For this job, I had the pleasure of visiting the historic Salts Mill, a former textile mill turned art gallery, shopping centre, and restaurant complex near Bingley, West Yorkshire. It was built in 1853 by the famous manufacturer and philanthropist, Sir Titus Salt, and was at one point the largest industrial building in the world by total floor area. As you can imagine, a lot of the rooms at Salts Mill are over a century and a half old. Most of them also contained stone flooring made from Yorkstone – a type of Sandstone unique to Yorkshire, and easily distinguishable due to its rich, natural yellow colouring. Unfortunately, one such floor in the Salts Mill was in quite a bad state. It has completely lost its vibrance – appearing more grey than yellow – and was evidentially in need of a very deep clean and fresh seal. I started the Yorkstone tile restoration by soaking the floor in a strong dilution of our reliable alkaline-based tile cleaner, Tile Doctor Pro Clean, and scrubbing it in using a rotary machine fitted with a scrubbing pad. This quickly removed the initial layers of muck and, in the process, revealed oil-based paint and glue stains all over the floor. To break down the oil and paint I applied Tile Doctor Remove & Go, which is our heavy duty stripper, remover and degreaser. This quickly ate through the paint and glue, and I followed by giving the floor another thorough clean with Pro Clean. Finally, I rinsed the floor with clean water before leaving it to dry for a full two days due to the amount of chemical cleaning product and water applied. Upon my return to the Salts Mill two days later, I ran some quick damp tests to check for any excess moisture which could’ve prevented me from sealing the floor. Thankfully, the floor was dry and ready to be sealed, but it is always recommended, especially with older floors, to be aware of damp issues as these can be very troublesome. My choice of sealer was Tile Doctor Seal and Go, a topical sealer which provides a robust, stain resistant seal and a durable low sheen finish all in one product. This lower level renovation started out as a simple project. The family wanted to install a home theater in their unfinished basement. Initially it was only going to be a space with a home theater where they could occasionally watch a movie or a sporting event. Once the theater design was complete, the clients embraced the elegance of the custom cherry wood cabinetry, columns and wainscoting. In addition, by having all of the audio video components hidden out of sight, the room would have a serene, peaceful ambience. The theater design enticed the clients to finish off the rest of the basement. A bar area was designed with an antique bar, and a lounge area with a fireplace was also constructed. As the layout evolved and the placement of the bar was resolved a perfect area for a wine cellar became evident. Once the clients realized how comfortable the space would be, they understood that they would probably be spending more time in the basement than they originally anticipated. This thought led them to want two large flat panel TVs on the walls in the bar area so they could watch several events at the same time. They love the theater. The 110” screen and quality audio video system is a constant source of entertainment for the entire family. They use the entire basement frequently as a gathering point for family and friends.

We initially were hired to work with our clients on their upstairs bathrooms. Once we started working together the upstairs bathrooms were put on hold and instead we updated the entire first floor! We painted or put wallpaper in each space and added new pieces of furniture to blend with existing pieces. Lighting was updated and added throughout. Staying in tune with the original character of the home was an important focus and we paid close attention to that in our selection of light fixtures, furniture and fabrics. We added a hall closet, put wainscoting in the dining room, updated the fireplace tile surround and added details to the living room bookcase. The kitchen got a fresh new look with minimal renovating - we removed some cabinetry, added floating shelves, tiled the wall and designed a custom built-in breakfast nook. We most recently worked on converting an upstairs sun porch to a home office. We opened up the ceilings, added hardwood flooring to match the rest of the house and furnished it with a few of our client's existing pieces and some new. The end result of this project is a beautiful and welcoming space that we feel truly reflects our clients!

This designer client relationship is one based on friendship. Senior Designer Cori Dyer and client have an indescribable partnership and unmentioned understanding when it comes to decorating this home. A vintage charmer with a modern flair, filled with collectables and uncommon goods that make this space a unique and spectacular. Cori Dyer: I first met Sally when our boys became friends at Chaminade in 2007. Since then, we have stayed close and become great friends. Several years back she asked for my help giving her ideas on ways to spruce things up a bit and work with her on a major remodel. A little intimidating as Sally has a beautiful home and is an avid collector of vintage finds.... way before the trend of blending old and new was popular. She has an eye for unique ways to use vintage pieces and incorporating those into some of the most interesting and compelling displays. What has made this design relationship work is simply one of respect. I know when to give her that push outside of her comfort zone and incorporate her collections with selections that work with what she has, but that offer a new spin on putting it all together. From that initial "spruce up" has come a makeover in her Living Room and currently one completed in her Family Room. Although there are signs of my design throughout her home, the detail and selection of the collections and vintage finds are all Sally!! I truly think that is how Design should be. Blending old and new, and a Designer listening to what makes the client happy. Client: It was fun to be in style for a year or two, but it’s back to being the quirky lady. I was initially contacted by the builder and architect working on this Modern European Cottage to review the property and home design before construction began. Once the clients and I had the opportunity to meet and discuss what their visions were for the property, I started working on their wish list of items, which included a custom concrete pool, concrete spa, patios/walkways, custom fencing, and wood structures. One of the largest challenges was that this property had a 30% (or less) hardcover surface requirement for the city location. With the lot size and square footage of the home I had limits to how much hardcover we could add to property. So, I had to get creative. We presented to the city the usage of the Live Green Roof plantings that would reduce the hardcover calculations for the site. Also, if we kept space between the Laurel Sandstones walkways, using them as steppers and planting groundcover or lawn between the stones that would also reduce the hard surface calculations. We continued that theme with the back patio as well. The client’s esthetic leaned towards the minimal style, so by adding greenery between stones work esthetically. I chose the Laurel Tumbled Sandstone for the charm and character and thought it would lend well to the old world feel of this Modern European Cottage. We installed it on all the stone walkways, steppers, and patios around the home and pool. I had several meetings with the client to discuss/review perennials, shrubs, and tree selections. Plant color and texture of the planting material were equally important to the clients when choosing. We grouped the plantings together and did not over-mix varieties of plants. Ultimately, we chose a variety of styles from natural groups of plantings to a touch of formal style, which all work cohesively together. The custom fence design and installation was designed to create a cottage “country” feel. They gave us inspiration of a country style fence that you may find on a farm to keep the animals inside. We took those photos and ideas and elevated the design. We used a combination of cedar wood and sandwich the galvanized mesh between it. The fence also creates a space for the clients two dogs to roam freely around their property. We installed sod on the inside of the fence to the home and seeded the remaining areas with a Low Gro Fescue grass seed with a straw blanket for protection. The minimal European style custom concrete pool was designed to be lined up in view from the porch and inside the home. The client requested the lawn around the edge of the pool, which helped reduce the hardcover calculations. The concrete spa is open year around. Benches are on all four sides of the spa to create enough seating for the whole family to use at the same time. Mortared field stone on the exterior of the spa mimics the stone on the exterior of the home. The spa equipment is installed in the lower level of the home to protect it from the cold winter weather. Between the garage and the home’s entry is a pea rock sitting area and is viewed from several windows. I wanted it to be a quiet escape from the rest of the house with the minimal design. The Skyline Locust tree planted in the center of the space creates a canopy and softens the side of garage wall from the window views. The client will be installing a small water feature along the garage for serene noise ambience. The client had very thoughtful design ideas styles, and our collaborations all came together and worked well to create the landscape design/installation. The result was everything they had dreamed of and more for their Modern European Cottage home and property.

Wellness in Universal Design This newly remodeled primary bedroom and bath, tagged as #augustflora is up and ready to share with all individuals who love seeing a completed project from start to finish in just a few short months. Initially my client provided me with a magazine image and fabric sample as an inspiration to set the tone of their remodel. Through collaborative efforts, we uncovered the ultimate vision which cultivates a sense of wellness, and invigorates the senses, all in keeping with universal design. Together we succeeded in designing a stunning yet serene space for the owners to enjoy each morning as they arise and every evening as they unwind from their busy days at the office. As you'll notice, the original spaces were outdated, tired, and in desperate need of a modified and improved design in addition to addressing areas of "slippery when wet" in specific zones. Beautiful but practical materials were carefully selected for non-slip areas and easier maintenance, all while ensuring a safer place to comfortably age in place. My clients are enjoying their revitalized space, liberated from any concerns about the risk of injury while preparing for the day. This makeover isn't just practical; it's also stunningly beautiful.

Our clients wanted to make the most of space so we gutted the home and rebuilt the inside to create a functional and kid-friendly home with timeless style. Our clients’ vision was clear: They wanted a warm and timeless design that was easy to clean and maintain with two-active boys. “It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh. We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming. Now, the only problem our clients would have would be convincing their guests to leave! This kitchen had a fantastic head start from a previous remodel back in 2006, which opened up the space. However, our clients wanted to take it a step further. We added two structural posts to accommodate an expanded header. This change allowed us to create an inviting island that not only provides extra prep space but also offers room for six stools. The existing maple wood floors were too beautiful to replace, so we laced into them to seamlessly blend the new square footage. The entire floor was elegantly stained grey, creating a cohesive and sophisticated look throughout the space. The textured melamine wood grain laminate and painted slab doors for the cabinets added a touch of contemporary elegance. The Cambria Queensbury countertops, paired with a full-height backsplash, create a sleek and easy-to-maintain kitchen surface. A upgraded kitchen is not complete without top-notch appliances. In this project, we installed a 48″ Sub-Zero refrigerator, oven, speed oven, beverage refrigerator, wine cooler, induction cooktop, and a decorative stainless hood. The cast iron farm sink found a new home in the spacious island, flanked by two dishwashers for ultimate convenience. Initially designed as a dry bar, an overseas trip inspired our clients to upgrade to a wet bar. After experiencing the joy of sparkling water in Europe, they decided to bring this feature home. The custom-built Grohe faucet was added to provide non-sparkling and sparkling water options, thanks to a carbonated canister cleverly hidden under the sink. To add a touch of warmth and continuity, we incorporated floating shelves made of cherry wood, stained to match the new dining room table. This not only ties the spaces together but also adds a unique design element to the wet bar area. A pocket door leading to the mudroom and back entry, originally added in the 2006 remodel, was kept, and a custom-built dog door made of wood and metal rods was integrated. Now, the dogs can stay in the back entry yet still be part of the family action. New windows and sliding glass doors were installed to provide breathtaking views of the lush landscape and a stunning blue stone patio with a fireplace, seamlessly connecting the interior to the outdoors. Initially this master bath was home to a small standard size shower and linen closet that left too little vanity space on one side of the room, and awkward open space on the other. Our professional design team started with a clean slate to maximize the floor plan and give these homeowners not only an updated master bath, but a master bath that better fit the space and their functional needs. Now the homeowners have plenty of vanity space along with a lavish shower and soaking tub for relaxation.

The ever increasing screen size of today’s modern sleek TV’s offer very exciting visual opportunities. When choosing an entertainment system for it, functionality should be a key ingredient. Functionality becomes the issue as soon as you start to connect the TV to the cable box, DVD player, amplifier, surround sound speakers and subwoofers…and any of the other numerous components, including computers and gaming devices. Beyond the initial hook up, there will likely be future needs for components to be upgraded or replaced. A properly designed media entertainment center can make this not only easier but also make a statement as an artful furniture addition to the living room, man Cave or bedroom.

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. A San Francisco resident for over 30 years, Boitano purchased his home in the mid 1990’s, after falling in love with its peerless views of Alcatraz and the Golden Gate Bridge. While he did an initial facelift when he first moved in, Boitano is now completing a major renovation of the entire home, with the kitchen being one of the most exciting new spaces. “The kitchen is the nucleus of the house. THE SETUP Located in a luxury high rise in Chicago’s Gold Coast Neighborhood, the condo’s existing primary bath was “fine,” but a bit underwhelming. It was a sea of beige, with very little personality or drama. The client is very well traveled, and wanted the space to feel luxe and glamorous, like a bath in a fine European hotel. Design objectives: - Add loads of beautiful high end finishes - Create drama and contrast - Create luxe showering and bathing experiences - Improve storage for toiletries and essentials THE REMODEL Design challenges: - Unable to reconfigure layout due to location in the high rise - Seek out unique, dramatic tile materials - Introduce “BLING” - Find glamorous lighting Design solutions: - Keep existing layout, with change from built in to free-standing tub - Gorgeous Calacatta gold marble was our inspiration - Ornate Art deco marble mosaic to be the focal point, with satin gold accents to create shimmer - Glass and crystal light fixtures add the needed sparkle THE RENEWED SPACE After the remodel began, our client’s vision for her bath took a turn that was inspired by a trip to Paris. Initially, the plan was a modest design to allocate resources for her kitchen’s marble slabs… but then she had a vision while admiring the marble bathroom of her Parisian hotel. She was determined to infuse her bathroom with the same sense of luxury. They went back to the drawing board and started over with all-marble. Her new stunning bath space radiates glamour and sophistication. The “bling” flows to her bedroom where we matched the gorgeous custom wall treatment that mimics grasscloth on an accent wall. With its marble landscape, shimmering tile and walls, the primary bath’s ambiance creates a swanky hotel feel that our client adores and considers her sanctuary.
