This residence was designed as a series of linked pavilions inspired by the relationship to nature found in traditional Japanese vernacular architecture. The site was conceived and planned in collaboration with Brent Cottong, landscape architect, creating an integration of interior and exterior living spaces, view corridors and site lines. The home was sited around existing natural elements that include a heritage Coast Live Oak tree, a stand of redwoods and a seasonal creek.
The interior of the house glows with natural light that suffuses the space. The geometry and fenestration maximize natural light and incorporate energy efficient climate-responsive solar design principles. Solar orientation photographs were taken throughout the site, on which a solar study was based, contributing to the generation of the design.

Nestled on a meticulously manicured lot in Flowery Branch, GA, this home boasts an elegant design that seamlessly marries aesthetic appeal with practicality. The exterior showcases a grand three-car garage and a multi-gable roof adorned with charming gabled brackets, featuring a striking combination of brick and shake siding.
As you step inside, barn-door style openings lead you into a delightful interior. The kitchen, thoughtfully positioned at varying angles for visual interest, boasts a delightful blend of custom white upper cabinets and gray lower cabinets. Stainless steel appliances and a butler’s pantry enhance the functionality of this culinary space. Hardwood floors grace the living areas, creating a warm and inviting ambiance.
The kitchen effortlessly flows into the family room, where an exposed beam vaulted ceiling adds character. A brick fireplace, built-in cabinets, and bookshelves contribute to the cozy atmosphere. Connecting seamlessly with the outdoors, the family room opens to an outdoor living space featuring an inviting fireplace, flagstone flooring, and a wood-inlaid vaulted ceiling.
The master bedroom is a retreat in itself, adorned with an exposed beam ceiling, hardwood flooring, and a generously sized walk-in closet complete with ample shelving, drawers, and hanging space. The master bath exudes luxury, offering his and her vanities, a walk-in shower, a standalone soaking tub, and a water closet.
Special features abound in this home, including a bonus/media room with its own wet bar, an office for added functionality, and a spacious mudroom to keep things organized. The outdoor living space is equally impressive, featuring a flagstone patio and a peanut-shaped in-ground pool complemented by an adjacent hot tub. Expert craftsmanship is evident in the precision joinery of the pergola and the seamless installation of large-format concrete pavers that form the patio surface. Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets.
The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate.
While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home.
What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment.
The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge.
Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it.

The pavilion, which stands for modernity, is one of the larger lots of Expo Milano 2015, and benefits from a privileged location, right in the center of the exhibition, alongside the main axis Decumanus. The FOSTER+PARTNERS architectural office , who designed it, was able to reflect the country's cultural heritage and in particular its focus on sustainable development. The amazing shape is shaped by a series of rippled walls, with a height over 12 meters, evoking both the shaded streets of country’s historic settlements , and the magnificent sand dunes of its deserts. There is also a charming green space dedicated to the native vegetation. At the end of the World Fair The lot will be dismantled and reassembled in Masdar City.
THE CONTRIBUTION OF GRASSI PIETRE
Grassi Pietre also participated in the creation of this wonderful project by FOSTER+PARTNERS. In particular (on behalf of Tecton, Reggio Emilia - Italy) the company from Nanto (Vicenza - Italy) provided 500 square meters of flooring in Trani Biancone - slabs 120x70x2 cm in honed finish - used for the Emir apartment (located inside the pavilion) and the lower level flooring adjacent to the auditorium.
The Grassi Pietre marble was also used to clad the interior stairs leading to the apartment: Grassi Pietre provided the Trani Biancone for the shaped stairs, 3 cm thick honed surface.
Moreover, Grassi Pietre also supplied 40 square meters of floor in marble Trani Biancone, in sandblasted finish (4 cm thick), for the outside terraces. The external staircase was built instead in Trani Bronzetto. All the outside surface have a non slippery bushhammered surface.

When these Canton, MA homeowners desired to upgrade their childrens’ bathroom, they were referred to Renovisions who were grateful to accept the task. The clients were unhappy with the existing cramped floor plan, lack of storage, old and drafty windows, outdated fixtures and overall lackluster aesthetic.
Renovisions designed the new room to not only meet the client’s goals, but exceeded them abundantly. Mobility in the space was limited due to the door swing into the room. Renovisions recommended replacing the currenmt door with a pocket door in an arch-top beaded design to match the nearby bedroom doors, while also upgrading the hallway linen closet with new shelving and same styled door.
Renovisions also increased the layout by borrowing space from the adjacent dining room. There is now more room for the handsome, quartered-mahogany wall-hung vanity with linen tower.
Since the homeowners requested a contemporary look, the design team focused on choosing more modern products including a soaking tub, minimalistic square designed shower heads, tub filler, single lever faucet and a large rectangular sink. The white quartz countertop with wide veining and waterfall edge, along with the striking larger format subway tile finished with square edge chrome profiles contribute to the clean aethetic and modern appeal.
From the sleek porcelain plank floor tile, new double-mulled Marvin casement windows and recessed lighting that provides just the right amount of light, the end result: a one-of-a-kind bathroom, a unique and modern ‘Revitalized Room’.

In collaboration with Rob Bowen Design Group, our contribution to this gorgeous Florida home includes the exposed wooden beams, the kitchen, the bedroom, the bathroom vanities, and the dining room console.

Porcelain subway tiles, porcelain marbles in a satin finish, and porcelain landscaping pavers with a stone visual all contributed to the classic and understated elegance of this 2021 home.
