The 2023 Southern Living Idea House is an oasis on the Tennessee hillside. Bill Holloway and Luke Sippel of Lake + Land Studio had the task of building and designing the perfect home for clients who loved dogs, music, and indoor-outdoor living. The 5,600-square-foot contemporary Southern farmhouse in Leiper’s Fork was intentionally placed to fit the surrounding natural landscape. Holloway and Sippel wanted the home to feel as though it had always been there. An important element of Southern living was present in the home’s design and build: porches. The home has a large, covered porch that runs the nearly the entire length of the back of the home on the main floor and one on the lower level. Using Marvin Ultimate multi-slide doors on the porch unified the indoor and outdoor spaces. The multi-slide door has the ability for the door to open fully, seamlessly blending the two spaces. Inspiration for a coastal dark wood floor entryway remodel in Los Angeles with beige walls and a white front door

Located near the base of Scottsdale landmark Pinnacle Peak, the Desert Prairie is surrounded by distant peaks as well as boulder conservation easements. This 30,710 square foot site was unique in terrain and shape and was in close proximity to adjacent properties. These unique challenges initiated a truly unique piece of architecture. Planning of this residence was very complex as it weaved among the boulders. The owners were agnostic regarding style, yet wanted a warm palate with clean lines. The arrival point of the design journey was a desert interpretation of a prairie-styled home. The materials meet the surrounding desert with great harmony. Copper, undulating limestone, and Madre Perla quartzite all blend into a low-slung and highly protected home. Located in Estancia Golf Club, the 5,325 square foot (conditioned) residence has been featured in Luxe Interiors + Design’s September/October 2018 issue. The client requested a kitchen that would not only provide a great space to cook and enjoy family meals but one that would fit in with her unique design sense. An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request. Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client. A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased. The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package. A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new. The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group, a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

Our goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family. John McManus

A complete full gut remodel of a 4,000 sq ft two-story penthouse residence, this project featured one of a kind views of the Boston public garden and Beacon Hill. A large central gallery flooded with gorgeous diffused light through two full stories of window glass. Clean linear millwork details compliment the structural glass, steel and walnut balustrades and handrailings that grace the upper gallery, reading nook, and stairs. A bleached walnut wet bar with backlit honey onyx backsplash and floating star fire glass shelves illuminated the lower gallery. It was part of a larger motif, which resonated through each of the unique and separate living spaces, connecting them to the larger design intention. A bleached walnut media room doubles as a fourth bedroom. It features a king size murphy bed seamlessly integrated into the full wall panel. A gracious shower in the adjoining bathroom, cleverly concealed behind an innocuous interior door, created a truly unique formal powder room that can reveal a full bath when the house is full of guests. A blend of warm wood, soft whites, and a palate of golds reflected in the stone (calacatta/onyx) textiles and wall coverings, this project demonstrates the powerful results of a consistent design intention, thoughtful engineering, and best practice construction as executed by our talented team of craftsmen and women. Designing additions for Victorian homes is a challenging task. The architects and builders who designed and built these homes were masters in their craft. No detail of design or proportion went unattended. Cummings Architects is often approached to work on these types of projects because of their unwavering dedication to ensure structural and aesthetic continuity both inside and out. Upon meeting the owner of this stately home in Winchester, Massachusetts, Mathew immediately began sketching a beautifully detail drawing of a design for a family room with an upstairs master suite. Though the initial ideas were just rough concepts, the client could already see that Mathew’s vision for the house would blend the new space seamlessly into the fabric of the turn of the century home. In the finished design, expanses of glass stretch along the lines of the living room, letting in an expansive amount of light and creating a sense of openness. The exterior walls and interior trims were designed to create an environment that merged the indoors and outdoors into a single comfortable space.
