This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. We recently completed a custom 900 sq. ft. ADU in San Gabriel for a young family seeking to maximize the potential of their property with a smart, functional living space. Designed from the ground up, this unit features three bedrooms, 2 full bathrooms, a bright and open-concept kitchen and living room, and a dedicated laundry area, all thoughtfully laid out to maximize the compact footprint. Every inch of the space was carefully considered for modern family living. Large windows and vaulted ceilings were incorporated to enhance volume and natural light, while finishes were selected for both durability and style. The kitchen features clean lines and ample storage, creating a practical hub for day-to-day life. Throughout the ADU, we focused on high-function design that feels spacious, comfortable, and move-in ready. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

This home’s former kitchen was transformed into a hardworking mudroom - equal parts utility and charm. An exterior entrance makes it a natural drop zone, while custom cabinetry, rolling laundry bins, and ample storage keep the space highly functional. Perched above High Park, this family home is a crisp and clean breath of fresh air! Lovingly designed by the homeowner to evoke a warm and inviting country feel, the interior of this home required a full renovation from the basement right up to the third floor with rooftop deck. Upon arriving, you are greeted with a generous entry and elegant dining space, complemented by a sitting area, wrapped in a bay window. Central to the success of this home is a welcoming oak/white kitchen and living space facing the backyard. The windows across the back of the house shower the main floor in daylight, while the use of oak beams adds to the impact. Throughout the house, floor to ceiling millwork serves to keep all spaces open and enhance flow from one room to another. The use of clever millwork continues on the second floor with the highly functional laundry room and customized closets for the children’s bedrooms. The third floor includes extensive millwork, a wood-clad master bedroom wall and an elegant ensuite. A walk out rooftop deck overlooking the backyard and canopy of trees complements the space. This home office was created from an outbuilding on the property. Seagrass wall-to-wall carpet was installed for ultimate durability and a relaxed vibe. We employed a high-low aesthetic to create a space that was unique but still within budget, utilizing the owner's Stickley desk, a custom desk chair, custom blush Roman shades, a Hudson Valley Fenwater chandelier and sconces, and multiple office items from budget sources like IKEA and The Container Store. Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan. The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life. Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection. “From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said. The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process. “Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. The experience was phenomenal, everybody was professional, everybody was courteous, everyone was nice, everyone was friendly. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous." After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there. Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances. The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in. "Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together." The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years. Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space. Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family. “The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said. “Advance Design was wonderfully professional and a pleasure to work with. They catered to what my needs and ideas were, while skillfully guiding us to make the right choices where we seemed lost,” Baneen said.
