This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area that connects to a screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear facing exercise has great views of the rear yard through a set of windows that overlook the copper roof of the screened porch below. The goal for this light filled finished attic was to create a play space where two young boys could nurture and develop their creative and imaginative selves. A neutral tone was selected for the walls as a foundation for the bright pops of color added in furnishings, area rug and accessories throughout the room. We took advantage of the room’s interesting angles and created a custom chalk board that followed the lines of the ceiling. Magnetic circles from Land of Nod add a playful pop of color and perfect spot for magnetic wall play. A ‘Space Room’ behind the bike print fabric curtain is a favorite hideaway with a glow in the dark star filled ceiling and a custom litebrite wall. Custom Lego baseplate removable wall boards were designed and built to create a Flexible Lego Wall. The family was interested in the concept of a Lego wall but wanted to keep the space flexible for the future. The boards (designed by Jennifer Gardner Design) can be moved to the floor for Lego play and then easily hung back on the wall with a cleat system to display their 3-dimensional Lego creations! Green Mountain Builders has recently completed a luxury whole home remodel in Bonita Bay, a magnificent award-winning country club community in Bonita Springs, Florida. The remodel focused on opening up the interior space by removing walls that closed off rooms, restricting an open-concept layout. With the dining room wall removed, the home now is bathed in additional sunlight. Opening up the closed area, also makes the home seem much larger. New flooring and paint throughout and a beautiful Luxury Vinyl Plank (LVP) flooring enhance the beauty of this lovely golf course home. LVP is a wonderful wood-look flooring option that offers warmth and texture. The kitchen was completely renovated as were the bedrooms, including the master, and all bathrooms. Green Mountain creatively used shiplap boards in the family room effecting a stunning wall display. In addition, the lovely courtyard remodel has been updated to provide an outdoor space perfect for entertaining and family enjoyment.

The comprehensive renovation included upgrades to the electrical, plumbing, and heating systems, a bathroom addition, along with a strategic reconfiguration of the layout to honor the home's heritage. It also addressed the exterior spaces, where a poorly added sunroom was removed to restore the original patio. To help reclaim the home’s architectural integrity, the outdated and restrictive slider was replaced by folding glass doors to increase the home's usable space, energy efficiency, and ventilation. A five-panel NanaWall aluminum framed folding glass wall was used in the 16’ wide exterior opening to the patio. The outward swinging folding glass wall was specified with a barefoot-friendly low profile saddle sill and features a convenient swing door panel for easy everyday access.

Our design for an apartment located in the West End-Collegiate Historic District Extension in Manhattan addressed a number of challenges to unleash the potential of this 2.500-square-foot space in an elegant pre-war building. When purchased by our client, the property was in estate condition and needed extensive work, requiring demolition and a complete makeover of the living spaces, as well as the addition of contemporary climate control. Among the spatial and design challenges, the primary bathroom was exposed to the entry foyer of the apartment, and the dining room and kitchen were each closed-in and lacking light. The dining room’s promise as a bright, convivial space was fulfilled by adding double pocket doors opening to the living room, kitchen and foyer, establishing a seamless flow through the entertaining spaces while bringing in much-needed light. We designed a chic and modern solution for the primary bedroom’s lack of privacy, creating a walk-in closet that serves as a transitional vestibule in the bedroom, adding both visual intrigue and additional storage space while shielding the viewscape from the apartment entrance through the foyer to the bedroom. To add a three-zone central air conditioning system, we took advantage of the kitchen facing an interior courtyard, placing the air conditioning condensers here, which also satisfied landmark property restrictions. The climate control system was accomplished without lowering ceiling heights. Finally, we worked with the client to choose classic finishes and fixtures that reflect and enhance the historic nature of the property, and are also contemporary and timeless. These include unlacquered brass hardware, herringbone oak flooring with a stencil border, black-and-white bathrooms, and paneling, trim, and moldings that are simple and elegant. POP Architecture was the architect for the project, and Godwin Construction was the general contractor.

The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

Inspiration for a landscaping in Minneapolis.

For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

Blending a modern sensibility with traditional architecture, this garden features a front yard meadow with native grasses (Carex praecracilis) and wildflowers. Poured-in-place concrete pavers in a meandering pattern slow the approach from the sidewalk to the entry. The modestly-sized backyard has been maximized for entertaining with outdoor dining and lounging areas and subtle landscape lighting. Challenge: To update this 1980's kitchen without adding space and within a budget that felt comfortable for the clients. Many restrictions and limitations existing making this one of the most challenging and problem solving task I had ever undertaken. These include the integrity of the carrying beam which had to remain that held up the second story, a transition to a vaulted ceiling in the adjacent Family Room, a support wall and column that need to be designed around as well as many unseen restrictions inside walls that presented interesting issues to the desired design and some very creative problem solving. This clean and classic Northern Westchester kitchen features a mix of colors and finishes. The perimeter of the kitchen including the desk area is painted in Benjamin Moore’s Nordic White with satin chrome hardware. The island features Benjamin Moore’s Blue Toile with satin brass hardware. The focal point of the space is the Cornu Fe range and custom hood in satin black with brass and chrome trim. Crisp white subway tile covers the backwall behind the cooking area and all the way up the sink wall to the ceiling. In place of wall cabinets, the client opted for thick white open shelves on either side of the window above the sink to keep the space more open and airier. Countertops are a mix of Neolith’s Estatuario on the island and Ash Grey marble on the perimeter. Hanging above the island are Circa Lighting’s the “Hicks Large Pendants” by designer Thomas O’Brien; above the dining table is Tom Dixon’s “Fat Pendant”. Just off of the kitchen is a wet bar conveniently located next to the living area, perfect for entertaining guests. They opted for a contemporary look in the space. The cabinetry is Yosemite Bronzato laminate in a high gloss finish coupled with open glass shelves and a mirrored backsplash. Facing to the South the gable end contains a 2 story wall of glass that brings in light for the entire home. The windows and doors on this house are Marvin Integrity Wood-Ultrex units with a ebony exterior. The siding used on this house is a poly-fly ash material manufactured by Boral. For the vertical siding a channel groove pattern was chosen and at the entry (green) a ship-lap pattern. The decking is a composite product from Fiberon with a cable rail system at one end.
