A unique three-panel bi-fold door, separates the indoor-outdoor space; on nice days, plenty of natural ventilation flows through the house. Opening the sunroom, living room and kitchen spaces enables a free dialog between rooms. The kitchen level sits above the sunroom and living room giving it a perch as the heart of the home. Dressed in maple and white, the cabinet color palette is in sync with the subtle value and warmth of nature. The cooktop wall was designed as a piece of furniture; the maple cabinets frame the inserted white cabinet wall. The subtle mosaic backsplash with a hint of green, represents a delicate leaf.

From the use of courtyards to the high level of detailing, this project emphasizes the most picturesque and expressive qualities of these styles. The residence reflects the visions of two of Coral Gables’ first architects, who designed beautiful and timeless architecture in this garden city to become a lasting piece in the landscape. This project not only captures the breathtaking views of Biscayne Bay, but with timeless style and lush landscaping, it creates a centerpiece for the view from the bay to Coral Gables. The home is designed as a long gallery, with spaces connected by courtyards and public realms. Another large inspiration for this project was the idea of the garden and landscape. With Coral Gables as a garden city, landscape became an integral part of the conception and design. The durability of Marvin products, their ability to stand up to the South Florida climate, as well as the Marvin attention to detail and proportion, made them the perfect choice to employ in a project of such high standards. Vertical blinds and vertical sheers blinds provide multiple light filtering and room darkening possibilities even when partially closed. The entire outdoors can come into this sunroom leading onto the patio when the vertical blinds are pulled all the way to the wall. Open kitchen has great views to the beautiful back yard through new Fleetwood aluminum windows and doors. The large glass door at left fully pockets into the wall. Cabinets are a combination of natural walnut and lacquer painted uppers with Caesarstone countertops and backsplashes. Duda bar stools by Sossego in walnut neatly fit into the new island. To reduce costs the new kitchen was designed around the owners existing appliances.

San Marino based clients were interested in developing a property that had been in their family for generations. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close- knit family. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close-knit family. Facing the Back Bay, overlooking downtown and the Bay Bridge, this property presented us with a unique opportunity to design a vacation home with a dual personality. One side faces a bustling harbor with a constant parade of yachts, cargo vessels and military ships while the other opens onto a deep, quiet contemplative garden. The home’s shingle-style influence carries on the historical Coronado tradition of clapboard and Craftsman bungalows built in the shadow of the great Hotel Del Coronado which was erected at the turn of the last century. In order to create an informal feel to the residence, we devised a concept that eliminated the need for a “front door”. Instead, one walks through the garden and enters the “Great Hall” through either one of two French doors flanking a walk-in stone fireplace. Both two-story bedroom wings bookend this central wood beam vaulted room which serves as the “heart of the home”, and opens to both views. Three sets of stairs are discretely tucked away inside the bedroom wings. In lieu of a formal dining room, the family convenes and dines around a beautiful table and banquette set into a circular window bay off the kitchen which overlooks the lights of the city beyond the harbor. Working with noted interior designer Betty Ann Marshall, we designed a unique kitchen that was inspired by the colors and textures of a fossil the couple found on a honeymoon trip to the quarries of Montana. We set that ancient fossil into a matte glass backsplash behind the professional cook’s stove. A warm library with walnut paneling and a bayed window seat affords a refuge for the family to read or play board games. The couple’s fine craft and folk art collection is on prominent display throughout the house and helps to set an intimate and whimsical tone. Another architectural feature devoted to family is the play room lit by a dramatic cupola which beacons the older grandchildren and their friends. Below the play room is a four car garage that allows the patriarch space to refurbish an antique fire truck, a mahogany launch boat and several vintage cars. Their jet skis and kayaks are housed in another garage designed for that purpose. Lattice covered skylights that allow dappled sunlight to bathe the loggia affords a comfortable refuge to watch the kids swim and gaze out upon the rushing water, the Coronado Bay Bridge and the romantic downtown San Diego skyline. Designing additions for Victorian homes is a challenging task. The architects and builders who designed and built these homes were masters in their craft. No detail of design or proportion went unattended. Cummings Architects is often approached to work on these types of projects because of their unwavering dedication to ensure structural and aesthetic continuity both inside and out. Upon meeting the owner of this stately home in Winchester, Massachusetts, Mathew immediately began sketching a beautifully detail drawing of a design for a family room with an upstairs master suite. Though the initial ideas were just rough concepts, the client could already see that Mathew’s vision for the house would blend the new space seamlessly into the fabric of the turn of the century home. In the finished design, expanses of glass stretch along the lines of the living room, letting in an expansive amount of light and creating a sense of openness. The exterior walls and interior trims were designed to create an environment that merged the indoors and outdoors into a single comfortable space. We turned an old 3 season porch in to an airy, bright mudroom/sunroom. 3 generous size cubbies were tucked in to one corner. In another corner we installed cabinets for storage under window set. Rest of the space is good for play time, hang out, etc. Next spring the French Doors will lead out on to a new composite deck for entertaining. It will be a nice open concept from kitchen, through mud/sunroom and out to a large deck for entertaining.

This home is a true gem in the heart of MacGregor Downs community in Cary, NC. Built in the 1980's in true Modernist design and architecture, the new owners wanted to keep the integrity of the original design. We redesigned the Half Bath, created floor plan layouts for new furniture, spec'd out furniture, accessories, flooring material, lighting, and artwork, as well as worked on brightening the wall and ceiling paint colors. One challenge we faced during the design process were the very tall ceilings, the very wide walls, and unusual angles. We chose interesting , engaging, and minimalistic artwork for the walls, which proved a successful solution. The grand living room needed large focal pieces, so our design team began by selecting the large iron chandelier to anchor the space. The black iron of the chandelier echoes the black window trim of the two story windows and fills the volume of space nicely. The plain fireplace wall was underwhelming, so our team selected four slabs of premium Calcutta gold marble and butterfly bookmatched the slabs to add a sophisticated focal point. Tall sheer drapes add height and subtle drama to the space. The comfortable sectional sofa and woven side chairs provide the perfect space for relaxing or for entertaining guests. Woven end tables, a woven table lamp, woven baskets and tall olive trees add texture and a casual touch to the space. The expansive sliding glass doors provide indoor/outdoor entertainment and ease of traffic flow when a large number of guests are gathered.

The distressed green island sits atop brown stained hardwood floors and creates a focal point at the center of this traditional kitchen. Topped with ubatuba granite, the island is home to three metal barstools painted ivory with sage green chenille seats. Visual Comfort globe pendants, in a mix of metals, marry the island’s antique brass bin pulls to the pewter hardware of the perimeter cabinetry. Breaking up the cream perimeter cabinets are large windows dressed with woven wood blinds. A window bench covered in a watery blue and green leaf pattern coordinates with the island and with the Walker Zanger glass tile backsplash. The backsplash and honed black granite countertop, wraps the kitchen in luxurious texture. The spacious room is equipped with stainless steel appliances from Thermador and Viking.

Remodeling the master bath provided many design challenges. The long and narrow space was visually expanded by removing an impeding large linen closet from the space. The additional space allowed for two sinks where there was previously only one. In addition, the long and narrow window in the bath provided amazing natural light, but made it difficult to incorporate vanity mirrors that were tall enough. The designer solved this issue by incorporating pivoting mirrors that mounted just below the long window. Finally, a custom walnut vanity was designed to utilize every inch of space. The vanity front steps in and out on the ends to make access by the toilet area more functional and spacious. A large shower with a built in quartz shower seat and hand held shower wand provide touch of luxury. Finally, the ceramic floor tile design provides a mid century punch without overpowering the tranquil space.
