Fernanda Zulzke gifted São Paulo with an authentic experience by preserving the original 1920s tiles and architecture of the building. Many broken tiles were replaced, and missing ones were carefully sourced to breathe new life into a long-forgotten space. The floor tiles received the same care, though they posed an even greater challenge, as the original baseboard pieces could not be found even in the city’s largest tile archives. Beyond mere maintenance, the decoration aims to show visitors that history and its imperfections bring beauty, vitality, originality, and exclusivity to a space—a combination that can never be replicated, a luxury in its essence.
In the realm of restoration, the solid wood bathroom doors were personally tended to by Flávio Galli, a skilled designer and expert in raw materials, who followed the guidelines of the Parque da Água Branca manual. Four days of cleaning, sanding, and varnishing brought the doors back to life. In terms of carpentry, damaged baseboards and frames were crafted by Construverde using the building’s original wood—a true gift that Fernanda Zulzke was determined to offer the public and the park.
Completing the bathroom’s composition, imported wallpapers from Cordão Decor and a Roman curtain in cambric demonstrate the decorator’s ability to honor history while making bold, unexpected choices. Few can combine vintage, classic, and diverse colors and patterns in such a small space, transforming it into a light and fresh work of art, like the eucalyptus resting atop the marble and classic encyclopedias.

Engineered cedar siding creates beautiful gray-blue tones at the exterior of the home, while adding a textural element to activate the simple exterior design.

I was asked to design a new family home, for a lot that is third row back from the beach. As you can see the lot had numerous trees, all leaning in various directions, had to be accounted for. Besides the neighborhood restrictions the town, imposes even tighter guidelines on the mass and size of the building.
The collaberation with my client has ended up with thise lovely new home, just waiting for memories to be made.
Hee we can see the covered front porch with an open air second porch above. To help with the efficiency of the floor plan, due to site limitation, that fromt entry door is tucked around on the left side of the home.
We wanted a the home to have a "beachy" vibe to the architecture style. I incorporated a number of "low country architectural" design elements to provide the beach cottage feel. We used NuCedar shingle siding for ease of maintance and Hardie trim, for the some reason. The home owner choose a bronze standing seam metal roof to compliment the soft grey shingle color.

Re-arranging the furniture layout was a huge step in opening up the space. Changing out the bedding and adding fresh flowers helped to create a zen-like retreat.

Top-Notch Basement Design Service for Finishing, Planning or Building Your Basement.
So, we’ve prepared these guidelines to give you an idea
of what to expect after contract signing.
The first step of the process happens a long time before we ever come in. Chances are, if you’re ready to begin your basement re-design, you’ve been dreaming up what you want your basement to look like for a long time now. If you haven’t – that’s ok, too – but now is the time to do so. We’re an idea-driven company and our goal is to take your brainstorms and turn them into actionable basement remodeling plans. Having some clear thoughts and ideas about how you want to transform your basement will be immensely beneficial during the design process, so we encourage you to do jot some of this down before you even begin working with us.
Keep in mind that we base our design off of blueprints and measurements of your basement. This is how we ensure that the final plan is perfectly accurate for the builders who will carry out the design. The earlier we have this information, the quicker the design process will be. We encourage you to gather this information before we get started working together so that you’re fully prepared to begin the design process.

Imagine a contemporary home in Brighton that frames Longs Peak like a picture, turning everyday views into inspiration. Ivanhoe Street is a modern family retreat on a corner lot, with a big private backyard for play and gatherings – all while fitting neighborhood rules perfectly.
The family sought a home that captured Rocky Mountain beauty, with a private yard and modern perks like open stairs, big windows, and spaces that grow with them over time.
Tough HOA rules, like roof pitches, could have limited the vision, but we designed around them to keep the home stylish and functional without compromise.
The core tilts the home for optimal views, creating airy spaces with open stairs and a catwalk that connects everything. It's a blend of luxury and practicality, from high ceilings to patios that handle any weather.
Custom-built to meet guidelines, using durable methods that ensure strength and elegance in Colorado's setting.
Main floor offers a 4-car garage, great room with fireplace and bar, custom kitchen, and main-level master for ease. Upstairs, a catwalk leads to the master with fireplace and closet, plus kids' rooms in their own wing for privacy.
From Spring 2023, Ivanhoe Street has become a luxurious family haven that embraces nature and daily life. It offers views, space, and smart design for lasting comfort and joy in the Rockies.

Furniture pieces were removed from the space to allow for more room for the necessary pieces. Prospective buyers need a point of reference to analyze the amount of space there is. Keep to the basics: a bed, two nightstands and a dresser. Don't over clutter the room with furniture, the effect will make the space smaller. Re-arrange the furniture for an best layout.

This project was an interior refurbishment of a Vancouver Special. The driving focus was a space which is clean and simple, in order to serve as a backdrop for the homeowners' modern living. The intention was to create a canvas to showcase the Owners' furniture, art and objects and have space for their growing family while staying budget conscious.

LEED Certification Level: Platinum.
The homeowners put a premium on indoor air quality and low energy consumption and recognized that quality design would allow more investment in a smaller project. A modest plan size was developed (1,700 square foot net, 1,960 square foot gross), with slab-on-grade first floor. The upper level slopes up to the south to capture sky views and solar gains; the stair allows that light and energy to flow to the main level. The front-screened porch is a reinvention of the traditional front porch — a place to socialize, enjoy the outdoors and enjoy fire on cool evenings.
Great care was taken in specifying non-toxic materials: no-added formaldehyde cabinet construction with water-borne finishes, zero VOC, nontoxic floor finish and paints, Greenguard certified drywall and subfloor adhesives, caulks, and sealants, salvaged wood (not previously finished), etc. Third-party air quality testing showed total VOC of only 48 parts per billion prior to move in, and formaldehyde of 46ppb. The CARB residential formaldehyde guideline is below 27ppb for residential chronic exposure. Since we had no specified added-formaldehyde construction materials, our count is likely due to furniture and other off-gassing, and will drop as the house is ventilated. Mold readings were below outdoor air.
An energy monitoring system was installed so the owners and design team can track energy use compared to modeled predictions. Measured results also contribute to a clearer understanding of energy use for future energy models across the industry, which is one of PHIUS’ objectives. Although early in occupancy, the owners appear to be running this all-electric house at about 500kWh per month, below the modeled prediction. The owners plan to install a PV array within the next year.

The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house.
The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day.
The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core.

20 Fabulous Pool Designs Under 600 sq feet of Water Surface Area
Custom pools are a much-desired amenity in Southern Nevada, however in accordance with the 2022 water use ordinance, new residential pools may NOT exceed 600 sq ft of water surface area. The square footage includes a total of the pool, spa, and any infinity-edge troughs where applicable. And, there is also a ban on independent water features.

Ongoing drought and climate change conditions continue to affect water levels in Lake Mead – Southern Nevada's primary water supply. As a result, the federal government declared a shortage on the Colorado River, reducing Southern Nevada's available water supply by 8.1 billion gallons, and additional reductions are expected in the coming years.
To help manage these water supply constraints, the Southern Nevada Water Authority approved a resolution in July 2022 that supports a 600-square-foot surface area limit on new residential pools. The Las Vegas Valley Water District and other local jurisdictions approved this change shortly thereafter with rule and code changes. This measure will help reduce consumptive water use associated with evaporative water loss, targeting savings from the top 25 percent of new pools constructed.
