Soft Line LED System for Indirect Lighting uses Commercial-Grade Soft Strip to provide soft, ambient, indirect illumination for decorative and architectural applications. For compact shipment and storage, Soft Line coils like a retractable tape measure. When uncoiled, the Soft Line becomes a 1.25 inch wide cupped aluminum channel that can be mounted on any angle between opposing wall, ceiling or floor surfaces. Soft Line is sold in 5 foot increments starting at 10 feet up to 40 feet and is field-cuttable. The field-cuttable channel has a cupped aluminum form which contributes to the product's structural rigidity, acts as a heat sink, and sheilds the LED light source and related wiring from view. Finish in Satin Aluminum. SLD kit includes Soft Line channel, a pair of turnbuckles, a 6 foot power feed cable and a double row of SS2C LED Soft Strip 3079K Warm White or 2700K Very Warm White LEDs. 5 watts per foot delivering 428 lumens. System is powered by a 24 volt power supply available in 96 watt or 192 watts and dimmed with a 0-10 dimmer - Lightolier SR1200ZTUNV. Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle. 3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining. 4. Secluded Meditation Space: A tranquil retreat is included, featuring a soothing wall fountain, cold plunge, and sauna, all surrounded by lush tropical vegetation to create an oasis for relaxation and mindfulness. 5. Lush Tropical Vegetation: The landscaping incorporates a variety of tropical plants that enhance privacy, beautify the space, and contribute to the overall calming atmosphere of the outdoor environment. Project Goals: The main goals of the project were to: • Visualize the backyard renovation to gain approval from the homeowner’s association. • Facilitate collaboration with the contractor by providing detailed renderings. • Create an aesthetically appealing and functional outdoor living space that meets the lifestyle needs of the homeowners. The 3D renderings successfully encapsulated the vision for the backyard renovation, presenting a harmonious blend of design and functionality. The visualizations served as a critical tool in moving forward with the project, ensuring clarity in communication and direction for all stakeholders involved.

The homeowners started by hiring an architect to develop a vision and plan for transforming their very traditional brick home into a contemporary family home full of modern updates. The Kitchen Studio of Glen Ellyn was hired to provide kitchen design expertise and to bring the vision to life. The bamboo cabinetry and white Ceasarstone countertops provide contrast that pops while the white oak floors and limestone tile bring warmth to the space. A large island houses a Galley Sink which provides a multi-functional work surface fantastic for summer entertaining. And speaking of summer entertaining, a new Nana Wall system — a large glass wall system that creates a large exterior opening and can literally be opened and closed with one finger – brings the outdoor in and creates a very unique flavor to the space. Matching bamboo cabinetry and panels were also installed in the adjoining family room, along with aluminum doors with frosted glass and a repeat of the limestone at the newly designed fireplace. Quinn and Paige, residents of this tired 1960’s tri-level home hated their kitchen. As a matter of fact, prior to making plans to renovate the first floor - they considered selling the home, but were reluctant because of its enviable location near the heart of downtown Barrington which was within walking distance to local stores and all their favorite places. So instead they contacted Advance Design Studio after hearing about them from a neighbor, to rescue their tired home and give it new life. The very first plan was to remove the constricting walls surrounding the original kitchen, and open the expansive first floor living room and dining area to the new heart of the space; a stunning state of the art coastal designed kitchen. Exposing attractive beams in the vaulted ceiling created an interesting structural detail that suits the open plan and salutes the original architecture of the home, further emphasizing the height of the new space enjoyed now by the family as a great room. The stage was set for the seaside feel of this kitchen by pairing crisp white painted maple cabinets with Dura Supreme’s one of kind hand weathered finish on the island in soft blue-green finish. But the authentic feeling of being on your favorite beach was supremely achieved by the matching of unique Mt. Claire marble on the island and the specialty Wareham acid washed stone on the perimeter counter tops. Pictures don’t do justice to the feel of this stone under your hand; its water-washed texture reminds instantly of summer vacations collecting rocks softly etched by hundreds of waves. Stainless steel appliances and satin nickel hardware shine brightly against the backdrop of bright white subway tiles accentuated by subtle grey grout lines contributing to the nautical feel of this comfortable kitchen. Seeded glass door cabinetry reminiscent of beach grasses dress up the space just enough, and a proud 6” stacked crown molding extends above 36” wall cabinets into the expanse of the now taller space; balancing this kitchen nicely within its newly integrated home. Features in this kitchen include a built in standard depth refrigerator, pull out spice racks, tall tray dividers and wood super Susan with double pull out trash and recycling. A cutlery divider holds sharp knives, and an angled cabinet was customized to hold a secret USB charging station. The bright white Kohler farm sink is graced by an elegant bridge faucet in brushed nickel. This now airy and spacious kitchen has room for guest and family to congregate around the large island, complete with stools and attractive hidden storage for seldom used entertainment pieces. “I was sold when I saw the drawings. My designer nailed it, down to every last storage idea and coastal detail I envisioned, it was all in there. It was unbelievable how accurate her interpretation was of what was in my head; working with her made my kitchen renovation so easy, it’s as if she literally read my mind”, said Paige enthusiastically. The woman of the house expressed upon completion not only her love for her fantastic new cooking space, but how renovating her kitchen has given new life to the entire home. Talk of moving has been relegated to the recycling bin, and instead the family is discussing plans to renovate the master bath now that they’ve decided to stay for the long term. Friends who visit the home do a double-take as they recognize the new space’s dramatic transformation from original cramped and closed spaces - to the now amazingly fresh open kitchen that has become the center of every gathering and family meal. Completed in partnership with LAM Studios Inc., this Fall 2024 renovation transformed multiple areas of a Dilworth home into a cohesive, functional, and beautifully updated living environment. The project included a complete kitchen remodel, living room renovation, bathroom remodel, laundry room update, dining room renovation, fireplace enhancement, and hallway improvements. The kitchen serves as the centerpiece of the renovation, featuring improved functionality, modern finishes, and a layout designed to support everyday living and entertaining. Adjacent living and dining spaces were thoughtfully redesigned to create a seamless flow throughout the home, while the updated fireplace provides a warm and inviting focal point. Additional improvements to the bathroom, laundry room, and hallway enhanced both comfort and efficiency, ensuring every space contributes to the home's overall functionality and style. Through careful planning, quality craftsmanship, and timeless design choices, this renovation successfully blends modern living with lasting elegance. The result is a beautifully refreshed home that feels brighter, more connected, and perfectly tailored to the homeowners' lifestyle.

Our clients came to us with dreams of hosting large family gatherings surrounded by a welcoming yet elegant Farmhouse setting. Their wish list included natural woods and traditional Georgian details to infuse warmth and character into their home. Awkward room sizes and locations in the original plan were completely reconfigured to create functional, individual spaces with open entrances that maintained interconnectivity. With young children, visibility into common spaces was important as well. After fully reconfiguring the main floor, the complete transformation was achieved by an uncompromising dedication to the beauty of thoughtful details. Bronze hardware, rustic decorative wood beams, arched entrances, and the wood/brick surround fireplace also contribute to the comfortable, traditional atmosphere. The interplay of various wood tones was also a primary consideration in the design. Paired with a unique grey/blue color throughout, the warmth and friendliness of the clients truly came to life in their home.

Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it.
