The Back Bay House is comprised of two main structures, a nocturnal wing and a daytime wing, joined by a glass gallery space. The daytime wing maintains an informal living arrangement that includes the dining space placed in an intimate alcove, a large country kitchen and relaxing seating area which opens to a classic covered porch and on to the water’s edge. The nocturnal wing houses three bedrooms. The master at the water side enjoys views and sounds of the wildlife and the shore while the two subordinate bedrooms soak in views of the garden and neighboring meadow. To bookend the scale and mass of the house, a whimsical tower was included to the nocturnal wing. The tower accommodates flex space for a bunk room, office or studio space. Materials and detailing of this house are based on a classic cottage vernacular language found in these sorts of buildings constructed in pre-war north america and harken back to a simpler time and scale. Eastern white cedar shingles, white painted trim and moulding collectively add a layer of texture and richness not found in today’s lexicon of detail. The house is 1,628 sf plus a 228 sf tower and a detached, two car garage which employs massing, detail and scale to allow the main house to read as dominant but not overbearing. This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

We are so excited to share our most recent kitchen renovation with you, by one of our designers Vincent Guarino. The kitchen plans were designed with function and form in mind. The kitchen required different levels of architectural support throughout we carefully incorporated/hid posts and beams into the design aesthetic. You will notice one post between the pantry cabinet and refrigerator, an additional beam is hidden across the top behind the crown molding, and another support wall within the shallow depth pantry left of the refrigerator. Aesthetic details include painted maple Ultracraft cabinetry in Arctic White, the counters are a Q-Quartz in Calacatta Trevi, white subway tile, anchored by a gorgeous Herringbone wood floor. All appliances are the GE Café line in white with brass hardware. Additional features include entry-way cabinetry and bench complimented by a wood top, floating Poplar wood shelves in “Seagull”, a custom wood hood, floor to ceiling pantry carried through to the refrigerator, and the full design is finished with decorative paneling and crown molding.

We transformed this plain Jane nursery into the a funky fresh and colorful toddler bedroom using DIY know-how, smarty shopping, kids art and current trends. We share our must-haves, steals & deals, and oh yeah see all the details of this super fresh and fun big girl bedroom on our on our blog, including this IKEA bed frame hack using Serena & Lily fabric.

Looking at this home today, you would never know that the project began as a poorly maintained duplex. Luckily, the homeowners saw past the worn façade and engaged our team to uncover and update the Victorian gem that lay underneath. Taking special care to preserve the historical integrity of the 100-year-old floor plan, we returned the home back to its original glory as a grand, single family home. The project included many renovations, both small and large, including the addition of a a wraparound porch to bring the façade closer to the street, a gable with custom scrollwork to accent the new front door, and a more substantial balustrade. Windows were added to bring in more light and some interior walls were removed to open up the public spaces to accommodate the family’s lifestyle. Custom locally built dining table designed by For a family wanting a dramatic entry and dining room, but with requirements that it be an indestructible venue for weekly brunches with guest lists including small children! Our first solution was to create a contrasting border integral to the hardwood floor, in lieu of an area rug. From there, we introduced furniture in resilient materials such as fiberglass chairs and a locally made custom table of Heather's design in reclaimed hardwood, steel and acrylic. Delaney's Design was hired to managed the renovation project and complete decorating for this home. The scope included great room, dining room conversion to sitting room with vintage furniture, foyer, guest bathroom. Renovation included all selections for replacement of all trim with hand stained trim, new flooring, new interior and exterior doors, custom-made furniture, custom-made chandeliers, complete renovation of media center and fireplace surround and mantle.
