"Eric Flores was very helpful with hints and videos. The racks assembled quite well as the components' quality was very consistent. The nail gun really reduced assembly time. A nail would occasionally go slightly to the side due to wood grain and would have to be redone. This was probably less than one percent. Overall, I would give the kits a 9.5 /10.0. The room is 8'-10" x 11'- 8" with 2x6 wall studs, sprayed foam insulation, and an exterior "speak-easy" door. We are using a WhisperKool through-the-wall unit with a bottle probe holding 60 degrees F and 50% humidity. The fun part was the trip to Healdsburg (Sonoma County) to stock up on their local award winning Cabs, Zinns, PNs, & Chards."

This Southern Florida farmhouse may look like it’s been there for generations but this brand new home is built by PBS Contractors to withstand everything that mother nature can throw at it.
The exterior walls are constructed with our ship-lap style 10″ Plank EverLog Siding and our vertical Board and Batten, pre-finished with a custom color we call Western Tan and Weatherall chinking in the same tone.
The siding is attached to 1×3 treated furring strips over rigid foam insulation and all are anchored to the 8″ CMU and cast-in-place concrete wall with concrete screws.
Our product is perfect the tropical climate of Florida and can withstand the daily rain, humidity, bugs, termites and when combined with solid building methods like CMU and ICF, hurricanes.

A neglected en-suite bathroom was ready for a make over. We resisted the urge to change out the floor tiles since they were fairly neutral. Since we changed out the vanity with one that offered a fair amount of storage we eliminated an unsightly medicine cabinet.In its place, we hung a wonderful Mexican mirror and flanked it with two new vanity lights. The walls are covered with a vinyl grass cloth to withstand the humidity that builds up despite the window and fan. Accents of orange in the new Roman shade and towels along with a colorful Indoor/Outdoor rug as a bath mat created a dynamic new environment.

This outdoor kitchen in Lexington is built around 3cm unfilled travertine, and that's a material choice that says a lot about what this space is meant to do. Unfilled travertine keeps its natural pits and texture instead of having them smoothed over with resin, which means the surface reads as raw and organic rather than polished. Out here, under open sky and full sun, that texture works in the stone's favor. It doesn't glare back at you at midday and it doesn't get slick when a hose or a rain shower hits it.
The layout is an L-shaped countertop set over a stacked stone veneer base, with stainless steel drawers and cabinets tucked underneath and a built-in grill anchoring one leg of the L. There's a cutout in the counter for a sink or a cooler, which is the kind of detail that takes real planning at the template stage. You can't cut that opening freehand on site and expect clean lines. We measure twice, dry-fit the appliance or basin, and cut the stone to match before it ever leaves the shop.
Travertine outdoors is a practical call as much as a good-looking one. It handles heat well, which matters right next to a grill, and it won't crack or discolor the way some engineered materials can when they take direct sun for years. Unfilled travertine in particular breathes a little more than the filled version, so it doesn't trap moisture the way a sealed slab might. We finished the edges eased, which keeps the whole thing feeling soft and unfussy, no sharp lines to bang a hip on when you're moving between the grill and the prep space.
Outdoor kitchens take a beating that indoor ones never see: pollen, humidity, the occasional hard freeze here in the Midlands, direct sun for months at a stretch. Travertine's been used outdoors for centuries for exactly that reason, it ages instead of failing. Sealing it now and then keeps water from sitting in the pits, but even bare it holds up. This one in Lexington is set up to be used hard, grilled on, gathered around, and to look better for the wear rather than worse.

The Challenge: Create a rugged yet warm farmhouse feel in a high rise tower. Start with an entire 9600 gross square foot penthouse floor of raw concrete floor, walls and ceiling. Devise inventive ways to address intractable existing conditions including a plumbing layout inconsistent with our Client program, a relatively low ceiling and a massive elevator core and yet take of advantage of panoramic views of the city from all sides.
For example, rather than make a bulky drywall enclosure for existing pipes that poke thru the kitchen counter, they are wrapped with antique painted galvanized sheet metal to keep sight lines around the corner as open as possible. Or, transform an unattractive and inconveniently located 24” diameter vertical duct in the middle of Samantha’s and Hannah’s (grandchildren’s) guest bedroom into part of a lovely arched top bed nook. Or, disguise a chase for above floor plumbing runs as the base for an open buffet counter. The oppressive elevator lobby was shortened; terminating in handmade glass and steel garden doors at both ends. Custom details include a groined vaulted ceiling and arched openings with stone pilasters (for future trompe-l’oeil images of a Tuscany countryside). To maximize a feeling of height, the ceilings start low and get higher as they progress to the outside walls.
The Program: Create a five bedroom condo for an elderly couple with specific and different needs. Mr. likes his privacy and to stay up late into the night on the internet. He likes order. Mrs. has some physical limits that have been addressed in various ways such as shorter travel distances, a step down shower, raised dishwasher and custom cast (to ensure that they won’t rust) iron grab bars. She prefers more disorder.
Spaces should be visually arresting, full of detail and easy to maintain. Private spaces include separate master bathrooms, his and her offices and a multi screened Media Room. The balance of the floor must link spaces into one continuous open room along the south and east elevations using large elements yet keeping an intimate scale, sound control and privacy. For example, a substantial fireplace made of old barn timber framing, country stone and a hammered iron grill is strategically located at the critical Southeast corner. Above, black iron offset pintel hardware allow custom double doors to hide a large flat screen TV.
High technology is in place for inconspicuous yet easy use. Icon driven key pads operate lighting, window treatments, audio visual systems with multiple sources and access to movie and music databases and five HVAC zones with independent humidity controls.
Outstanding Features: Exterior masonry walls have stone culled from five quarries. Sprinkled throughout are surprises - bricks with words as messages from the past, wood trimmed niches and colored glass. Glass pieces set in window corners offer bursts of color when backlit by the sun. These materials are assembled in a rough irregular fashion to look like the work of a mason from the Italian countryside. Interior ceilings and walls have overlapping layers of two plaster colors. Perimeter ceilings are made of smooth random width cedar. Rough planed cedar beams hide ductwork and allow the maximum ceiling height between them.
Custom details are everywhere-consider the ten foot barn doors on overhead track at the service elevator, cedar benches/storage areas that run below window banks, antique air registers, acid washed piano hinges and transom window operators and existing concrete piers that are featured instead of hidden. The floors are made of random width wide plank old oak with hand planed faces and edges. Overall, the elements were carefully selected or painted/stained to form a soft muted gray palate
The Country kitchen features an old fashioned style ice box appearance for the refrigerator/freezer, a tin ceiling, a distressed assortment of cabinets in multiple heights, colors and woods such as the cherry wood buffet cabinet with sliding glass doors on both sides. A backlit breakfast counter, a hammered copper hood and chicken wire inserts are part of the effort to make a comfortable, eclectic old fashioned looking Kitchen while containing the latest appliances and storage systems.

Organic gardening and self sustaining at its finest. With filtered irrigation systems, organic fertilizer injectors, recirculating evaporative cooling systems, retractable shade canopies and misting fans to control the humidity levels. This greenhouse was truly customized from the ground up. Boasting 825 square foot of interior space, this client will never purchase another vegetable from the big box stores!

To prevent extreme temperature and humidity fluctuations inside the cellar, we used a closed cell foam insulation which is already a combination of an insulating material and vapor barrier. We tore down that part of the home's wall to install the right insulation, lighting, electrical, and cooling equipment before closing it with a Greenboard drywall.

Bathroom wallpaper installation – Pompano Beach, FL. For this breezy bathroom, we installed waterproof wallpaper with a soft ocean ripple design in pale blue and pearl. The material holds up well in humidity and creates a subtle movement on the wall behind the tub, complementing the home's coastal interior.

Custom concrete bench pour, encapsulated custom speaker boxes with marine grade audiophile speakers. This outdoor area has three distinct stereo zones, and one 'shared' subwoofer... custom Crestron programming and a programmable audio processor allows up to manage the acoustics so that the subwoofer/bass tones always match up to how many of the stereo zones are active, and delays times adjust based on air temperature so that the acoustics stay optimal even when the temperature and humidity fluctuates. Quality audio is just one of our specialties!
