Tarn Trail is a custom home for a couple who recently retired. The Owners had a limited construction budget & a fixed income, so the project had to be simple & efficient to build as well as be economical to maintain. However, the end result is delightfully livable and feels bigger and nicer than the budget would indicate (>$500K). The floor plan is very efficient and open with 1836 SF of livable space & a 568 SF 2-car garage. Tarn Trail features passive solar design, and has views of the Goose Pasture Tarn in Blue River CO. In this masterbath renovation we installed Medallion Platinum Santa Cruz cabinets in Cherry Pecan. Cambria Berekley quartz was used for the countertop with Ogee edge on the front and backsplash with 2 Kohler Caxton undermount white sinks accented with Moen Kingsley faucets in Antique Nickel. In the shower, the waterproofing Schluter system was installed on the walls and floor. A custom 3 panel style frameless shower door with brushed nickle finish hardware. Mirasol 10x14 polished wall tile in Crème Liala with random forest marble mix for the shower floor. Mosaic wall border and back of niche in Sanaa Gendai natural random mosaic. A multi-function shower head with 2 Gianna body sprays were installed in the shower. Brooke 4 light bath bar in antique nickel with etched opal glass with matching pewter robe hook, towel bar accessories. A pocket door was installed.

A wear layer indicates how often an engineered floor can be refinished. The thicker the wear layer, the greater the number of times the floor can be sanded and finished. For example, you can refinish a 6 mm wear layer floor more times than a 4 mm wear layer floor.

The front elevation of this house consists of the original 1910 farmhouse. The rest of the house had been augmented incrementally over time and the roofline beyond the original structure had become convoluted and the flanking elevations nonsensical. The current owners preserved the original 1910 farmhouse portion of the home and took the rest of the structure down to the foundation. A simple modern black barn was designed to run perpendicular with the old farmhouse structure and painted black in stark contrast to its old, white counterpart. Siding runs vertically on the new section as opposed to the horizontal shiplapped siding on the old. The new structure houses the kitchen with 12’ cathedral ceilings, a pantry / mudroom and a study. The kitchen boasts a 1930’s island reclaimed from a commercial bakery and pendant lights from an old schoolhouse in Ohio as its nucleus, against a quiet backdrop of black stained oak cabinetry. Gently veined quartzite slabs serve as countertop, backsplash and wrap the stove hood to accentuate the ceiling height. The interior design of this home is a carefully balanced alchemy of antiquity and modernity. It has an overriding monochromatic theme with layers of pattern and texture for depth. The color interest is derived from the lush outside landscape, with the exception of their daughter’s bedroom which is a tasteful symphony of pink, landed by a hand painted mural. The old concrete driveway was replaced with a contemporary pattern of large concrete slabs with small Mexican pebbles set in between in permeable resin. The other areas of this front landscape were transformed from a tired, water-thirsty lawn into a contemporary setting with dramatic concrete pavers leading to the home's entrance. Plants for sun and part shade complete this project, just completed in February 2014.
