We increased safety and improved usage in the deep back yard by carving out a path following the natural swaleway. Incorporating the same honeycomb boulders and blackstar gravel used throughout the property, the home how has a beautiful path leading down to the greenbelt beyond the gate. The area has also been cleared for future wildflower seeding and future utilization of the back acreage.

This venerable country club recently celebrated it's 100th anniversary. For over a decade, LCDG has master planned, designed, and overseen construction of countless facility improvements, shepherding the aging facility into the 21st century. Included were the addition of the tennis pro shop, fitness center, and several new outdoor gathering spaces. The creation of the Player's Lounge provided a popular gathering place for members to hang out, watch sports, and have light meals and refreshments. Club comfort and safety have also been enhanced with new fire protection, mechanical and electrical systems. Accessibility for the disabled on this challenging hillside property has also been achieved.

When our clients purchased this home, their main focus was updating both the primary and guest bathrooms while adjusting the layout to be more functional on the second floor. They also wanted to make some other improvements to include adding a runner to the staircase for increased safety and refinishing all of the floors in the home. We brought some new life to the powder room on the first floor with a fun wallpaper and a sink that has an integral backsplash. Upstairs we made the layouts much more functional by making a few slight changes that had a very large impact.

Inspiration for a french country exterior home remodel in Baltimore

This bathroom was designed as a surprise for my client's parent! An amazing and thoughtful gift anyone would be so happy to come home to. Function was our main focus in this design. We removed the large garden tub to accommodate a larger shower with a standing shower with body sprays and on the other end a seated area with a handheld shower wand for flexible shower options. Since function was so key in this master bath, we put an ample amount of shower niches in both showering areas for all the body products you could need at your fingertips. The previous window was too large and clear glass that gave no privacy so we replaced the window to give some privacy and added a frosted window for even more privacy. This allowed us to install decorative grab bars for safety without sacrificing style. A barrier free shower entrance creates an easy way to get in and out without the need for a shower door. A timeless design with some french style accents in a neutral color palette round out this bathroom. The shower floor tile give is some pattern to complement the white wall tile. Accent wall behind the vanity for some texture and pattern as well as keeping water from being splashed onto the drywall. For the main bathroom floor we went with a large 24" square rectified porcelain tile to give the look of a natural stone with a little variation for a natural look but much lower maintenance than natural stone. To top off the vanity, bench seat, sills and pony walls we did a warm grey and white quartz for a nice overall pattern, again something to keep with a more timeless look. This was a great project and such a great improvement not only to the house but to the daily life of the user!

The introduction of a custom brick step from the main bedroom french doors leads you to the outside seating area and shower that brings a rustic and coastal charming touch to the space. These signs not only serve a practical purpose but also add a distinctive and stylish element to the home's exterior. Similarly, the custom black iron lights guiding the pathways around the home contribute to the overall ambiance while providing safety and visibility. Inspiration for a modern entryway remodel in New York

This backyard was designed by Giuseppe Abbrancati and installed by the Gappsi team. The gunite swimming pool has a rectangular shell with a bench on the long side of the pool, a sundeck with a bubbler, steps, and a spa. Spillover water bowls also function as fire features. The swimming pool is 8 feet deep, and includes a diving board and a safety auto cover. The backyard is elegant, functional, and simple. The Fiorito travertine patio for the fire pit area, the pavilion floor, and the pool patio area were bordered with blue stone strips to match the swimming pool coping. The pavilion was built by Gappsi and was designed to match the house style and details. The outdoor kitchen was built with Wolf cabinets and Twin Eagle appliances, and it was veneered with Fiorito travertine to match the pillars that hold the fire bowls and the fire-pit. The large walk-in shower, designed as a "wet room," sits adjacent to the soaking tub, creating an open and cohesive space. Full-length windows overlook the pool cabana, offering views and natural light from both the tub and shower. To ensure privacy, interior shutters were installed that allow for adjustable light control, giving the homeowners flexibility while maintaining a relaxing atmosphere. If the bathroom had faced the front yard, we might have opted for higher windows or glass block to increase privacy. Safety was a top priority in the design, particularly in the shower. A curbless shower design eliminates tripping hazards, and small tiles were used on the floor to improve grip. The client also chose a textured pale green tile for the shower walls, adding a calming, soft touch to the overall design. To keep water contained in the wet room, we recommend glass panels with a door, though a floor-to-ceiling shower curtain on a ceiling track would also work well.
