W+D created an open floor plan to let light in. The steep stairs are original and lead to a loft space above with a master bedroom, bath and artist studio.
Bearing walls were removed and replaced with a two sided bookcase that also served to house the ductwork for the forced air system. This all contributed to a more open and airy floor plan--a hard thing to come by in an old bungalow.

This project comprises a 400-squarefoot accessory dwelling unit (ADU), a 1,200-square-foot two-story addition to the main residence, and new landscape design. The homeowners, a young family seeking more space, wanted a solution that would allow them to stay in their neighborhood rather than relocate to a larger home. The renovation and addition to the main house included a full remodel of the kitchen, primary suite, two children’s bedrooms, and a half bath. The new ADU—designed as flexible space for guests and play has since evolved into a productive home office (adapting seamlessly to the family’s shift to remote work in early 2020). To meet the clients’ tight timeline, the project was strategically divided into three separate building permits, allowing construction to begin earlier and proceed efficiently. The ADU is conditioned with a high-efficiency heat pump system, contributing to the home’s overall energy performance.

In this farmhouse-style home remodeling project, the homeowners aimed to achieve a cohesive and inviting aesthetic throughout their kitchen, bathrooms, bedrooms, and closets. The kitchen underwent a complete transformation with the removal of existing cabinets, appliances, and walls, providing a clean slate for the renovation. The new kitchen features bright cabinets, a kitchen island, and a peninsula, offering functional workspace and a stylish focal point. The addition of floating shelves and an updated dining room further enhanced the farmhouse charm. The strategic removal of walls and the incorporation of mirrors created an illusion of spaciousness, making the room feel larger and more open. Located in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective.
CENTERPIECE KITCHEN
Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height.
The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style.
The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment.
BUILDING CONSIDERATIONS
Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window.
Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties.
ARTFUL LOGISTICS
Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill.

The main elements include white shaker cabinetry with blue accents, bronze hardware, and stainless steel appliances. These new selections along with the new layout add some serious aesthetic value, not to mention functionality, creating a space that feels fresh and inviting.
The Decor's shaker cabinetry in Chantilly Lace is the main focal point of the kitchen, accented by touches of Santorini Blue. The simplicity of the shaker style contributes to the overall clean and timeless look. Top Knobs' Ellis Pull in Honey Bronze hardware adds a touch of elegance and warmth to the space. This combination of white and bronze creates a classic and sophisticated feel. The blue accents break up the white and bronze color scheme, adding depth and visual interest to the space.
The new kitchen design focuses on maximizing storage and improving the layout. The new cabinetry provides ample storage space while ensuring that everything has its designated place. The layout was reconfigured to create a more efficient and user-friendly space, making cooking and entertaining a breeze.

This contemporary kitchen features a high gloss gray finish paired with matte wenge end panels. Design Director Zoe Lee’s passion for customization is evident in this city residence where she melds the elevated experience of luxury hotels with a soft and inviting atmosphere that feels welcoming. Lee’s panache for artful contrasts pairs the richness of strong materials, such as oak and porcelain, with the sophistication of contemporary silhouettes. “The goal was to create a sense of indulgence and comfort, making every moment spent in the home a truly memorable one,” says Lee.
By enlivening a once-predominantly white colour scheme with muted hues and tactile textures, Lee was able to impart a characterful countenance that still feels comfortable. She relied on subtle details to ensure this is a residence infused with softness. “The carefully placed and concealed LED light strips throughout create a gentle and ambient illumination,” says Lee.
“They conjure a warm ambiance, while adding a touch of modernity.” Further finishes include a Shaker feature wall in the living room. It extends seamlessly to the room’s double-height ceiling, adding an element of continuity and establishing a connection with the primary ensuite’s wood paneling. “This integration of design elements creates a cohesive and visually appealing atmosphere,” Lee says.
The ensuite’s dramatically veined marble-look is carried from the walls to the countertop and even the cabinet doors. “This consistent finish serves as another unifying element, transforming the individual components into a
captivating feature wall. It adds an elegant touch to the overall aesthetic of the space.”

Completed in partnership with LAM Studios Inc., this Fall 2024 renovation transformed multiple areas of a Dilworth home into a cohesive, functional, and beautifully updated living environment. The project included a complete kitchen remodel, living room renovation, bathroom remodel, laundry room update, dining room renovation, fireplace enhancement, and hallway improvements.

The renovation of this contemporary residence and garden is deeply inspired by its subtropical context, utilizing horizontal lines to ground the home and connect its occupants to nature. When considering how to make the most impactful intervention, the design team focused mainly on horizontal roof planes, subtropical landscaping and an abundance of clerestory windows that would all contribute to the home’s integration with its site. In contrast to the tropes of a Palm Beach traditional vernacular, this home seeks to re-establish itself within nature as a place for a young family.
Architectural strategies included dematerializing the surrounding walls and expanding the roof eaves to connect the interior spaces with the surrounding gardens of the home.
The site plan is organized around four main pavilions: A bedroom pavilion to the south, a cabana pavilion to the west, a garage pavilion to the north, and a central living pavilion. Each of the three pavilions engage with the central living space while still allowing nature to flow between them. The pavilions are organized around the pool deck, equipped with zero-edge detailing and layered subtropical landscaping. In this way the swimming pool doubles as a recreational component to the program but also as a mirror to expand views and reflect the surrounding landscape. A glass bridge serves as the garden threshold between the garage and the home.
The renovated home and garden departs from its former Bahamian style and stands out within the community as a symbol for the future of architecture and landscape architecture within this quiet, ocean-front community. A residence derived from, and in response to, its user and environmental context; thus, re-establishing it with place.

The DeVance Team has collaborated with various synergistic partners in order to create a one-of-a-kind ‘Experience Center’ in the North Dallas corridor. This Electronic Lifestyle facility has quickly become a savvy social and entertaining environment; set up to demonstrate just a few things one can do in their home or office to enhance their quality of life through the use of technology. Guests are dazzled by a plethora of custom electronic selections, incorporated into the latest technology in a cozy, yet high-end residential-style environment. The entire space is home to dozens of custom paintings by local artists and master-crafted wood works and built in cabinetry. The reception area is complimented with a 55” custom designed Art Screen TV with retractable art that rolls up into a motorized casing to reveal a 4K TV screen. The additional spaces show beautifully, with a modern family room, a sophisticated entertainment lounge, and fully functional, stocked wet bar. An acoustically treated 2-Channel listening room houses the finest in McIntosh audio equipment complete with a turntable. This room was designed for vinyl record or streaming music for ‘audiophile enthusiasts.’ The DeVance 18 seat movie theater boasts a state-of-the-art perforated ten foot screen, JBL Synthesis 7.1 surround sound system and crystal clear Runco projection system. Guests enjoy luxurious motorized leather theater seating complete with warm throws and leather ottomans for comfortable movie viewing. The DeVance restrooms continue the Electronic Lifestyle theme on a more personal level, as they are equipped with the top of the line sensor faucets and sinks by TOTO USA, Electric Mirror TVs and the ‘cleaner and greener’ electronic TOTO USA Washlets!
The ultimate vision for the DeVance Experience was to create an environment unlike any retail storefront or big box shop, where a unique and exciting experience awaits existing and prospective clients, guests, trade partners and business associates. Collaborating partners are encouraged to utilize the space as a mini-custom showroom of their own; accessing a relaxing environment to lay out clients’ space plans and select samples for custom countertops, specialized cabinet designs, fabrics, paint, carpets, etc. Essentially, The DeVance Experience Center is the hottest design/build/electronic lifestyle showroom around, lending a whole new meaning to “industry partnerships!” Based on current knowledge, there is no other showroom that is comparable.
The layout of the new Experience Center was designed specifically for event marketing. To name a few, continuing education classes and training seminars for builders, remodelers, architects, and interior designers, professional meet up groups and local business functions. Private client tours, relationship appreciation functions, sports and movie watching parties are just a smattering of the promotional campaign lineup. The center provides a professional, yet relaxing and entertaining venue for professional industry trade gatherings and events.
The Experience Center offers a showcase for user-friendly automation and control and variety of electronic lifestyle systems throughout the space via the use of an iPhone, iPad or smart tablet. With ease and elegance, guests may choose to control the lighting, shades and draperies, thermostats, whole house music, multiple televisions and video displays (many of which are concealed behind beautifully framed artwork). Mimicking many of the latest possibilities for the high-end homeowner, all of this in a comfortable and luxurious environment that makes them feel right at home!

Theater millwork interiors by Mancave DFW, custom theater seating, leather furnishings, and wood tables by Touch of France, Silestone surfaces by Cosentino USA, stone fabrication services by A-A Marble also contributing exotic granite vanity tops, faucets, sinks and toilets by TOTO USA, and Kane theater carpeting by Natural Selections.

This home was thoroughly reimagined – architecturally, throughout the interiors, site, and gardens. The vintage bones of the home were enhanced by the design team while every aspect of contemporary living was accommodated – including a yard for two beloved family dogs. The collaboration between client, architect, interior designer, landscape architect and construction team is celebrated in the result. A composed garden space was formed around a spectacular Cork Oak. This tree was brought in to mediate the view of the neighboring Temple Emanu-El. Additional mature plantings, citrus trees, flowers, and a softly burbling fountain contribute to the comfort of the flowing space. The drive court melds into the garden space with stairway access to an expansive terrace above. From this terrace, views of the garden, fountain, greenery, and Temple are enjoyed – with soft lighting extending enjoyment into the evening.
