the most striking new feature of the home is the custom designed Adirondack style bar built of varying tones of willow branches and bank. Topped off with a contrasting aged zinc counter, backsplash and shelf the bar is the perfect spot for the resident bar tender to mix up a tasty concoction for sitting by the crackling fire just steps away. This home will provide comfort and ease for the family to relax and enjoy their getaway for years to come.

An old stone mansion built in 1924 had seen a number of renovations over the decades and the time had finally come to address a growing list of issues. All of the home’s bathrooms needed to be fully gutted and completely redone. In the master bathroom, we took this opportunity to rearrange the layout to incorporate a double vanity and relocate the toilet (the former bathroom had only a small single vanity with the toilet awkwardly located directly in front of the door). The bathtub was replaced with a generous walk-in shower complete with frameless glass and digital controls. We located a towel warmer immediately outside the shower to provide toasty towels within easy reach. A beautiful Calacatta and Bardigiglio Gray basketweave tile was used in combination with various sizes of Calacatta marble field tile and trim for a look that is both elegant and timeless.

In My Sister’s Garden-A Wistful Romp through a Drought Resistant Oasis "Spring is the time of the year, when it is summer in the sun and winter in the shade." - Charles Dickens One of the great things about growing up on a farm in the boondocks is that your tribe is your family. We five siblings were as thick as thieves as we climbed trees, worked the fields, pulled fences, drove tractors, branded cattle, and planted the spring garden. We played, we quarreled, and we dug in the dirt together. By the time May arrived, we ached to get our hands grubby in the vegetable patch. Waiting for the vegetables to sprout and be harvested taught us patience and responsibility. Of course, Mom’s beautiful flower gardens would already be abloom by this time of year getting us into constant trouble because we were forever picking bouquets not only for her, but, for teachers, 4-H leaders, and Sunday masses. As we grew into adults, our love of the earth grew as well. Following in the big shoes of my Father, my brother continued the family tradition of being a farmer and has one of the most beautiful vineyards in the county. Our Mother’s love of gardening instructed the gardens of her girls. Recently I walked with my sister Debbie through her eclectic garden. There is a saying that “you can take the girl out of the country, but you can never take the country out of the girl.” With Deb, she’s never left the land where we were born. She is a country cowgirl through and through. She’s always adorned with her cowboy hat, rodeo belt buckle, and boots! She hunts, fishes, grows her food, and would have relished being a pioneer in the 1870’s. Debbie and her husband are the ultimate recyclers and re-purposers. With their barnyard of adopted animals-pigs, goats, donkeys, chickens, even Texas long horns at one time, all the weeds and garden cuttings feed the animals and the manure is then recycled back to the garden. They collect rooftop rain runoff in used wine barrels then pipe it to a storage tank to help with summer watering. It’s never enough, but every drop helps. Their garden art includes rusted plows, wooden swings, a plethora of homemade birdhouses, multiple fountains made from found objects, wagon wheels, antlers, the cutest country chicken coop you ever did see, and a sleeping shed outfitted with a bear hide, antique fishing gear, pinecones, and found treasures of every sort. From their patio they watch the wildlife on their hillside property-deer, bobcats, raccoons, turkeys, skunks, and the occasional mountain lion. It’s a playful, restful garden setting, albeit with a watchful eye for the rattlesnakes that enjoy this oasis as well. What I love about Debbie’s garden is how it reflects her unique personality, her love of the land, and her admiration for the history of the Wild West. As we ambled around the property with her happy dogs in the lead, the songbirds sang, a bevy of butterflies delicately landed on her flowers, and the koi in the pond swam to the surface to greet me. This time together immersed in this sustainable landscape nurtured my soul and brought our childhood memories to vivid life. Although we grow the same plants, shrubs, trees, and succulents in both of our yards, our designs and esthetics are completely different. And that’s the beauty of creating a garden, making it your own special paradise where you can find peace, tranquility, and restoration in tandem with the wild kingdom. TIPS TO CREATING YOUR OWN UNIQUE PLAYGROUND ⎫ Don’t over-think it! Make lists of everything you enjoy in a garden then do it. ⎫ Be conservation conscious as well as considerate of nature. ⎫ Be creative. Think swathes, angles, circles, and flow. There is nothing more boring than a box. ⎫ The hardscape must include natural materials: rocks, gravel, barn wood, shells, or anything meaningful to you. ⎫ Instead of buying art, repurpose childhood toys, old sinks, even a commode overflowing with flowers can be comical. ⎫ Be playful. When you are going to spend time in the outdoors, you want to enjoy yourself. Allow your personality to shine. ⎫ Add surprises, secret gardens, hedged rooms, anything that will enhance the whimsical and magical element to your garden experience. ⎫ Lead to a focal point or view with meandering paths, walkways, and trails. ⎫ Invite the pollinators; bees, butterflies, and birds by providing housing, nectar flowers, protection, fountains, and ponds. ⎫ Mix it up. For a drought resistant garden, consider an array of beautiful succulents, cactus, lavender, bulbs, iris, daylily, geraniums, and other plants that will add color, texture, form, and structure, yet require little maintenance and minimal water. ⎫ A potager, pots, or area designated for edibles and herbs is a must have. There is nothing better than picking your dinner from your own property. ⎫ Benches, swings, lounge chairs, umbrellas, and places to unwind, watch the clouds, savor sunsets, and marvel at the stars make your garden your home. ` What’s so fun about our family gardening experience is the sharing that we all do in giving each other clips, snips, cuttings, bulbs, and volunteers. We grow the same specimens and as we stroll and admire our handiwork, we can’t remember who gave what to whom first. As I said farewell to my sister, she handed me a hand-painted tin filled with blooming echeveria from clippings I had given her a few years before. We shared a laugh. Little did I know this would be the last walk with my sister. She died just a few days before this article was published. She would have loved to have seen her passion in print. This young couple in Glendale loved their home and their neighborhood, but with three growing children they felt they were running out of space. They began a list of needs which quickly grew after a couple of years. This list helped them to see how they used their current space, but also helped them identify what was lacking. Their needs list quickly revealed that a two-story addition would be needed to fit all the family’s requirements. With much thought and discussion, a design was created by the Roeser Team in collaboration with Ann Begemann, architect. It was important to the homeowner that the design fit the look of the house. This is always a top priority for Roeser Home Remodeling. We pride ourselves in our finish product appearing as if it had always been there and especially in this remodel, we think we succeeded. On the list of this family’s needs were to have ample storage space for the three children’s school and sporting equipment. A wider entrance hallway from the garage and the backyard provided a unique place to build custom locker spaces, along with a communication station that will close nice and neat when company is expected. Drawer units also give extra storage and allow for a filing system to keep track of all the paper work that comes home. Extra cabinets above the lockers provide much needed additional storage for out of season belongings. A 12 X 24 S140 tile floor laid in a broken joint pattern provides for easy cleaning of this space and keeps dirty shoes or boots from finding its way into the main living quarters. The kitchen was at the top of the priority list for this family as well. The existing kitchen was just too small and narrow and did not allow for an eat-in kitchen, or an adequate workspace for the family. Since the homeowner loves to cook, our Roeser Home Remodeling designer came up with a beautiful design plan that allowed for both. The kitchen was moved to the addition, and the existing kitchen was remodeled with a breakfast nook, housing both a custom bench and a table with chairs, along with a pantry and dry bar. This was the perfect plan and now allows the homeowner to have seating and storage for the family and entertaining. The custom bench was built to match a picture the homeowner had and was custom produced in our own little mill shop. A drawer on both sides of the bench is handy for any extra storage items that the family may need seasonally. The kitchen quickly became a favorite with the Roeser Home Remodeling Team. With the mix of metals and the many extra features in this space, this kitchen is full of interest as well as function. The perimeter cabinets are Wellborn Cabinet’s Premier Line, Charleston maple door style with glacier pewter finish. A Kohler Apron Front smart divide sink adds to the design and function of this beautiful kitchen. A wall mount pot filler hovers above a Wolfe five-burner stove top. The Wellborn hood unit passes the cabinet depth of the upper cabinets and compliments the Wellborn drawer unit underneath. Deeper drawers housed the 36” Wolf, five-burner professional gas stove top and added more storage. The addition of feet to the bottom of the drawer unit along with pushing back the toe kick gives an added detail and look of a furniture piece. Flanking each end of the perimeter of cabinets are high end appliances. The 42” built-in French Door Sub-Zero Refrigerator/Freezer is left of the sink and concealed by Wellborn appliance panels. The Bosch 800 Series Dishwasher next in line is also concealed by a Wellborn appliance panel. However, the 30” Professional Wolf Oven and the 30” M Series Wolf Professional Convection Steam Oven sparkle with their stainless-steel finishes complimenting the Kohler Artifacts pull-down kitchen faucet, the Kohler Artifacts Pot Filler and the Top Knobs Hardware (Normandy Appliance Pulls in Polished Nickel, Button Faced Knob in Polish Nickel and the Tuscany Small D- Pull in Pewter Antique). A 30” Kitchen-Aid electric warming drawer is concealed by a Wellborn Drawer front and Top Knob hardware. The Quartzite counter top in Taj Mahal is always an eye-catching feature for this beautiful kitchen. The large space of the island shows off its remarkable beauty. The island stands on its own with a custom design using Wellborn Cabinets Premier Line, Charleston maple door style in a Pebble Java finish, a darker finish cabinet not only serves as a focal point, but also warms the room against its starker contrast. The island houses a Sharp microwave drawer and its hardware is the same Tuscany small D-Pull as the rest of the kitchen, but in a German Bronze finish to compliment the island’s Hudson Valley Orchard Park light in an Aged Brass Finish. The original half bath was the only bathroom on this floor of the house and the expense to move it was not an option. The location of the bathroom in the middle of the house was problematic. Roeser Home Remodeling solved the problem by creating an opening between the living room and new family room, along with giving the illusion of a small hallway behind the dry bar in the breakfast room. This created a nice space going into the living room and gave the feeling of an open floor plan, providing and a nice private entry to the existing half bath. Updating the bath with wallpaper, a new Barclay- Stanford Pedestal Sink, a new Portsmouth wide-spread faucet in polished nickel, a new Devonshire comfort height toilet, new towel ring, paper holder, lighting and mirror made this cute little powder room a jewel in its own right! The family room was also housed in the addition as a family hang-out place for homework, games and movie watching. Two sets of Sierra Pacific 6’0” X 6’8” aluminum clad wood French Sliding Patio Doors were installed to invite the outdoors in. This allowed for natural lighting and an open spacious feel to the room. A Custom Entertainment Unit built by Roeser Home Remodeling in our mill shop, is the perfect space to house all the family’s television and gaming needs, keeping them neatly stored, but also close at hand. Opposite of the French Doors is the original opening to the backyard. By keeping the opening and installing beautiful glass doors, it opened the flow of the house to the formal living room. By adding the glass doors, it provided a cozy area for quiet adult conversation while keeping an eye on the children as they play or watch TV.
