Gut renovation of a triplex apartment in New York city meat packing area. In this project, we identified the challenge of renovating a triplex as finding a way to integrate the stairs, so as to not take up the entire width of a narrow house, as well as to minimize the feeling of constantly having to run up and down to connect floors. This twelve-foot-wide townhouse consists of a cellar living room, a master bedroom suite on the upper floor, and a kitchen and dining area on the entry level. In trying to weave together these different floors, the aim of the project was to transform the stairs and steps into a fluid space that combines transition and rest. The steps were designed to be integrated with the architecture, cantilevering from the wall and almost disappearing. The living room on the ground plane folds into the garden through steps and a full-window wall, effectively extending the garden into the living room. From the garden to the entry level, the stairs were transformed into a platform and space for meditation within the open-space living room, dining room and kitchen. The introduction of a skylight midway through the length of the triplex permits natural light to flow to the back of the home, blending into the natural light coming in through the window facing the garden. The skylight also revealed a view of the trees hanging over the townhouse, framing the master bedroom suite from above and extending down with a view towards the garden

In addition to its line of beautiful custom glass products like sunrooms, conservatories, orangeries, greenhouses, and pool enclosures, Sunspace Design is also capable of meeting a client’s general construction needs. Not every project fits neatly into one of the previously mentioned categories, and we pride ourselves on having the flexibility to tailor a solution to your particular design challenges. This particular client was interested in creating a family space featuring an exterior element: a large deck and hot tub. The challenge was to provide screening for the deck and hot tub in a neighborhood setting and at the same time provide the high levels of natural light desired for the interior space. To accomplish this, Sunspace utilized an open ceiling concept so as to provide a large glass area high above the floor. The introduction of this ceiling flooded light into the space and ensured that the privacy hot tub screening constructed around the deck would not negatively impact the interior light levels. By working closely with the client at every step of the process, Sunspace achieved a design that worked well with the existing architecture of the home. Through careful planning and talented execution, we achieved a lovely transition to and from this beautiful and functional space. The client was left with a room to be used by the family all year, and a great environment for relaxing in the outdoors.

The client moved into this space with a pair of high-end speakers he had from his last house. The built-ins were already there in his new family room. No other speaker which could fit on those shelves was going to be any better, or even as good, as the speakers he already owned--not without spending many thousands of dollars. It made sense to modify the built-ins to better fit the existing speakers. This photo shows the built-ins after that modification. Another photo shows the speaker and the shelves before the modification. An upgradeable TV and audio system, commensurate in quality to the speakers, was provided by DH Audio and Home Theater. The system is upgradeable by both software updates and by virtue of its NAD Master Series surround sound processor which uses a design much like a PC tower with its removable card slots. New technologies (4k video, MQA) have already come along since the introduction of this surround processor for which the owner can buy and or upgrade the removable cards. This cabinet is also the heart of a Bluesound wireless and expandable multi-room music system that the customer favored for its superior sound quality (e.g. over Sonos). Ease-of-use was also a must, so DH Audio & Home Theater custom programmed a remote so that one button press is all that's required to call up Fios HD TV, Netflix, Blu-ray discs, family photos and video, or music.

Resisting the temptation to add multiple finishes creates a voluminous effect. Slats of rift-cut white oak in a natural finish were custom fabricated into vanity doors and wall panels. The pattern mimics the reeded glass on the entry door. On the floating vanity, the doors have a beveled top edge, thus eliminating the distraction of hardware. Marble is lavished on the floor; the shower enclosure; the tub deck and surround; as well as the custom 6” thick mitered countertop with integral sinks and backsplash. The glass shower door and end wall allows straight sight lines to that all-important view. Tri-view mirrors interspersed with LED lighting prove that medicine cabinets can still be stylish. Patricia had the typical builder-grade bathroom and was seeking a refreshing and innovative solution for her outdated master bathroom. She wanted a fun shower to wake her up in the morning. The project focused on a complete transformation, bringing her bathroom up to date with contemporary trends and meeting storage needs, while creating a serene and inviting space she can take pride in and enjoys for years to come. The previous design was conventional, hosting both a shower and a bathtub. However, her requirements had evolved, eliminating the need for the bathtub. So, Patricia selected a broader, custom-designed shower that was tailored exactly to her needs! The Turchese Gleeze tile presents a refined look on the shower wall with a cultivated pop of color. The addition of a shower bench and an enlarged wall niche fulfills Patricia's wish for functionality and space optimization. A paint refresh was applied to the existing cabinets, further enhanced by the introduction of sparkling Glisten Quartz surfaces. The backsplash was arranged, utilizing the distinguished Turchese Gleeze tile, creating a cohesive look matching the shower. The subtleties inevitably bring about remarkable transformations. The Delta Stryke wall-mounted faucets present a striking aesthetic, while the addition of two Quaid Wall Mirrors imparts a layer of custom sophistication to the space.
