This homeowner was in need of more space and updated space. Factor was able to add a second story with more bedrooms and bathrooms while still keeping the original aesthetic of the house.
The overall aesthetic features a transitional design with an open concept living space on the main floor. There are plenty of wood accents that were indicative of bungalow homes including built-ins as seen in the window bench seating. Classic details from the shaker cabinets to the honeycomb tiles provide a nod to the bungalow style. We call it a bungalow pop-top refresh for a growing family.
The kitchen features a farmhouse-style sink with a pulldown faucet. Blue kitchen cabinets with white quartz countertops and walnut island countertops.
The stair railings are powder coated black. You'll also see hardwood flooring throughout the main floor living area.

Designed by Hunter and Miranda Mantell-Hecathorn and built by the skilled MHB team, this stunning family home is a must see on the tour! Indicative of their high quality, this home has many features you won’t see in other homes on the tour. A few include: oversized Kolbe Triple-Pane windows; 12” thick, double-stud walls; a 6.5kW solar PV system; and is heated and cooled by only two small, highly efficient central units. The open floor plan was designed with entertaining and large family gatherings in mind. Whether seated in the living room with 12’ ceilings and massive windows with views of the Ponderosas or seated at the island in the kitchen you won’t be far from the action. The large covered back porch and beautiful back yard allows the kids to play while the adults relax by the fire pit. This home also utilizes a Control4 automation system, which allows the owners total control of lighting, audio, and comfort systems from anywhere. With a HERS score of 11, this home is 89% more efficient than the typical new home. This house built in the 1990s never had renovations done prior to this whole house remodel. Filled with vibrant wallpaper and shiny brass finishes so indicative of the time the house was in need of a major upgrade and refresh.
The laundry room already had ample space and storage, but we tailored the storage for the family. An integrated shoe shelf allows for a clean space to store shoes in this no shoe household. A fold down, integrated ironing board provides functionality without crowding the space.
The powder bath is the only bath on the first floor, so is a full bath, but functions as a powder bath 90% of the time. We wanted to keep the focus away from the shower and keep the fun of a powder bath. A custom window pane patterned etched glass shower allows the shower to stay in the background.
In the master bath there was also ample space, but the design was in great need of an upgrade. With a decked-in tub and shower that you had to step up and then down into, the space needed a better flow and easier access. A freestanding tub allowed all of the decking to be removed and gave space for a larger, more luxurious shower. A huge linen storage with bench that double as a suitcase stand finishes out the space nicely. The room was given a clean, modern farmhouse feel to really freshen up the space.
The focus of this kitchen was to open up the workflow, creating a space for the family to work comfortably while also creating a beautiful and inspiring space. Placing a large refrigerator at the edge of the kitchen, adding a beverage refrigerator, using a Galley Workstation and having the island at a slightly lower height makes it highly functional for the whole family. It is rare to achieve a long line of symmetry, but with a feature wall created around the range top we were able to do so. We created an antique armoire feel with the panel ready refrigerator and custom panel design above.
A mixture of hardware was used, the gray stained hickory cabinets were paired with matte black hardware, while the designer white cabinets were paired with brass hardware. A very custom refrigerator cabinet was created that emphasized the armoire feel. A long wall of 9” deep tall cabinets created a very beautiful as well as highly functional pantry space.

"Transitional" -- what exactly does this term mean? Especially, when describing interior design. Transitional style design, usually means that you have characteristics of both modern and traditional in your space. You kind of fall in that even middle ground between both styles.
For this dining room, our client was just that. However, she wasn't aware of it. She was trying to pair multiple traditional elements together, but it left her feeling unhappy. The space was feeling dark, filled with heavy furniture and nothing was popping or even uplifting. She knew she liked to mix patterns and textures, but was also unsure of how to achieve that.
As I looked around her home, I realized that their art collection definitely leaned more on the modern and colorful side of the spectrum. This was a big indicator to me, she wasn't fully traditional at all, she was more transitional! That was my que, and we got to work and this is the result.

At the fireplace mantle, the graceful arch shape signals a connection to the Asian aesthetic. This is interestingly accomplished through the Old World Swedish craftsmanship and mastery with wood. The scale of this masonry is typical of Greene and Green. The huge granite stones, quarried in British Columbia, have hints of quartz crystal. Here, our client indicated a woodstove capable of heating the entire home was need for frequent power outages.

This retired couple loves their home, cook daily meals and spend much of their time together in the kitchen. Our goal was to create a simple update that gave the homeowners a more comfortable feel of the space and a convenient way to work together in this new stage of their lives. Keeping the simplicity of the design was important, but it also needed to reflect 21st-century amenities. With this in mind, they chose a 36" SS Wolf Pro Gas Cooktop 18K Burner w/LED Indicators (CG365P/S) because they prefer to cook gas, loved the 5-burner setup and the knob location in the lower right corner of the unit. They were extremely excited about the DD36-SS ventilation with the concealed controls located in the drawer, as it works perfectly with the clean lines of the kitchen. One of the couple's favorite amenity in the kitchen is the Wolf WGCO100S Countertop oven. The recessed appliance garage was re-built with a stainless door specifically to house this unit. Felt pads have been applied to the feet to ensure our clients can pull the oven in and out for everyday use. They hate to admit it, but this may be their favorite appliance in the kitchen as they are now just cooking every day for two!

The bones of this 1908 Glen Park home had been compromised by years and years of awkward remodels. The front door led directly to the private bedroom level, while the public gathering spaces were one-level down, with the main staircase nearly dropping you into the existing kitchen. Potentially spectacular views of an existing mature redwood tree and broad city views beyond were entirely ignored and inaccessible.
We first unraveled the knot of the plan with a new split-level entryway and connecting stair. We then opened up the rear of the home to the views, using the huge backyard conifer as design inspiration for a perforated steel guardrail connecting the new interior and exterior space seamlessly. A lower expansion connects the home to the yard and alleyway garage entry.
The Pinales House is indicative of the scale of remodel many young families can consider; a scale at which strategic design choices are key to discovering the unrealized potential of the home and site.

This is a serene outdoor patio area with a modern design and clean lines. The main feature is a built-in fireplace with a rectangular opening, surrounded by white stone or marble cladding. The fire is lit, creating a cozy and inviting atmosphere. Around the fireplace, there is a sunken seating area with built-in benches featuring warm accent lighting underneath.
The patio floor is covered with large, neutral-toned tiles, giving a sleek look. Potted and in-ground cacti, along with other low-maintenance plants, add greenery and a bit of a desert-like vibe to the space. The fencing provides an open view of the neighborhood in the background, and the sky has soft pink and purple tones, indicating dusk or dawn, adding to the peaceful ambiance.
