This backyard was designed by Giuseppe Abbrancati and installed by the Gappsi team. The gunite swimming pool has a rectangular shell with a bench on the long side of the pool, a sundeck with a bubbler, steps, and a spa. Spillover water bowls also function as fire features. The swimming pool is 8 feet deep, and includes a diving board and a safety auto cover. The backyard is elegant, functional, and simple. The Fiorito travertine patio for the fire pit area, the pavilion floor, and the pool patio area were bordered with blue stone strips to match the swimming pool coping. The pavilion was built by Gappsi and was designed to match the house style and details. The outdoor kitchen was built with Wolf cabinets and Twin Eagle appliances, and it was veneered with Fiorito travertine to match the pillars that hold the fire bowls and the fire-pit. The clients came to Sunspace with a family room addition project to their Cape Cod-style home in Newbury, Massachusetts. The main goal was the introduction of an abundance of natural light. The room featured large windows, and it was important to maintain a traditional appearance which blended with the existing style.
Because the existing sitting room featured a brick fireplace and large screen television area, a number of design decisions—including glass type—were quite important. We needed to satisfy the need for improved natural light levels without compromising the comfort provided by the room on a year-round basis. We settled on an insulated, Argon gas-filled glass with a soft coat Low E treatment. The inboard glass unit was laminated both for safety and to control UV rays.
The resulting space is truly magnificent: well-lit during the day (to the benefit of a number of thriving plants) and comfortable on a year-round basis. We provided plenty of natural ventilation as well as an efficient heating and air conditioning system. The clients were truly left with a room for all seasons.

This bathroom was designed as a surprise for my client's parent! An amazing and thoughtful gift anyone would be so happy to come home to. Function was our main focus in this design. We removed the large garden tub to accommodate a larger shower with a standing shower with body sprays and on the other end a seated area with a handheld shower wand for flexible shower options. Since function was so key in this master bath, we put an ample amount of shower niches in both showering areas for all the body products you could need at your fingertips. The previous window was too large and clear glass that gave no privacy so we replaced the window to give some privacy and added a frosted window for even more privacy. This allowed us to install decorative grab bars for safety without sacrificing style. A barrier free shower entrance creates an easy way to get in and out without the need for a shower door. A timeless design with some french style accents in a neutral color palette round out this bathroom. The shower floor tile give is some pattern to complement the white wall tile. Accent wall behind the vanity for some texture and pattern as well as keeping water from being splashed onto the drywall. For the main bathroom floor we went with a large 24" square rectified porcelain tile to give the look of a natural stone with a little variation for a natural look but much lower maintenance than natural stone. To top off the vanity, bench seat, sills and pony walls we did a warm grey and white quartz for a nice overall pattern, again something to keep with a more timeless look. This was a great project and such a great improvement not only to the house but to the daily life of the user!

Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs.
Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life.
The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes.
Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction.
Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior.
Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations.
Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches.
Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal.
Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction.
This home addition project highlights our commitment to understanding and fulfilling our clients' needs. We are proud to have added valuable space and enhanced the overall functionality and aesthetic of the home.

Our next project gave us an amazing opportunity to work with a delightful couple who wanted to breathe new life into their outdated and deteriorated 2-tier wooden deck. Upon assessing the space as well as the wants and needs of our clients, Project Manager, EJ Bonacker, knew it was evident that there was immense potential for improvement. He proposed to shift the deck to a single level and incorporate a Trex RainEscape system. This ingenious addition ensured the area below the deck would remain dry and usable no matter the weather conditions and would also maximize space for entertaining friends and family. Low maintenance TimberTech decking and Titan railings were used which will allow our clients to spend more time enjoying the deck rather than maintaining it. While the older deck did have some lighting, we proposed a comprehensive lighting upgrade which included lights around the perimeter as well as well-lit stairs leading to the ground level which enhanced not only the aesthetics but also the safety during evening gatherings. One of our favorite pieces of this project was designing a special nook for the grill as to not encroach on the primary entertainment area. Our clients were ecstatic we were able to complete their project just in time for the Fourth of July celebrations so they could share laughter, delicious food and create beautiful memories with their neighbors, kids and grandkids. We look forward to helping these clients with more projects for years to come!

This house had a driveway that was too steep and too narrow to be used at all. We regraded the driveway and paved it with bricks laid out in a custom design. We shored up the yard with planted retaining walls and improved access to the house from the driveway with a new, colorful brick stairway. Our sculptor designed and created striking ceramic planters to beautify the original front stairs and also double as a safety rail. We also built a new patio with artistic stone paving that turned an unuseable front yard into an intriguing terrace with a viiew.
