This home is located on a one acre parcel of land near the banks of the Milwaukee River in the older established subdivision of Sleepy Hollow Estates in Mequon, Wisconsin. The inspiration for this Glen Cove Residence was to bring the desired by many, contemporary and modern lifestyle of a down town loft and establish it in a neighborhood in the suburbs amongst traditional style homes. Sleepy Hollow Estates like many older established neighborhoods throughout the North shore and Westside communities of Milwaukee had great local architects such as John Randall McDonald and Russell Barr Williamson, who built contemporary master pieces amongst very traditional style homes. This created diversity in the style of homes in these neighborhoods which for the people living in them and the people just passing by, an experience of harmony and cultural lifestyle. Unfortunately today, many new neighborhood developments lack harmony and cultural lifestyle and don’t allow for homes such as this Glen Cove Residence to be built. And for that matter many of the homes built by John Randall McDonald and Russell Barr Williamson back in the 1950’s. When driving through these new developments, one would experience beautiful traditional style homes, but all the homes tend to look the same. There is no diversity in the styles of homes thus these neighborhoods lack the harmony and a cultural life style for the people who live there or what people are looking for when buying a home that reflects their lifestyle. This Glen Cove Residence is an example that a contemporary home which offers a modern lifestyle that many desires can be established amongst traditional homes while blending in with the neighborhood. Don’t be fooled by the flat roof of this home, building technology has come a long way since Frank Lloyd Wright! The roof system on this home is more energy efficient than most roof systems builders are putting on traditional homes today and it doesn’t leak! This Glen Cove Residence was built using all traditional building materials that you would see in homes being built in new developments today. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades. This Glen Cove Residence consists of three bedrooms and three and one half baths. All bedrooms are located on second floor with laundry, guest bath and a master suite. Located between the first and second floors off of the landing is an office/den space. The first floor is open concept with the kitchen, dining and living areas located at the rear of the home with expansive windows allowing a great connection to back yard area and outdoors. On the back of the home is a covered deck area allowing for outdoor entertaining without the worry of the elements. The first floor also offers a powder room, mudroom and walk-in pantry off the kitchen area. From the mudroom there is access to an attached four car tandem garage. From the first floor to the finished basement is an open stair allowing the basement area to feel as part of the house and not just a basement? The basement consists of a main living area, game area with wet bar, exercise room, kids play room with 14’ ceilings, full bathroom and mechanical room with storage closets throughout.

Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

A new home can be beautiful, yet lack soul. For a family with exquisite taste, and a love of the artisan and bespoke, LiLu created a layered palette of furnishings that express each family member’s personality and values. One child, who loves Jackson Pollock, received a window seat from which to enjoy the ceiling’s lively splatter wallpaper. The other child, a young gentleman, has a navy tweed upholstered headboard and plaid club chair with leather ottoman. Elsewhere, sustainably sourced items have provenance and meaning, including a LiLu-designed powder-room vanity with marble top, a Dunes and Duchess table, Italian drapery with beautiful trimmings, Galbraith & Panel wallcoverings, and a bubble table. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

A classic Portland foursquare, lovingly owned by an active and lively family of four, had undergone some unfortunate previous renovations that were in desperate need of updating. A cramped kitchen layout, lacking countertop work space, non-functional appliance locations (the range was floating on it’s own!), cramped kitchen nook not large enough for eat-in space and therefor left underutilized, and a general lack of storage all needed to be addressed. To increase functional space, we enclosed a small back porch and re-built the adjacent nook, folding in the square footage to create an expansive kitchen footprint. We relocated the back door and added a back deck while creating space for a mud bench for littles to tuck away their gear! The enlarged kitchen now boasts a extensive natural light thanks to the addition of several windows. An easy work flow was created within the new kitchen layout featuring an in-island sink with range and hood flanked by matching windows. Custom cabinet accessories make storage a breeze and provide a space for all the necessities to be right at the homeowner’s fingertips. The eat-in kitchen space allows not only for lingering family chats, but homework and craft projects to be done while dinner simmers on the stove. This kitchen truly is the heart of this home! All of the updates were completed with the home’s original foursquare architecture in mind. with a focus on classic architectural molding styles, traditional window details, and clean-lined classic fixtures. Youthfulness and modernity are infused into the space with the contemporary handmade tile backsplash, rich and timeless green cabinets, and artistic wallpaper with a whimsical floral print and subtle European nod. The custom range in cream and brass is a stunning showstopper and a testament that even the most functional of elements in a kitchen can still be beautiful! Which one is the star of the show? How do we pick just one?!

BEFORE - Clients living room lacked lighting, function and and style. All the furniture was removed and a fresh coat of paint from Benjamin Moore was added in this soft blue-grey hue. This particular wall is opposite the seating area and because the clients home lacked closet and storage space, we used this wall for shoe storage, coats, umbrellas and keys.

THE SETUP Sam’s client had lived in her downtown townhome home for less than a year when she decided to remodel the spacious second level. This open area consisted of three sections: a TV and fireplace zone, a sparsely furnished dining area, and a dominant central kitchen. The kitchen featured a long back wall with three segmented sections and a massive island housing the cooktop. She found the kitchen’s functionality lacking and its presence overwhelming – it dominated the entire floor, regardless of where you stood. Design objectives: - Reconfigure key kitchen elements (sink, cooktop, oven) while minimizing the kitchen’s visual impact - Optimize the kitchen’s back wall, eliminating existing dead space - Create a purposeful, well-defined dining area - Establish a distinct, comfortable living area - Reuse existing appliances and flooring - Maintain an overall modern design aesthetic THE REMODEL Design challenges to be solved: - Redesign the island to reduce its overwhelming presence - Create a comfortable, dedicated living room within the available space - Establish a distinct, inviting dining area within spatial constraints - Enhance kitchen functionality and style without dominating the entire floor THE RENEWED SPACE Design solutions: - Sam created raised end caps for the island. This separated the kitchen from adjacent living and dining areas while focusing the kitchen’s functionality. The new sink location offers ample workspace, allowing the cook to interact with guests seated at the island. The redesigned island also provides additional storage. - For the living area, Sam opted for a functional-yet-minimalist approach. Large-format tile creates a natural stone look for the fireplace and TV wall. The recessed TV and extended fireplace shelf maintain a sleek profile. - Artistic wallpaper adds depth and texture, while the intentional lack of extensive shelving keeps the space open and distinct. - Sam transformed the dining area’s blank wall into a feature, adding a unique dry bar with counter space, open shelves, cabinet storage and a beverage fridge. - - - Wallpaper behind and above the bar contributes to the area’s personality. A mirror adds depth while pendant lights add style and visual interest. Relocating the cooktop to the back wall facilitates hidden ventilation, reducing visual clutter. Sam balanced transitional and modern elements for a contemporary yet comfortable feel. The digital control panel on the convection cooktop maintains a sleek look, while the wall oven is now at an easy-to-use height. ----- Mirrored base cabinet fronts and a paneled fridge prevent cabinetry monotony. The redesign has delighted Sam’s client, achieving her main goal of creating a more inviting and visually appealing space. Each section now has its own visual personality and functionality while harmonizing within a monochromatic palette. The entire floor offers wow-factor pop upon first glance, with each area maintaining its distinct character while contributing to a cohesive, modern aesthetic.

These delightful clients of Sosna, a family of middle-aged professionals, contacted us to renovate their Kitchen and Office Space in their home. The Kitchen was dated, and lacked sufficient storage, while the Office lacked adequate work space and storage. Hillcrest Construction designed and executed a complete facelift for these West Chester clients’ master bathroom. The sink/toilet/shower layout stayed relatively unchanged due to the limitations of the small space, but major changes were slated for the overall functionality and aesthetic appeal. The bathroom was gutted completely, the wiring was updated, and minor plumbing alterations were completed for code compliance. Bathroom waterproofing was installed utilizing the state-of-the-industry Schluter substrate products, and the feature wall of the shower is tiled with a striking blue 12x12 tile set in a stacked pattern, which is a departure of color and layout from the staggered gray-tome wall tile and floor tile. The original bathroom lacked storage, and what little storage it had lacked practicality. The original 1’ wide by 4’ deep “reach-in closet” was abandoned and replaced with a custom cabinetry unit that featured six 30” drawers to hold a world of personal bathroom items which could pulled out for easy access. The upper cubbie was shallower at 13” and was sized right to hold a few spare towels without the towels being lost to an unreachable area. The custom furniture-style vanity, also built and finished at the Hillcrest custom shop facilitated a clutter-free countertop with its two deep drawers, one with a u-shaped cut out for the sink plumbing. Considering the relatively small size of the bathroom, and the vanity’s proximity to the toilet, the drawer design allows for greater access to the storage area as compared to a vanity door design that would only be accessed from the front. The custom niche in the shower serves and a consolidated home for soap, shampoo bottles, and all other shower accessories. Moen fixtures at the sink and in the shower and a Toto toilet complete the contemporary feel. The controls at the shower allow the user to easily switch between the fixed rain head, the hand shower, or both. And for a finishing touch, the client chose between a number for shower grate color and design options to complete their tailor-made sanctuary.

This coffee station lacked organization, with tea and coffee pods crammed into a single drawer. Without any dividers, finding the right item was a hassle, and the lack of visual appeal diminished the overall aesthetic of the space.

THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well.
