Our client felt the main floor of the home was too sectioned off and the kitchen too small. We designed a more open space by removing two load bearing walls, replacing them with engineered beams. We removed the patio door and replaced it with a single door and window to allow us to expand the foot print of the kitchen. When completed the main floor is much more open and light, the old formal living room is now a family room, the old family room is a sitting area and dining area, the kitchen is larger and more functional. A new “mudroom” was created to include a “drop zone”, bench, cubbies and pantry area. An old “wine” area was converted to be more of a butler’s pantry. The new cabinets are Tedd Wood Landmark in a white shaker style. Custom floating shelves were constructed for the corners and new bay window was installed. Finishing off the project, the powder room was remodeled, new doors on the hall closet and powder room, glass barn door leading to the basement a new entry door were installed. The main stair case was refinished along with the railing and the hardwood floors were refinished.

In curating the home's collection of eccentric art and accessories, nothing was off limits. Each piece was handpicked from up-and-coming artists' online shops, local boutiques and galleries. The custom velvet, feather-filled sectional and its many pillows was used to make the space as much for lounging as it is for looking. Since completion, the globe-trotting duo have continued to add to their newly designed abode - both true converts to the notion that sometimes more is definitely more.

This paving and planting scheme features new hard landscaping elements and a new planting scheme. Artscape was initially briefed to extend and enhance the patio in the garden of a lovely home in the village of Cookham Dean in Berkshire. Our clients wanted to increase the size of the paved area so they could use it more frequently for relaxing and dining in the sun during the day. As well as increasing its size and practicality, they wanted the terrace to look and feel more inviting. The existing site was a mixture of brick paving, which was slippery underfoot, and tired concrete crazy paving. The patio also had stone retaining walls surrounded by sloped lawns and a few poorly maintained and mismatched shrubs. Redesigned and repaved area We first created a new, larger layout with a series of wider steps closer to the house, making a more inviting and welcoming area. Our landscapers paved the area with coursed sandstone, renowned for its incredible strength and durability. The earthy tones and unique texture of the sandstone gives it a natural timeless look which blends sympathetically with the garden setting. The worn finish of the paving also makes the surface safer to walk on. The edge of the paving curves in line from the end of the house to visually link the areas. Bullnosed edges enhance looks and safety Bullnosing provides the garden step edges with a smooth, luxury appearance, which also enhance safety. Safety is an important factor to consider when renovating or building new steps and paved areas. Smooth, rounded bullnosed steps or edges means there won’t be any harshly cut, sharp edges to injure someone should they trip or fall. Replacing sloped lawns with plants Our initial brief was to create a new planted border just around the paved area. However, after various discussions and designs, our clients decided to follow our recommendation to expand the planting, so it included the whole sloping bank. The planting design also included the addition of small trees to create vertical interest. New nature-friendly planting The planting features an easy-to-maintain mix of perennials, grasses, and shrubs. This adds softness to the seating area and brings an everchanging display of flowers, foliage, textures and colours to the garden. The plants will attract more birds and butterflies to the garden, and will be beneficial for insects too. The lawn was doing very little to support a diversity of insects and birds. Replacing even a small section of lawn with perennial flowers, shrubs, grasses, wildflowers, or groundcovers will benefit nature and wildlife. As well as supporting greater biodiversity, plants are more environmentally friendly than maintaining a lawn. Lawns are drought tolerant and will recover even if the grass has turned brown and patchy in a heatwave. But to keep the lawn looking lush, green, and beautiful in a hot, dry spell will require constant and wasteful watering. The planting is informal and includes grasses, taking inspiration from the fields opposite. Ornamental grasses soften the scheme and bring movement to the garden as they shimmer in the slightest of breezes. Grasses are easy to grow and require little ongoing care. The main maintenance task is to cut the planting back in spring ready for the new growth to come through. To keep the whole project within our client’s budget, we retained the existing walls, simply carrying out some small repairs and modifications where necessary. We were also able to add stunning new atmospheric lighting to the older existing lighting circuit to illuminate the area at night.

PAEIZ 6 project is located in Tehran, at the intersection of 3 streets. There is a small green space in the northern part of the project. For this reason, the entrance of the complex was defined in this section to ensure easier access, and to be able to enjoy the desired view of the greenery from the lobby. The facade shell with its positive and negative horizontal levels is inspired from NAHAZ O NAKHIR (a kind of bricklaying method in Iranian historical architecture) so that the viewer can see different lights and shadows at each hour of the day. Among these shapes, Using plants also helps to avoid routine. choosing the combination of brick and stone, while having harmony with each other, has been done in order to respect the city and in order to accompany the surrounding buildings as much as possible. By designing windows like puzzles with different and various dimensions, in addition to being different from the common forms, has formed an integrated shape. Vertical access is placed in the middle of the eastern side so that the units can use as much natural light as possible, so that the division and common spaces are reduced to minimum. Stairs, elevators and corridors which are dividing the units with its transparent material led to maintaining the visual connection of the spaces and as a result, it appears larger. As our design mainstream, use of plants in the facade, lobby, basements, the lobby between units and interior design can be seen. The yard did not have enough space for landscaping as a result of having two ramps. In order to solve this challenge, The roof of the ramp is prepared to grow plants. The ground floor consists of two parts, the southern part is parking and the northern part is lobby. The lobby, while having seating and waiting areas, includes a guard post and security equipment, which is decorated with Fountain and plants. -1 and -2 levels are consisted of parking and storages, a gathering hall and a caretaker. The residential project with 5 floors, totally includes 15 three-bedroom residential units with 125 to 150 square meters. - The roof has various facilities such as bathroom, kitchen, barbeque, Jacuzzi, sunbathing area and seating and walking areas. Numerous seating spaces are located at scattered points due to the number of units and the possibility of simultaneous use. Walking paths through the gardens have defined a suitable space for walking. Due to the desirable view to the north (mountains in north of Tehran) and south (QEITARIEH Park), the walls of these two sides have been shortened with gaps, while the western wall overlooking the neighbor is surrounded by higher walls.

These clients are your typical, plant-loving millennials who, slowly and on a budget, are bringing a unique vision for their home to life. Color, while important to every homeowner, was clearly important to these homeowners. With one homeowner being an artist with an affinity for pink, the couple went through a gamut of cabinet color options including olive, teal, navy, and mustard. Assisted by interior designer Erinn Farrell, they landed on a custom paint color – Benjamin Moore’s Evening Blue – for the cabinetry, complemented by clear Alder in a natural stain. The retro, Mid-Mod Squares tile backsplash in custom colors from Mercury Mosaics gives a nod to the original style of the home built in the 1950's. The overall layout of the kitchen didn't change much, but the pantry and baking center on the refrigerator wall are new features that provide much needed storage. The original wood floors (found beneath not one, but two layers of linoleum) received a fresh stain. Homeowners in Richfield came to Castle looking to update their 1956 Kitchen in their ranch style home. The goal was to keep the same U-Shaped footprint of the kitchen while maximizing the cabinet layout configuration. The overall transformation is stunning. One major adjustment was installing the upper cabinets to the ceiling. This draws your eyes up and gives the room a larger feel with the added storage that was previously nonexistent. The java color stained Crystal Cabinets are balanced with clean polished nickel hardware. Another part of the project that was important to the homeowners was lighting. The existing configuration was dark, with very little over head light or task lighting. With adding in disc LED light fixtures in the ceiling, decorative pendant and wall sconce lighting over the sink, the space now is light and bright even with selecting darker finishes. To top off this project, Designer Tracy O’Donnell curated a gorgeous tile feature above the farmhouse sink. The picture framed Carrara marble herringbone mosaic tile features natural colors that play off the countertop and warmth of the cabinets beautifully. WITH A LOVE of outdoor living, these Connecticut homeowners wanted to outfit their open-air area for maximum enjoyment. Envisioning a space especially for cooking, dining, and relaxing, they hired Michael Gotowala, principal designer and president of Preferred Properties Landscaping and Masonry, whose motto is to “live beyond the walls of your home outdoors.” Preparing their home so the owners could do just that, Gotowala got to work on an addition that allowed for a master bedroom and office walkout for private outdoor living. The heart of the outdoor area features a fireplace with arched stone bins, granite countertops, and an adult beverage center. To the right, a stone hot tub complements the stone courtyard and privacy walls, which are highlighted with fire jars. To the left of the addition is pool central. This section includes a fire pit with stone bench and L-shaped island against the house. element, visually connecting areas. A respectful renovation balances historical preservation and contemporary design. A historic log cabin, reimagined for a preservation-minded couple. Working with the architect, we thoughtfully swapped extraneous wood for panoramic windows and steel I-beams. The resulting interior feels simultaneously seamless and sophisticated, open and intimate. Layers of texture lend intrigue throughout: rustic timber walls complement the client’s contemporary art collection; plush upholstery softens such as a copious cobalt sectional soften minimalist lines of metal; cozy nooks, like one bridging the living room and master suite, invite relaxation. The master transforms the historic core of the cabin into a refuge defined by logs darkened to near black. Catering to keen chefs, we designed a gourmet kitchen as functional as it is flawless; opting out of a dining room in favor of a larger family area, the expansive kitchen island seats six. Every careful detail reflects the synergy we felt with this client and their respect for both history and design.
