In the beach-side town of Asbury Park, New Jersey, stands Palomino Blackwing, a newly renovated 1920s Art Deco building. Now home to 23 modern duplex apartments, the building was designed with sustainable living in mind. Rather than seeking more space, the ideal design was shifted to using space ingeniously.
Some highlights of each unit include:
The Atoll 000 sofa/wall bed system transforms the living room into a guest bedroom for two when needed.
A Lollisoft bunk bed system with a desk, which allows the downstairs flex space to function in multiple ways as needed: a home office/work space, lounge, or bedroom for two. The two steel frame, single beds easily fold down and comfortably accommodate two children or adults.
Goliath transforming Console/Dining Table eliminates the need for a separate dining room, yet can easily accommodate up to 10 people.
Folding Pocket Chairs that are less than 1” deep when closed; 8 chairs are stored on a rack less than 5.5” deep and hung on the wall above the Goliath.

For this installation a 50-gallon drum filled with sand and water weighted down the base plate to hold the basketball unit in position. See through netting was added at water edge of the court to keep the ball out of the ocean and to boost the visual appeal.

The master bedroom was reconfigured to open up the space provide a walk in closet and an enlarged master bathroom. Barn doors slide closed to conceal the bathroom when not in use. Taupe shaker cabinetry was installed with marble counter, marble hexagonal flooring and marble subway tile elsewhere.

Bringing light and more functionality to a 20 year old kitchen was the goal for this extensive remodel. The homeowner worked with Kitchen Designer, Amanda Ortendahl of our North Attleboro location to update what was a dark wood G-shaped kitchen they had installed when they built the home 20 years earlier. The new design incorporates a large working island with ample seating for entertaining, homework and casual meals. The cabinets incorporate substantial crown molding and soar all the way to the ceiling adding to the feeling of height and spaciousness. The cabinets are all by Fieldstone Cabinetry. The perimeter cabinets are a painted finish in the color White. The island, hood and wine bar are Rattan Stain on walnut wood. The countertop and backsplash are Brunello Element Quartz. The plumbing fixtures are the Litze collection from Brizo in Luxe Gold. The coordinating hardware is from Top Knobs in their Honey Bronze finish.

LEED-H Platinum, Net-Positive Energy
OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home.
CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home.
FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath.
NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars.
ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.)
o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI)
o 16,200 kwh total production
o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive.
WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates.
FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage.
RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning.

High-quality tempered glass doors in the style are installed next, as well as all additional accessories the customer wanted. The job is done, and customers left with a new shower and a smile!

Although the kitchen is still long and narrow, it is no longer cramped and dark, thanks to opening up the wall space and installing the island.

Every writer needs a library. We layered her vintage rug with a reindeer hide she brought home from Iceland. The shelves and side table are from Anthropologie, bench from Organic Modernism. The chair is from Article. The ottoman is from etsy, pillow from World Market. The painting by our client's uncle, rotates on a dial and can be positioned in any orientation.

Green laser lines were used to establish precise plumb and level reference points before positioning the delicate textile panels. Careful layout was essential to balance the abstract pattern and protect the silk-thread surface from adhesive.

In the kitchen we exposed the previously hidden original brick walls by eliminating the upper storage and swapping with chunky shelves that wrap the brick. Additional lighting onto the texture of the exposed brick brings the architecture back into the space and provides a nice contrast to the sleek slab doors. We created placement for dish storage by adding a wall of shallow drawers underneath with peg organizers. We extended the island to provide additional seating and more space for baking.
