New restroom and storage facilities were carefully integrated into the historic grounds. As a result of the re-organization of the site, a larger central courtyard was formed and the relationship between new and existing buildings was enhanced. Bathroom - transitional bathroom idea in Portland

The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core. A warm feeling, a connexion with nature and a sense of tranquility and relaxation, these were the guidelines, which our client gave us at the beginning of the interior design project in order to remodel the bathroom to better suit his needs. We choose to decorate the walls with gray textured ceramics, construct a green wall, to free more space by replacing the bathtub with the shower cabin and to complete the final look by adding warm accents made of wood.

Bruce & Tina Anderson/ REMAX, asked me to help the homeowner get this house updated and ready to put on the market for resale. Home At Last Decor gave the homeowner guidelines for paint color, furniture placement, and every detail about how to best stage the home within a modest budget. This house stood out against competitors and sold quickly and for an excellent price!

We blew out two walls to grow the kitchen and open it up. Kitchen & Island, wall tile is handmade by Seneca Studio, Cabinets.com, Silestone quartzite solid surface counter. KitchenAid appliances. Replaced historic single-pane, inoperable double-hung windows with new Marvin Signature Series dual-pane, double-hung to match existing per Historic guidelines.

We constructed this garden shed to complement the main house. Cedar shake roof, Hardi lap siding, wood frame construction. A unique design element of this project was the rear yard - with the focal point being the curved deck. There was no access to the yard except through an alley way in between two buildings, which forced the team to do everything by hand. The crew also added recharge tanks (which are mandatory in the South End and Back Bay) to keep the ground water at a certain elevation. The Benjamin Construction team will always guide the client through every step of the project and ensure all city guidelines are adhered to with precision.
