The clients are a younger couple with no pets or children. They asked me to help them with the Great Room in their brand new townhouse. The space is open concept with 9-foot ceilings. When the clients moved in they had very little furniture and the walls were white and bare. The husband had his eye on a very large original work of art that he wanted to purchase and incorporate into the design. They love to cook and entertain. They asked for a tranquil, neutral space with some color accents, comfortable and flexible seating, a wall-mounted TV with some storage for media equipment, and a bar. The room has several large windows and two sets of sliding glass doors so there is a lot of natural light, which the clients didn’t want to block, but also a lack of privacy. The couple also requested lighting over the kitchen island and some counter stools. I was challenged by the lack of architectural detail in the room and a tight budget. I decided to choose furniture and accessories with classic modern lines so they would last for a long time. To offset all of the straight lines and neutral colors of the main furniture pieces, and to add visual interest, I introduced organic elements, texture and movement. I did this with wallpaper on the fireplace wall and on the kitchen island (in the case of the island, I railroaded the paper for some interest), a textured rug, some greenery, rough wood on the pedestals next to the fireplace, window shades in natural woven wood, and accessories (particularly two ceramic vases) in interesting shapes. I used the husband’s art piece as the starting point for the color scheme and overall design. I added balance and harmony by adding a large art piece and large pedestals across the room from the large art piece and carrying the teal color across the room in the sofa cushion and ottoman fabrics, art above the mantel and a vase in the niche next to the fireplace. I chose large green glass pendant lights for the kitchen to add color and to match the scale of the room. One major challenge was that the clients wanted ottomans so they could put their feet up while watching TV. I couldn’t accommodate ottomans and a coffee table, so I opted just to have one large ottoman and added casters so it could be moved closer to the sofa; however, the husband is very tall and the wife is very petite so they wanted separate ottomans to accommodate their different leg lengths. My solution was to design an ottoman that provides maximum flexibility: the two pieces can be joined and a tray added to make it a coffee table, or pulled apart and used either as party seating or individual ottomans for the homeowners. This trendy wine cellar is sleek with black wine racking, matching the black coated stainless steel frames in the glass front. Poplar wood was utilized for these wine racks, only to be finished with a modern / contemporary touch of staining them completely midnight black. This wine room screams luxury with its clean lines and hybrid style utilizing metal, glass and wood in varying colors and styles. Along the top, individual bottle storage is perfect for those longer termed holdings. Directly below showcases two tiered coved trays, perfect for putting those prized bottles front and center. The heart of the home, the kitchen and living area, was designed to maximize natural light and openness, creating a welcoming space for both daily life and entertaining. A soothing palette of warm neutrals, layered textures, and deep blue accents brought a refined yet relaxed feel, striking the perfect balance between sophistication and comfort. The seamless transition to the outdoor living areas was key, with an expansive patio, various seating areas, and a covered space for year-round enjoyment. Every detail, from tile selections to lighting, was carefully curated to reflect a timeless coastal aesthetic. The result? A home that feels as good as it looks—warm, inviting, and perfectly in sync with the way our clients live.

The client purchased a mature, small, NAPA Valley vineyard to be their home and for personal enjoyment. Once they began converting their new "hobby" grapes into wine, they soon realized they needed a place to "age" their labors and a place to then enjoy them. They decided to design such a place within the confines of their home where they could entertain family and friends. The structure was modified to allow storage of more than 200 individual bottles, cases, and magnum size bottles. A cask room was added as was a well-appointed tasting room. The storage area is separated from the tasting and social area by a tempered glass doors and windows. The space to be converted was a challenge. No surface was plumb or level, therefore, the remodel involved interior walls, new floors and ceilings. Until these issues were addressed, the beautiful cabinet work, and a complete temperature and humidity control system to store, maintain, and enjoy the wine could not be started. The floors had to be floated out and chases with faux finishes provided for HVAC and electrical. Lighting in the tasting room is provided by a series of recessed and puck lights. The bar/counter area is highlighted by a custom, Tiffany style chandelier. Enough space was left in front of the bar to accommodate two serving tables for food and snacks, with plenty of room to move about the space. The temperature controlled cask storage area is large enough for the clients' current needs, and can accommodate a larger number of casks should the need arise. The floor and walls of the cask room are designed for easy maintenance.. Both rooms are delightfully decorated with earthen tone faux finishes on walls, ceilings and floors reminiscent of a nonspecific European wine making region. This effect is extended to the soffits in the tasting room. A unique wine racking system is easily stored, providing even greater ability to maintain and move about the storage area.

Pella 250 Series vinyl windows were also incorporated into the renovation, including fixed, double hung, and casement configurations. Bangkok Builder finished the construction of a luxury house, for a client at Lakewood Golf Club, Bangkok. The house was built with 6 bedrooms, 7 bathrooms, living room/dining room, modern luxury kitchen, office/library, storage room, laundry room, maids accommodation, Thai kitchen and carport for 3 cars. The master bedroom suite had a glass shower cubicle, with three types of showers, with a wall in a natural stone finish. There was also an external outside rain shower. Once it was all completed, as the chosen house builder, we then started the construction of the house. The home used some natural stone, sand stone and German standard wooden flooring. It had a main swimming pool and child’s pool, separated by a bridge, which went over to the Sala. There was also an individual heated Jacuzzi. Our smart home systems expert installed automated lighting systems, automatic remote control gates and various smart home systems for the client.

Most people who have lived in Auckland for a long time remember The Heritage Grand Tearoom, a beautiful large room with an incredible high-stud art-deco ceiling. So we were beyond honoured to be a part of this, as projects of these types don’t come around very often. Because The Heritage Grand Tea Room is a Heritage site, nothing could be fixed into the existing structure. Therefore, everything had to be self-supporting, which is why everything was made out of steel. And that’s where the first challenge began. The first step was getting the steel into the space. And due to the lack of access through the hotel, it had to come up through a window that was 1500x1500 with a 200 tonne mobile crane. We had to custom fabricate a 9m long cage to accommodate the steel with rollers on the bottom of it that was engineered and certified. Once it was time to start building, we had to lay out the footprints of the foundations to set out the base layer of the mezzanine. This was an important part of the process as every aspect of the build relies on this stage being perfect. Due to the restrictions of the Heritage building and load ratings on the floor, there was a lot of steel required. A large part of the challenge was to have the structural fabrication up to an architectural quality painted to a Matte Black finish. The last big challenge was bringing both the main and spiral staircase into the space, as well as the stanchions, as they are very large structures. We brought individual pieces up in the elevator and welded on site in order to bring the design to life. Although this was a tricky project, it was an absolute pleasure working with the owners of this incredible Heritage site and we are very proud of the final product.

All the necessary bedding and linens are provided and professionally laundered. This property can host up to 4 guests. The flat has one bathroom accessible via the hallway with a shower, toilet and sink. You will find soap, shampoo, toilet paper and paper towels to start off your stay.
