Security cameras are the perfect way to be home, even when you're not. Not only do they add an extra layer of security and peace of mind, but they also serve many practical purposes for my clients. With security cameras, you can easily check if your Amazon delivery arrived, see if your kids left for school on time, find out which dog left a mess on your lawn, identify who hit the mailbox, check the weather at home, confirm if your mother-in-law visited, or see if the pool guy showed up as scheduled. These are just a few of the many questions that security cameras can answer while you're away. Stay connected and be at home, no matter where you are.

Goal of the project: The client renovated the outdoor patio. He was looking for elegant drapes to protect from the sun in the summer. The customer wants the option to install winter drapes. The objective is to take advantage of the deck also during the winter. What we recommended: We installed rods under the overhang of the covered deck. The outdoor fabric is Etamine Pearl. This performance fabric is woven in Italy, made for outdoor use. The fabric is thicker than a sheer fabric, while still light-weight. As a result, it is slightly see through when the sun hit. These custom outdoor drapes change the look and feel of the patio. They dress it up, while keeping it fresh and light. Even when the afternoon sun hits, it is enjoyable to sit on the patio. We recommended a grommet pleat for these outdoor curtain panels. The client’s goal is to swap the summer panels for winter panels. The thicker fabric in the winter provides protection from the wind, while outdoor heaters are in use. The fabric can be washed in the washing machine. It should not be put in the dryer. The fabric dries while hanging Installation: We installed the drapes under the overhang, all around the patio. The drapery panels are 1″ off the floor, in order to keep them as clean as possible. To change the outdoor curtains from summer panels to winter panels, the installation brackets do not need to be removed. The rods are lifted, and the drapery panels slide out on one end.

We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling
2) Water Heating
3) Lights and Appliances
4) Wall assemblies and insulation

Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications. Inspiration for a transitional dining room remodel in Tampa with gray walls

The owners of this beachfront retreat wanted a whole-home remodel. They were looking to revitalize their three-story vacation home with an exterior inspired by Japanese woodcraft and an interior the evokes Scandinavian simplicity. Now, the open kitchen and living room offer an energetic space for the family to congregate while enjoying a 360 degree coastal views. Built-in bunkbeds for six ensure there’s enough sleeping space for visitors, while the outdoor shower makes it easy for beachgoers to rinse off before hitting the deckside hot tub. It was a joy to help make this vision a reality!

The steel and wood cable railing adds a modern aesthetic to this traditional New England colonial home. An extra-long built-in bench, with a custom “stay in place” cushion, spans beyond the length of the wall. This bench area is one of our favorite features, with a generous storage cabinet for placemats and homework supplies on one end and extra seating on the other. A streamlined linear LED pendant provides clean light over a concrete kitchen table. The contemporary custom media center, with glass display shelving and plenty of storage, floats in the family room behind kitchen.

An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.

Who says grownups have all the fun? Our client wanted to design a special environment for their children to play, learn, and unwind. Kids can have cute rooms too! These mini astronauts are big into space… so we upgraded an existing large, open area to let them zoom from one activity to the next. The parents wanted to keep the wood floors and cabinetry. We repainted the walls in a spa green (to calm those little aliens) and gave the ceiling a fresh coat of white paint. We also brought in playful rugs and furniture to add color and function. The window seats received new cushions and pillows which tied the space together. The teepee and art are just added fun points in matching black and white! Of course, the adults need love too. Mom received a new craft space which is across the playroom. We added white shutters and white walls & trim with a fun pop of pink on the ceiling. The rug is a graphic floral in hues of the spa green (shown in the playroom) with navy and pink (like the ceiling). We added simple white furniture for scrapbooking and crafts with a hit of graphic blue art to complete the space.
