This new contemporary home was commissioned by a design-loving family in Boulder, Colorado who had just purchased a house on a corner lot and wanted to build something new and contemporary with views of the Flatiron mountain range beyond. Working over a distance was easy with extensive 3D modeling leading the way. Though not on a super-busy corner, limited openings to the street were utilized counter-balanced by extensive glass and access to the side and rear yards. A detached garage was necessary because of off-street parking access from an existing alley that ran behind the house, so a breezeway connecting roof was designed to join the structures visually and provide cover in snow and rain. Hydronic radiant heated floors run throughout and large windows reveal selective views to the neighborhood. Exposed steel beams and wood framing tell the story of structure inside. White-white kitchen and baths provide clean neutral environments for food and bathing. Upstairs high ceilings allow clerestory windows inviting light but not view. The master bedroom is aimed at the Flatiron Mountains as is the large wraparound walking deck with flying roof overhead, all clad in red cedar. Much was learned about the local Colorado building environment along the way, guided by nearby structural engineers and contractor. Boulder has strict sun-shadow rules where 3D modeling was critical to show compliance. Energy and heat-loss concerns limited glazing at certain exposures but allowed us to open things up elsewhere. Located steps from the waterways of Huntington Harbor, California, Phelps Residence is a remodel of a regional mid-century house, developed in the 1960s along with the rest of the Harbor neighborhood. The goal of the renovation was to honor the mid-century bones of the existing structure featuring full-height windows and open beam ceilings while infusing new life and detail via a ground-up renovation. The volume of the house is a two-story stucco façade structure with vertical cedar and black metal accents. The wall-to-wall, full-height sliding doors create an indoor-outdoor experience by extending the front yard fire pit and seating area through the living room to the backyard swimming pool and cabana beyond. The climate of the Harbor provides an ideal environment to open the space up to the yards year-round, thereby expanding the footprint of the house and allowing for an uninterrupted flow between rooms and indoor and outdoor areas. The entry foyer features a steel and terrazzo sculptural stair in a recessed bed of river rock. The lower level’s large-scale terrazzo tiles seamlessly join the living room, dining room, and kitchen. The upper level is reserved for the private bedrooms and a more intimate family room. Hardwood floors flow throughout while large-scale windows seek to capture the unique views offered from each room. Stack bond CMU garden walls in the front yard define the entry sequence, honoring the mid-century history of the residence.

He tackled the situation by hiring interior designer Jennifer Corredor. Never defensive, he let her have run of the field. “He’d say, ‘Jen, do your thing,’” she says. And she did it well. The first order of the day was to get a lay of the land and a feel for what he wanted. For his primary residence, Tulloch chose a home in Pinecrest, Florida. — a great family neighborhood known for its schools and ample lot sizes. “His lot is huge,” Corredor says. “He could practice his game there if he wanted.” A laidback feeling permeates the suburban village, where mostly Mediterranean homes intermix with a few modern styles. With views toward the pool and a landscaped yard, Tulloch’s 10,000-square-foot home touches on both, a Mediterranean exterior with chic contemporary interiors. Step inside, where high ceilings and a sculptural stairway with oak treads and linear spindles immediately capture the eye. “Knowing he was more inclined toward an uncluttered look, and taking into consideration his age and lifestyle, I naturally took the path of choosing more modern furnishings,” the designer says. In the dining room, Tulloch specifically asked for a round table and Corredor found “Xilos Simplice” by Maxalto, a table that seats six to eight and has a Lazy Susan. And just past the stairway, two armless chairs from Calligaris and a semi-round sofa shape the living room. In keeping with Tulloch’s desire for a simple no-fuss lifestyle, leather is often used for upholstery. “He preferred wipe-able areas,” she says. “Nearly everything in the living room is clad in leather.” An architecturally striking, oak-coffered ceiling warms the family room, while Saturnia marble flooring grounds the space in cool comfort. “Since it’s just off the kitchen, this relaxed space provides the perfect place for family and friends to congregate — somewhere to hang out,” Corredor says. The deep-seated sofa wrapped in tan leather and Minotti armchairs in white join a pair of linen-clad ottomans for ample seating. With eight bedrooms in the home, there was “plenty of space to repurpose,” Corredor says. “Five are used for sleeping quarters, but the others have been converted into a billiard room, a home office and the memorabilia room.” On the first floor, the billiard room is set for fun and entertainment with doors that open to the pool area. The memorabilia room presented quite a challenge. Undaunted, Corredor delved into a seemingly never-ending collection of mementos to create a tribute to Tulloch’s career. “His team colors are blue and white, so we used those colors in this space,” she says. In a nod to Tulloch’s career on and off the field, his home office displays awards, recognition plaques and photos from his foundation. A Copenhagen desk, Herman Miller chair and leather-topped credenza further an aura of masculinity. All about relaxation, the master bedroom would not be complete without its own sitting area for viewing sports updates or late-night movies. Here, lounge chairs recline to create the perfect spot for Tulloch to put his feet up and watch TV. “He wanted it to be really comfortable,” Corredor says A total redo was required in the master bath, where the now 12-foot-long shower is a far cry from those in a locker room. “This bath is more like a launching pad to get you going in the morning,” Corredor says. “All in all, it’s a fun, warm and beautiful environment,” the designer says. “I wanted to create something unique, that would make my client proud and happy.” In Tulloch’s world, that’s a touchdown. Finding the right mix of classic and current was important, especially in maintaining an open concept plan. The end result was kitchen that seamlessly joined a family room ultimately creating a space for everyday family life. Style: a modern take on a classic style. The space is home to warm tones, clean, linear elements and professional appliances. Materials: The kitchen features painted white Kemper cabinets, high end appliances including Miele and Sub Zero, Cambria quartz countertops and Daltile product backsplash. Challenges: This project had its own set of unique challenges. There were vast differences in ceiling heights, large HVAC ducts and pipes to be hidden and entrances to the garage to be observed and maintained. The large central column housing the refrigerator, bookshelves and pantries is actually constructed to hide a chase and other various pipes. It was the unique mix of aesthetics and practical install that made the kitchen such a great space.

Cooler Blue Green Undertones. If you are working with the off-whites where do you start? I start with knowing which side of the color wheel we are working with first. Are we working primarily with the warm or cool hues on the color wheel? What are being used as the accent colors in the space? What are the wood or metal finishes? Flooring? We always have to take into consideration what the existing space is and/or the new choices we will be using as our new interior design concept. Why start there you say? Because it is like a detective doing "DNA Investigative Research". We are determining the hues from the color wheel where each element such as the permanent selections and the new decor color is derived from. Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.
