We added a 12’ set of French doors, new waterproof vinyl flooring, removed the many walls enclosing the existing kitchen, and reconfigured the space to make more sense. We went with a two tone look featuring all new Dura Supreme cabinets, replaced all the appliances to include a Fulgor Milano gas range making the kitchen a true chefs dream. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. THE SETUP Sam’s client had lived in her downtown townhome home for less than a year when she decided to remodel the spacious second level. This open area consisted of three sections: a TV and fireplace zone, a sparsely furnished dining area, and a dominant central kitchen. The kitchen featured a long back wall with three segmented sections and a massive island housing the cooktop. This open concept condo had great bones, with industrial columns and walls of windows. Yet, it lacked function as the kitchen lacked an island or any seating. We created an open concept kitchen that worked with the living room to enable seamless entertaining possibilities for this client. The breakfast bar allows for a beautiful view all day long and the bar stools can be pulled up to the main island for extra seating.

These clients hired us to add warmth and personality to their builder home. The fell in love with the layout and main level master bedroom, but found the home lacked personality and style. They hired us, with the caveat that they knew what they didn't like, but weren't sure exactly what they wanted. They were challenged by the narrow layout for the family room. They wanted to ensure that the fireplace remained the focal point of the space, while giving them a comfortable space for TV watching. They wanted an eating area that expanded for holiday entertaining. They were also challenged by the fact that they own two large dogs who are like their children. The entry is very important. It's the first space guests see. This one is subtly dramatic and very elegant. We added a grasscloth wallpaper on the walls and painted the tray ceiling a navy blue. The hallway to the guest room was painted a contrasting glue green. A rustic, woven rugs adds to the texture. A simple console is simply accessorized. Our first challenge was to tackle the layout. The family room space was extremely narrow. We custom designed a sectional that defined the family room space, separating it from the kitchen and eating area. A large area rug further defined the space. The large great room lacked personality and the fireplace stone seemed to get lost. To combat this, we added white washed wood planks to the entire vaulted ceiling, adding texture and creating drama. We kept the walls a soft white to ensure the ceiling and fireplace really stand out. To help offset the ceiling, we added drama with beautiful, rustic, over-sized lighting fixtures. Our clients approached us to renovate their home, as it was lacking function for their family’s changing needs. They were facing issues with insufficient storage, and underutilised areas. The entry was cramped, which was especially noticeable when several people were coming in, or when carrying in groceries. The Shared Bathroom was too small, and lacked enough room for their teenage children to store their individual belongings. Additionally, since both clients work from home, a dedicated office space was essential. On the Main Floor, we relocated the closet at the entry, making the entrance more spacious, and the Powder Room was given an update and new fixtures. The wall between the Kitchen and Dining Room was removed, which opened up the Main Floor. Half of the space this created was used to create a much larger Kitchen with ample gathering space for our client’s large family. The new custom Kitchen boasts plenty of dark cabinetry with wood accents, and is complimented by a beautiful quartz countertop and matching black fixtures. The other half of the newly created space was transformed into a quiet, functional home office. In the new office, a wall of built-in cabinetry offers useful storage for both work and hobby items, creating the perfect space for both work and crafting. On the Second Floor, we expanded the Shared Bathroom by using space from the Guest Bedroom closet and the Second Floor Office. We replaced the bathtub shower combo with a spacious grand shower and added a large vanity and makeup area, giving each teenager their own dedicated personal storage space. In the Master Ensuite, we altered the entryway location, allowing for a redesigned layout that includes a large vanity and double sink, enhancing both functionality and storage. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. THE SETUP The original primary bathroom was characterized by a disjointed and segmented layout. The shower featured a bulky glass-block enclosure that overwhelmed the space visually. There was a considerable amount of open, unused space, and despite having a his and hers vanity, the arrangement lacked personal space for each user, as they shared the conjoined space between the sinks. The toilet was inconveniently located right by the door, with a half-wall partition meant to provide privacy but instead contributing to a cramped and unbalanced feel. Overall, the bathroom’s layout and design were fragmented, failing to make the most of the available space and lacking adequate storage solutions. Design objectives: - Reconfigure the layout to enhance functionality and flow. - Create an elegant, upscale aesthetic that is light and bright. - Incorporate specialized storage solutions for female hair care needs. - Increase overall storage capacity. - Develop a spa-like shower experience. - Provide a significant wow factor to the space. THE REMODEL Design challenges to be solved: - Repositioning the toilet to a more suitable location. - Designing hair care storage solutions without cluttering the elegant space. - Balancing an upscale, elegant design with a feminine touch in the color palette. - Increasing the brightness of the room without adding windows. - Completely replacing the existing shower to create a spa-like experience. - Planning new storage solutions without adding bulkiness or clutter to the cabinetry. THE RENEWED SPACE Design solutions: Toilet Relocation: Moved the toilet by the window, creating a better overall layout that also opened up two full walls for cabinetry and storage solutions. Specialized Vanity Storage: The left side of the left vanity is the wife’s. Open shelves facing across the vanity can be used for decorative or daily needs items. Pull-out docking drawers with power outlets and metal basins handle hot hair appliances. Bright and Elegant Color Scheme: White cabinets, countertops, floors, and shower walls keep the space bright. The just-off-white wall color with a hint of pink adds a feminine touch. Thin wainscoting with white trim offers traditional-leaning elegance. Layered Lighting Strategy: Ceiling can lights, sconces, lighted mirrors, and toe-kick lighting were installed. Natural light-rated bulbs keep the space bright and natural-feeling. Spa-Like Shower: An extra-large shower was created using the same floor tile materials for continuity. Equipped with a Kohler Anthem system with a shower head, hand-held, and four body sprays. His and Hers niches for separate body care product storage. Enhanced Storage Solutions: Added a linen cabinet within the vanity area for efficient storage of towels and bathroom essentials. This elegant bathroom feels incredibly spacious now. The color palette and lights keep the room bright and cheery. Gold fixtures, the herringbone pattern on the floor, and exquisite trim work add an elegant touch. With the husband and wife having their own vanity wall sections joined at the corner, each user truly has their own space within the space. The clients are very happy with the final result.

The clients are a younger couple with no pets or children. They asked me to help them with the Great Room in their brand new townhouse. The space is open concept with 9-foot ceilings. When the clients moved in they had very little furniture and the walls were white and bare. The husband had his eye on a very large original work of art that he wanted to purchase and incorporate into the design. They love to cook and entertain. They asked for a tranquil, neutral space with some color accents, comfortable and flexible seating, a wall-mounted TV with some storage for media equipment, and a bar. The room has several large windows and two sets of sliding glass doors so there is a lot of natural light, which the clients didn’t want to block, but also a lack of privacy. The couple also requested lighting over the kitchen island and some counter stools. I was challenged by the lack of architectural detail in the room and a tight budget. I decided to choose furniture and accessories with classic modern lines so they would last for a long time. To offset all of the straight lines and neutral colors of the main furniture pieces, and to add visual interest, I introduced organic elements, texture and movement. I did this with wallpaper on the fireplace wall and on the kitchen island (in the case of the island, I railroaded the paper for some interest), a textured rug, some greenery, rough wood on the pedestals next to the fireplace, window shades in natural woven wood, and accessories (particularly two ceramic vases) in interesting shapes. I used the husband’s art piece as the starting point for the color scheme and overall design. I added balance and harmony by adding a large art piece and large pedestals across the room from the large art piece and carrying the teal color across the room in the sofa cushion and ottoman fabrics, art above the mantel and a vase in the niche next to the fireplace. I chose large green glass pendant lights for the kitchen to add color and to match the scale of the room. One major challenge was that the clients wanted ottomans so they could put their feet up while watching TV. I couldn’t accommodate ottomans and a coffee table, so I opted just to have one large ottoman and added casters so it could be moved closer to the sofa; however, the husband is very tall and the wife is very petite so they wanted separate ottomans to accommodate their different leg lengths. My solution was to design an ottoman that provides maximum flexibility: the two pieces can be joined and a tray added to make it a coffee table, or pulled apart and used either as party seating or individual ottomans for the homeowners. These delightful clients of Sosna, a family of middle-aged professionals, contacted us to renovate their Kitchen and Office Space in their home. The Kitchen was dated, and lacked sufficient storage, while the Office lacked adequate work space and storage. Throughout the renovation process, ensuring top-quality workmanship and adhering to a strict deadline were paramount. The Kitchen was transformed into a stunning, highly functional space ideal for hosting gatherings.
