Cat Neitzey of Reico Kitchen and Bath in Fredericksburg, VA, in collaboration with Abby Construction, designed a transitional kitchen design featuring Masterpiece cabinetry. The kitchen cabinets are in the Masterpiece Gallina door style in Maple in a Dove White finish for the perimeter and a Midnight Blue finish for the island. The design also features both finishes on tall cabinets designed for pantry, display and coffee bar use. The kitchen also includes Cambria Portrush for the countertops, full height and standard backsplashes. “Cat knew her products and knew good design. She was a great problem solver,” said the client. According to Cat, Abby Construction undertook the transformation of a 1951 home from traditional to modern, open, and accessible, enabling its owners to age gracefully. They reconfigured doors, walls and the façade, integrating the garage into the living space. "The clients' construction background and design expertise positioned them as the ideal team to tackle a project of this magnitude. Throughout the process, we maintained frequent communication, meeting regularly both on-site and in the showroom. Our primary challenge arose from the evolving plan, necessitated by the structural alterations to the existing house, which impacted the future design," said Cat. “Our primary focus was to keep the design accessible. Our clients for this Silicon Valley remodel wanted us to enlarge their existing kitchen by expanding into their adjacent dinette and family room area and address heat and glare issues caused by the afternoon sun at the rear of the residence. Our remodel eventually addressed almost all of the ground floor rooms. In addition we coordinated the addition of new windows throughout the house and “refreshed” the front entry and rear façade. We expanded the kitchen into the dinette area by creating an informal bar area to replace their existing dinette area. We increased indoor-outdoor flow by creating a wall of French doors and windows at the rear which included solar shading integrated into the rear wall by means of a system of interior wall panels defined by carefully laid out reveals. We created a dropped ceiling between the kitchen and the family room to define the bar counter area. A new, minimalist fireplace design replaced the existing brick fireplace. Wenge-colored cabinets and soft putty-colored walls in the dining/family room create a serene overall unity to the space. In this primary bathroom, the lighting scheme was key to achieve the client’s goals and create a space where the client would enjoy being. The bathroom felt cramped, dark, visually heavy. The client was also claustrophobic, making the use of the space uncomfortable. The goal was to transform this space into a relaxed modern spa-like atmosphere, rethink and simplify the floorplan avoiding visual clutter, access natural light, add efficient lighting, and create more visual space. The lighting plan was crucial to increase visual space. My first thought was to add a skylight to access natural light that is so effective in enlarging the feel of a space. After looking at the attic and roof lines it became clear that this was not an option. After some research I found the perfect solution: a smart light fixture that mimics a window. It is installed between studs or ceiling joists. The fixture replicates the light of the sun during the day. It goes from soft morning light - to bright noon - to soft dawn light. By recessing the fixture into the ceiling, the skylight-look and extra height was achieved. The benefits of this light go beyond beautiful design. The fixture is sustainable, energy efficient, and made to last for decades. It regulates the body’s circadian rhythm, helping against sleeping problems and seasonal affective disorder. It also integrates biophilic design, creating connections to nature and benefiting people that spend hours indoors. The use of mood lighting was also key, creating a cozy, welcoming feel to this home-spa. All the lights are dimmable, and plenty of indirect light sources, like the gorgeous vanity pendants and LED mirrors, create the perfect setting. Not forgetting to mention the soft curves of the bathtub chandelier. This is the perfect place to relax in the bubbly bathtub!

Inspiration for a mid-sized timeless gray one-story mixed siding exterior home remodel in Other with a shingle roof

When our clients purchased this home, their main focus was updating both the primary and guest bathrooms while adjusting the layout to be more functional on the second floor. They also wanted to make some other improvements to include adding a runner to the staircase for increased safety and refinishing all of the floors in the home. We brought some new life to the powder room on the first floor with a fun wallpaper and a sink that has an integral backsplash. Upstairs we made the layouts much more functional by making a few slight changes that had a very large impact.

This project was originally done 8 years ago, but because of water damage, we recently remodeled this space. With the remodel, we upgraded the appliances and increased the island space due to the size of the kitchen. We integrated new crown molding, which we had to work around with the wood beams to add elegance to this kitchen.

We redesigned the entry of the home with a timber frame portico/entryway. The entire portico was built with the old-world artistry of a mortise and tenon framing method. We also designed and installed a new deck and patio facing the lake, installed an integrated driveway and sidewalk system throughout the property and added a splash of evening effects with some beautiful architectural lighting around the house. A Timber Tech deck with Radiance cable rail system was added off the side of the house to increase lake viewing opportunities and a beautiful stamped concrete patio was installed at the lower level of the house for additional lounging. Lastly, the original detached garage was razed and rebuilt with a new design that not only suits our client’s needs, but is designed to complement the home’s new look. The garage was built with trusses to create the tongue and groove wood cathedral ceiling and the storage area to the front of the garage. The secondary doors on the lakeside of the garage were installed to allow our client to drive his golf cart along the crushed granite pathways and to provide a stunning view of Booth Lake from the multi-purpose garage. Expanded Four Seasons Room: The centerpiece of this addition is the expanded four seasons room. With French doors, a vaulted ceiling, and custom windows, this space is bathed in natural light and offers breathtaking views of the outdoors. Our client planned to spend more time in this home and wanted to increase its livability. The project was complicated by the strata-specified deadline for exterior work, the logistics of working in an occupied strata complex, and the need to minimize the impact on surrounding neighbours. By reducing the deck space, removing the hot tub, and moving out the dining room wall, we were able to add important livable space inside. Our homeowners were thrilled to have a larger kitchen. The additional 500 square feet of living space integrated seamlessly into the existing architecture. This award-winning home features reclaimed fir flooring (from the Stanley Park storm), and wood-cased sliding doors in the dining room, that allow full access to the outdoor balcony with its exquisite views. Green building products and processes were used extensively throughout the renovation, which resulted in a modern, highly-efficient, and beautiful home.

The client's master suite was dark with outdated wallpaper. They wanted the vanity with the floating mirrors to remain the focal point of the bathroom, so for the most part, the layout stayed the same. We went in, removed all finishes and started over; keeping with the style of the house. Grand Mirrors with integrated lighting were installed over the center vanities. The only change in the layout was that the bath tub was removed and replaced shower. The shower was lined with solid white marble tiles and accented with a cool Valentino parquet marble. The old shower became a linen storage closet and cabinets for additional storage. The lower cabinets are a deep espresso finish with contrasting linen finished cabinets up top. The door to the water closet was replaced with a pocket door, creating more space. The guest bathroom felt claustrophobic with the wall between the vanity and toilet/shower area. We removed the wall and used a pony wall at the end of the vanity instead to hide the toilet. Being a guest bath there was no need double sinks, so one was removed, increasing the cabinet space. The crown molding stayed but the popcorn ceiling texture was removed in both bathrooms. The clients love their new sleek, brighter bathrooms.
