We removed existing vinyl windows and patio doors that were operating poorly and failing.
All new 4300 series and Euro doors as well as a new master grain front door and Multislide door on the upper deck for the amazing ocean views.

This home is a complete remodel with high performance upgrades to greatly improve energy efficiency and comfort, including Roxul insulation and rainscreen. Highly refined final design details, such as a variety of custom tile and tilework and finish carpentry. Exterior siding is Alaskan Yellow Cedar.

Design work for this eclectic 1900’s home in Maplewood started with making infrastructure improvements throughout the house. The new owners wanted systems that would be energy efficient and ecologically friendly. We installed a very high efficiency HVAC system, replaced the piping and plumbing throughout, and specified new super high efficiency windows. Other exterior improvements included new leaders and gutters, insulation, and new siding in some locations. These upgrades were balanced with maintaining as many as the original details of the house as possible.
When you walk into the house, you still sense the original character and charm of the house, but are surrounded by modern amenities and environmentally sensitive finishes. Specific renovations include updated and reconfigured bathrooms throughout, a new kitchen, finishing of the basement, and repurposing of several rooms so the house would have better flow.
In 2011 the family moved back to New York City, and new owners purchased this Maplewood home. We had the pleaser of working with them to design further improvements to the house necessitated by their growing family. We added a porte cochere, a family-room, and increased the ceiling height in their master bedroom. These improvements augmented our design work previously completed in 2008, and the house continues to be a blend of traditional old-house details with modern, contemporary furnishings that perfectly suite a family with young children.

Our 5-point locking system improves energy efficiency and offers an increased level of security. We've even added a French outswing patio door and a space saving sliding French patio door version to this traditional styling.

Plumbing and the stove were relocated to allow for a more efficient arrangement, while a new island was introduced to provide generous prep space, additional seating, and improved everyday function.

This project consists of a full backyard remodel in the San Diego, CA region. New outdoor living elements designed and installed by System Pavers include: full built-in bbq, energy efficient led lighting, custom paver patio and walkway, pergola with electrical hookups, pergola awning attached to home, built in gas fire pit, artificial turf, and drought tolerant landscaping.

This converted screen room is transformed into an entertainment destination for the whole family. The westward windows make for excellent natural light that is in abundance given the number of casement windows that now more efficiently keep this room bathed in light but also in comfort regardless the season.

- redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage
- the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other
- added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space
- drastically increased the access to natural light by increasing window sizes and opening up the floor plan
- placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel
- incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed
- moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic
- mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences
- custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting
