We were so delighted to be able to bring to life our fresh take and new renovation on a picturesque bathroom. A scene of symmetry, quite pleasing to the eye, the counter and sink area was cultivated to be a clean space, with hidden storage on the side of each elongated mirror, and a center section with seating for getting ready each day. It is highlighted by the shiny silver elements of the hardware and sink fixtures that enhance the sleek lines and look of this vanity area. Lit by a thin elegant sconce and decorated in a pathway of stunning tile mosaic this is the focal point of the master bathroom. Following the tile paths further into the bathroom brings one to the large glass shower, with its own intricate tile detailing within leading up the walls to the waterfall feature. Equipped with everything from shower seating and a towel heater, to a secluded toilet area able to be hidden by a pocket door, this master bathroom is impeccably furnished. This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

Our clients came to us because they were tired of looking at the side of their neighbor’s house from their master bedroom window! Their 1959 Dallas home had worked great for them for years, but it was time for an update and reconfiguration to make it more functional for their family. They were looking to open up their dark and choppy space to bring in as much natural light as possible in both the bedroom and bathroom. They knew they would need to reconfigure the master bathroom and bedroom to make this happen. They were thinking the current bedroom would become the bathroom, but they weren’t sure where everything else would go. This is where we came in! Our designers were able to create their new floorplan and show them a 3D rendering of exactly what the new spaces would look like. The space that used to be the master bedroom now consists of the hallway into their new master suite, which includes a new large walk-in closet where the washer and dryer are now located. From there, the space flows into their new beautiful, contemporary bathroom. They decided that a bathtub wasn’t important to them but a large double shower was! So, the new shower became the focal point of the bathroom. The new shower has contemporary Marine Bone Electra cement hexagon tiles and brushed bronze hardware. A large bench, hidden storage, and a rain shower head were must-have features. Pure Snow glass tile was installed on the two side walls while Carrara Marble Bianco hexagon mosaic tile was installed for the shower floor. For the main bathroom floor, we installed a simple Yosemite tile in matte silver. The new Bellmont cabinets, painted naval, are complemented by the Greylac marble countertop and the Brainerd champagne bronze arched cabinet pulls. The rest of the hardware, including the faucet, towel rods, towel rings, and robe hooks, are Delta Faucet Trinsic, in a classic champagne bronze finish. To finish it off, three 14” Classic Possini Euro Ludlow wall sconces in burnished brass were installed between each sheet mirror above the vanity. In the space that used to be the master bathroom, all of the furr downs were removed. We replaced the existing window with three large windows, opening up the view to the backyard. We also added a new door opening up into the main living room, which was totally closed off before. Our clients absolutely love their cool, bright, contemporary bathroom, as well as the new wall of windows in their master bedroom, where they are now able to enjoy their beautiful backyard!

The phrase "luxury master suite" brings this room to mind. With a double shower, double hinged glass door and free standing tub, this water room is the hallmark of simple luxury. Our carpenters labored every detail from chainsaws to the finest of chisels and brad nails to achieve this eclectic industrial design. This project was not about just putting two things together, it was about coming up with the best solutions to accomplish the overall vision. A true meeting of the minds was required around every turn to achieve "rough" in its most luxurious state.
