This Mid-Century home had been updated except for the kitchen and master bath. After a few years of being empty nesters, and with the neighborhood turning over drastically to infill property in the millions, this couple decided the time was right to update the last remaining rooms. Starting in the Kitchen Taking a dark, u-shaped kitchen out of the past and updating it for the future, was a dream come true for this family. They knew what they wanted in order to entertain their large extended family, which included their three kids; plus, his family, consisting of nine children, spouses, and now grandchildren. Requirements of an open space to hang out and help out, a banquet for food presentation without obstruction, bright and clean, easy storage, a place for her mother’s china decanters, and an instant hot for tea were all part of the “must haves” for this kitchen. We also needed to work around the homeowners’ existing appliances since many of them were practically new. Vaulted ceilings, lots of high windows, and large openings to other spaces in the house, were challenges that only a galley style kitchen could address. Blending and lacing the hardwood floor with new flooring required both the new and existing to be sanded down and refinished. This provided a coherent look to the entire first floor of this home. Matching casings, baseboards and base shoe helped to make the updates look fresh, but original to the house. In the kitchen, choosing the sandstone slate finish on our Wellborn Maple select series cabinets kept the space soft; but really opened it, making the space lighter and brighter. The Harmony style door choice blended with the décor in the rest of the house, while also giving straight clean lines the homeowner desired. Grounding the row of cabinets with their refrigerator and a pantry cabinet, gave symmetry to this side of the kitchen. On the opposite side, a built-in pantry cabinet mirrors the refrigerator. A row of drawer cabinets expanded the storage and banquet space, to lay out food for entertaining. Also added were some much-needed wall cabinets with glass inserts to mirror the windows and keep the space open. This also allowed the taller canister to be displayed and admired. A few smaller shelves were added above the window space, to house the smaller canisters so loved by the homeowner. An artist by trade, this homeowner added two narrow cabinets to the side of the pantry and the side of the refrigerator panel to house and create easy access to the various spices her husband loves to use while cooking. She painted them to blend with Wellborn’s Sandstone finish. The Caesarstone countertop with a 3cm eased edge in London Gray has a small pattern that is subtle and interesting. Cutting down the Caesarstone to 2 cm and carrying the same London Gray pattern up the backsplash area, lended to the clean lines and easy cleaning this homeowner requested. Choosing chrome plumbing fixtures from Moen’s Brantford line is timeless choice. Chrome is always popular and yet in today’s market, also very trendy. The Brantford faucet has a pull-down spray and one side handle, leaving space for the all-important request of a Transcape hot water dispenser, also in chrome. Scraping away the past included smoothing out the popcorn ceiling. Adding LED slope cans to the vaulted ceilings provided the necessary task lighting to elevate these homeowners’ joy of cooking. Removing the dated “popcorn look” enhanced the clean and spacious feel created by the architecture of the ceiling. Adding Top Knob chrome hardware was the final element that tied the kitchen all together. Master Bathroom The original dated Master Bathroom had dark cabinets, a huge Jacuzzi tub and a small shower stall that provided barely enough room for even a child to shower. Removing the Jacuzzi tub that was never used, opened this floor plan to a grand shower that is comfortable and spacious. For easy cleaning, these homeowners opted for a panel system in their shower. Onyx shower walls with a shower seat and recess wide shower caddy were installed in place of the old Jacuzzi style tub. The large panels were quite a challenge for our team, with an eight foot door and vaulted ceilings; but they were determined not to have a seam. These seamless panels are beautiful and very easy to clean. Keeping with the original floor plan, a double sink vanity from Wellborn’s select line with the Harmony door style in a pebble finish was installed. New Kohler Caxton under mount sinks were installed, along with the Moen Kinsley 8” wide spread faucets in chrome. Matching Kingsley 18” grab bars were added to the shower area, along with the Kohler Brantford fixed shower head and handheld slide bar. The countertop was a beautiful Caesarstone in Frosty Carrina with an eased edge and 4” back and side splash. Matching Kinsley towel hooks were added, along with mirrors the homeowner purchased and we installed for her. Top Knobs chrome cabinet hardware finished the look along with a beautiful tile floor AO Mira 1224-S Silver Maple laid in a broken joint pattern. Matching marble sills were added on top of the knee walls and threshold in the doorway. A 3/8” frameless custom shower door with fixed panels surrounded the shower creating an open airy feel to the space. Not shown: Kohler’s Wellworth highline toilet with a slow-close seat replaces the original toilet. The original shower stall became a space used to house a stackable washer and dryer, a top a safety pan and drain to slop sink in the basement. There was even enough room for small shelving to provide storage for laundry essentials. Adding a louver door keeps the laundry area behind the scene and opens the master area to multiple tasks needed. Master Bedroom Fireplace This homeowner really missed a bedroom fireplace they had in a previous home. Since we were going to be working on their master bathroom anyway; was there a way to create a fireplace without making it feel too odd in their large bedroom area? They had purchased a ventless gas fireplace and they had their original television as well. Challenged by windows, a vaulted ceiling and the natural light streaming from the back window; this divided wall was created, keeping the lighting from the other side of the room and providing a dressing area opposite the fireplace. This was a perfect idea since the closets are now in the dressing area and the creative wall houses the fireplace and TV for cold winter nights of snuggling to a movie. Better yet, the fireplace and TV are all on remote control!

We were lucky to be contacted by a client who designed their own dream home directly abutting a stunning nature preserve. When the homeowners were considering making some adjustments to their property, maintaining the connection between the home and its natural surroundings was of the utmost importance. The couple wanted to create a space where they could drink in the beauty of the preserve. But what spurred the project was the need to make functional improvements. There was erosion on a hill sloping away from the house that needed to be addressed. Poor drainage saw rainwater was threatening the driveway and deck access on the side of the house. As careful thinkers, they came into this project brimming with creative ideas for how to transform the space into something functional and worthy of its surroundings. They called us to help tie the project together and execute it. Initial ideas were for a 3 or 4 season porch that would provide unmatched views of the surroundings, but with the functional aspects of the project, the dream porch was out of budget and still did not address the eroding hillside. Not to worry the team at Lotus was able to take inspiration from the couples’ ideas, and together, we developed a stunning space truly worthy of the nature preserve around it. PRACTICAL SOLUTIONS In landscaping, the importance of water management cannot be overstated. Our first job in the landscape design process was to improve the drainage for the site. Improved drainage protects not just the landscaping, but the home itself. In fact, estimates indicate that water problems are responsible for 85% of home repair expenses in the US annually. To ensure the drainage problems were fixed permanently, Lotus constructed a retaining wall to protect the foundation of the house. Once we fixed the broken drainage, we moved on to the slope at the side of the house. The hillside was badly eroding, making it another area of concern for the homeowners. Almost immediately, our team of experts saw the eroding hillside not as a problem, but as an opportunity. We fixed some grading issues and then planted the slope with native plants. These served a number of different functions: Native plants tied the home and its landscape to the nature preserve. The Ann Arbor area features a diverse and beautiful array of plant life and this was something the Lotus team and the homeowners were excited to celebrate. The plants’ root structure protects the integrity of the hillside. Plant roots act as anchors, gripping the earth and making the soil much more resistant to erosion. Native plants are especially good for this because they evolved alongside the native soil. Plants on the hillside provided privacy from the neighbors. Look, we love our neighbors. But sometimes, in those quiet moments life affords us all too infrequently, it is nice to have a bit of peace and quiet. While a fence could do the job just as well, a fence isn’t suited to every environment. When your backyard is a nature preserve, you want to feel as connected to the land as possible. Tall native plants add to the feeling of connectedness in a way a fence simply can’t. BEAUTIFUL RESULTS The couple had a deck and a walkout patio, but these spaces felt disconnected. Many of the solutions they put forward were attempts to address this separation. Working with our designers, we created a beautiful, tiered walkway that connected the deck and the walkout using modern bluestone from Rock Bottom Stone Supply, right here in Michigan. We added lighting features that would increase the feeling of connectivity between these spaces. We set out to create a space that would hover between the patio and the deck. This space would make our homeowners feel connected to the nature preserve around them while allowing them to feel creative and comfortable. To start, we made benches, stairs, and a built-in table. From there we finished with a cedar pergola that would give them shade in the summer months. We ended up making the pergola curved so it would relax into the space and provide a bit of the wow factor. We connected the deck and the walkout and paid homage to the slope and the preserve by installing still more native plants. All in all, the space completely rejuvenated the couple’s yard. It proved an elegant solution to a number of practical problems and served as a connection between the house and the stunning property onto which the house was built. At Lotus, we have proven our ability to provide similar solutions for many properties like this, but this one stands out. If for no other reason than to remind us, again and again, that nature and natural beauty are truly worth celebrating. The owners had been battling gophers, deer, drainage issues, drought, and hard, rocky soil for years. They decided to eliminate their entire front lawn & add a pond-less water fountain as a focal point. I strove to provide year-round interest by adding evergreen trees and shrubs to their mostly deciduous & perennial existing plants & a variety of plants that flower at different times of the year. We terraced the yard to address the drainage issues and separated the levels with a dry-stacked fieldstone wall. Low-water, erosion control plants at the top of the hill & plants that tolerate more water at the bottom will help with the longevity of their landscape. A cool palette of purple, blue, and pink helps sooth and unify the design. The spiral of gravel & Dymondia ground-cover (will fill in the area in a couple of months) draws the eye towards the fountain & provides a large area to rest the eyes that won’t need to be watered. It was a challenge to choose plants that the deer & gophers would be less likely to destroy, that can grow under a large Oak tree, and that attract beneficial insects to help the garden last!

LEED certification level: Platinum. Builder: GCCM Construction Services LLC dba UberGreen Spaces & Homes. Mark Twain said it best, "If the world were to end today I'd move to Kentucky because they are 20 years behind everyone else." There is some truth to that because Kentuckians believe that 'if it aint broke dont fix it'. We designed and built Kentucky's first LEED Platinum Net Zero Energy Net Zero Water home in the private sector. We named the home 'My Green Kentucky Home' playing off the state song 'My Old Kentucky Home'. Our take on a home should have people and the planet in mind. We found LEED to be the best most credible third-party green certification program to address these important challenges today. The envelope of the home was designed to minimize energy losses and maximize inside comfort by using Insulated Concrete Form walls from the footers to the roof, spray foam and blown in cellulose in the attic, rigid foam beneath the Lower Level basement slab and triple-pane fully insulated casement windows. The home was oriented with the back facing south to maximize daylighting, passive heating in the winter and solar production. Our HVAC is geothermal with a storage tank to preheat domestic water. A fresh air system was installed in the return side of the HVAC system to filter and then mix with supply air to the home. All paints were zero VOC. The reclaimed KY horse farm fencing turned into beautiful hardwood floors was finished with a low VOC sealer. Carpets were low VOC and the 100% recycled padding was zero VOC. The custom cabinets for the kitchen and baths were made locally and built with FSC certified plywood with no added formaldehyde. The home collects 100% of the rainwater that hits the roof into a 3,300 gallon rainwater collection tank. The primary use of the collected water is to irrigate the lawns, landscaped beds and supply the hose bibs. When the tank is low it automatically shuts the tank valve and opens the city water valve to operate with city water pressure until the tank fills past a certain level, saving electricity and wear and tear on the pump. The cistern is designed to service all the homes domestic water needs when KY State Plumbing code will allow it in the future. All appliances are Energy Star and locally made by GE. The counter tops on all cabinets are recycled materials and durable without requiring sealers or maintenance. We went a step further for indoor air quality and installed AirRenew drywall by Certainteed which works like trees do in the environment by pulling in VOC's into the drywall and making it inert. The Florida Tile was made in Kentucky with recycled content. We monitor all utility usage per electrical circuit and monitor the amount of energy produced by the solar panels as well helping the owners make more informed decisions. The home was such a hit that it was the catalyst that sparked development in a dormant neighborhood of vacant lots. We had the home open for three months to the public where hundreds of folks toured it as it was laid out like an art museum. We had actual walls open all the way to the outside layer of ICF insulation where they saw the concrete and steel inside the walls. We also had the lower level basement slab cut open to show how we insulate beneath the concrete and how we drain and mitigate radon. It was a super inspirational project that made people think about people and the planet much differently than before. We hope to continue making great projects like these to help inspire, educate and create awareness around some of the most important topics and challenges we face today.
