VSI The 9-acre Mimosa Hall, built circa 1840, is a landmark of neoclassical design with extensive gardens in the vibrant historic district of Roswell, Georgia, 20 miles north of Atlanta. The 6,000-square-foot temple-style home has heart-of-pine floors throughout, a black-and-white marble hall, soaring ceilings, and 10 fireplaces. Famed architect Neel Reid made Mimosa his home in the 1920s, creating a double parlor and designing a long fieldstone driveway and courtyard. The gardens include century-old trees, imposing boxwood hedges, rare specimen trees, stone walls, paths, parterres, a swimming pool, and a 19th Century grist mill refashioned into a barn. In addition, 21 acres of adjoining woods are for sale, one of the few remaining tracts of developable land of its size within walking distance of Roswell’s old town square.

River Valley created Comprehensive Design and Installation of Hardscape, Lighting and Planting. The homeowners requested an outdoor living space that had to include a swimming pool, pool house, patios, and an outdoor kitchen. The space and pool had to be large enough to accommodate large gatherings. Several challenges had to be solved during the design phase such as the uneven grade of the backyard, water runoff, the restrictions imposed by the drain field on one side and the reserve drain field on the other and the building set back at the rear. These restrictions provided a very limited area of usable space. Measurements and elevations had to be absolutely precise in order for the project to remain within the imposed boundaries. The grading issues were particularly challenging so substantial retaining walls were used to elevate the pool and patio surfaces. This allowed minimizing the number of steps between the various levels in order to maximize the usable square footage of the patio while simultaneously staying within the allowable area. The design also dictated that the pool house line up precisely with the main house so its placement was particularly important. The materials chosen for the wall surfaces were dictated by what was already present on the house. Travertine stone was chosen for the patio surface to fulfill the homeowner’s desire for real stone and compliment the colors and textures of the wall materials. The careful choice of materials resulted in a cohesive, unified and comfortable outdoor living space.

For this bedroom design, forms and finishes were kept simple so as not to clash with the imposing slanted ceiling made in a natural wood finish. The modern rustic aesthetic was kept though the selection of furniture pieces that have natural finishes in them such as the nightstand with weaved door faces and a basket that also serves as a bench made of wicker. Dark wood tones in the lounge chairs and side tables create contrast to the light finishes of the ceiling and carpeted flooring.

Tall and imposing the softened palette reduces the contrast against the skyline, allowing the home to feel less imposing.

As the core of Atlanta becomes more and more dense, options for new single-family homes are often limited to building unsustainably through demolition of existing homes. However, scattered around the city core are undeveloped sites considered “unbuildable", often because of jurisdictionally imposed restraints i.e. zoning setbacks, riparian stream buffers, peculiar lot configurations and difficult site features. Comparably, for this 12,401 sq. ft. site, zoning setbacks and riparian buffer restraints imposed on the lot's status as an undeveloped, legal, residential lot-of-record, rendered the property “unbuildable”. Not a single square foot of the site met jurisdictional requirements for “buildable”. Furthermore, the stream along the front of the site precluded construction access and the steep terrain was foreboding.
