Molidor Custom Builders, Inc.This Kitchen located in a traditional Tudor-style home in Lake Forest, IL needed a drastic change to reflect the sophisticated style and personality of the young, modern family with its executive yet family-oriented lifestyle. Our clients presented us with multiple design and functionality challenges including, but not limited to their kitchen feeling dark and enclosed even with their wonderful 9’ ceilings. There was a true lack of connection between their family room and kitchen, which made it difficult for them to enjoy their time together as a young family. The kitchen lacked storage, included a small desk area used for storing china, and a broken working triangle between appliances and prep areas.
From the client’s lackluster kitchen we set out to provide them with functional and attractive solutions to maximize their storage, space and provide quality that would stand the test of time.
We started by changing the orientation of the kitchen in turn opening up the exterior wall with beautiful French sliding patio doors that originally housed an under-sized window where under perched the kitchen sink. Instantly ample light poured into the space connecting the wooded lot to the kitchen as well as large deck for entertaining. We also opened the adjoining wall to the family room, which allotted open passage and a clear view to join the family space together. A bar height countertop was added for entertaining yet allowed for some visual separation between the spaces. We added spice drawers, towel pull outs at the sink and a wall of display and china cabinetry that mimic the cabinetry designed in the family room with beautiful, serpentine curved mullions by a floating banquette in the breakfast nook.
The exterior runs of the kitchen cabinetry are custom-made and hand finished with a beautiful warm white paint and café latte glaze. With espresso brown marble counters. The center ten-foot island is a rustic alder furniture-grade beauty with hand-turned legs and beautiful shaker panel doors and green marble top that brings in the tones of the teals, creams and browns running through the space. All of this sets on top of a beautiful twelve by twenty-four stone tile laid in an angled herringbone pattern. The kitchen backsplash is a custom tone crackle subway tile with a custom colored hand-cut Ann Sacks glass mosaic representing escargot over the professional-grade oven, surrounded by a hand-poured teal glass border.
The great room appeared extremely dark despite having large windows that reached towards the vaulted ceilings. The client felt attention was not drawn to the outside. The solution we drafted included pulling the mullions out of the windows and painting the trim work white. The fireplace was on one wall and the television on another. With the current furniture arrangements the back would have been to the fireplace. We changed the orientation of the room by placing the television over the fireplace in a recessed niche trimmed with stone and faced the upper portion in silk and the lower in large-format travertine. In creating a more intriguing fireplace façade we provided a focus for the furniture grouping to sit within. An oversized section with extra deep seating allows for a comfortable place to perch and spend family time while watching movies. The lighting in the space prior was not adequate so we created the addition of a small chandelier over the game table near the windows and added volume to the ceiling by including a larger chandelier central within the room with more candles. These changes helped update the formerly outdated dark and dreary space.
With the bones of the room uplifted we drew our attention to adding detail in furnishings and window treatments. We accented the room with subtle patterning on top of bold color choices. The chairs offer depth and dimension with the green citron accented seats and peacock-patterned back fabric that help tone the colors down. To lighting the space we added an oversized cocktail ottoman that floats beautifully within the space and brings in the blue accents with button tufts as a peek-a-boo effect within. The sliding tray works perfectly to function as both a cocktail table and place to rest one’s feet. The game table in the rear of the room has an inlaid cross-cut branch marquis within the top and is surrounded by clean-lined chairs and a curved banquette perfect for a family to play games at and spend their quality time. Beautiful bounding window treatments drape the two-story window wall with an over-sized medallion patterned top treatment cascading into solid blue striated fabric trimmed with beaded shell trim for an appropriately dynamic finishing touch to the space.
The kitchen and family room meld beautifully together and offer a crisp yet welcoming feel to the home in keeping with the Tudor styling and modern family needs. It’s a space truly to be enjoyed by all who visit.

We used a new green material for the countertops, which is a man-made porcelain slab, which adds a smooth and seamless design to the large space. Complementing the countertops are the sleek white cabinets, white globe pendant lights, and a pale yellow accent wall, which keeps the room light and cheery while adding a touch of color.
We added a pop-up outlet in the countertop, which plugs into a hidden GFCI, allowing for outlets to be readily available and indecipherable on the countertop. An assisted pop-up shelf has also been installed, providing the perfect space for a toaster, coffee machine, and other small machinery that may take up wanted counter space. And lastly, for additional storage, we designed the top row shelves to be open and continuous (not sectioned off), creating space for larger items that the homeowners want to store.

Kitchen Design ConceptsAvid cooks and entertainers purchased this 1925 Tudor home that had only been partially renovated in the 80's. Cooking is a very important part of this hobby chef's life and so we really had to make the best use of space and storage in this kitchen. Modernizing while achieving maximum functionality, and opening up to the family room were all on the "must" list, and a custom banquette and large island helps for parties and large entertaining gatherings.
Cabinets are from Cabico, their Elmwood series in both white paint, and walnut in a natural stained finish. Stainless steel counters wrap the perimeter, while Caesarstone quartz is used on the island. The seated part of the island is walnut to match the cabinetry. The backsplash is a mosaic from Marble Systems. The shelving unit on the wall is custom built to utilize the small wall space and get additional open storage for everyday items.
A 3 foot Galley sink is the main focus of the island, and acts as a workhorse prep and cooking space. This is aired with a faucet from Waterstone, with a matching at the prep sink on the exterior wall and a potfiller over the Dacor Range. Built-in Subzero Refrigerator and Freezer columns provide plenty of fresh food storage options. In the prep area along the exterior wall, a built in ice maker, microwave drawer, warming drawer, and additional/secondary dishwasher drawer helps the second cook during larger party prep.

Alair Homes PlanoOur clients wanted to increase the size of their kitchen, which was small, in comparison to the overall size of the home. They wanted a more open livable space for the family to be able to hang out downstairs. They wanted to remove the walls downstairs in the front formal living and den making them a new large den/entering room. They also wanted to remove the powder and laundry room from the center of the kitchen, giving them more functional space in the kitchen that was completely opened up to their den. The addition was planned to be one story with a bedroom/game room (flex space), laundry room, bathroom (to serve as the on-suite to the bedroom and pool bath), and storage closet. They also wanted a larger sliding door leading out to the pool.
We demoed the entire kitchen, including the laundry room and powder bath that were in the center! The wall between the den and formal living was removed, completely opening up that space to the entry of the house. A small space was separated out from the main den area, creating a flex space for them to become a home office, sitting area, or reading nook. A beautiful fireplace was added, surrounded with slate ledger, flanked with built-in bookcases creating a focal point to the den. Behind this main open living area, is the addition. When the addition is not being utilized as a guest room, it serves as a game room for their two young boys. There is a large closet in there great for toys or additional storage. A full bath was added, which is connected to the bedroom, but also opens to the hallway so that it can be used for the pool bath.
The new laundry room is a dream come true! Not only does it have room for cabinets, but it also has space for a much-needed extra refrigerator. There is also a closet inside the laundry room for additional storage. This first-floor addition has greatly enhanced the functionality of this family’s daily lives. Previously, there was essentially only one small space for them to hang out downstairs, making it impossible for more than one conversation to be had. Now, the kids can be playing air hockey, video games, or roughhousing in the game room, while the adults can be enjoying TV in the den or cooking in the kitchen, without interruption! While living through a remodel might not be easy, the outcome definitely outweighs the struggles throughout the process.

Keeping it all white, from the cabinets to the counter and backsplash, creates the illusion of a larger space. Note the quartz countertop that mimics marble but is far more durable. Homeowners’ request: We want at least 2 rooms, a large laundry room, an office, a play area, movie night area with a large sectional a bathroom and loads of storage – Yikes that’s a big wish list for only 1000 square feet, including the furnace room space.
Designer secret: Separating the bedrooms for the In-laws to the east side , the office and living space to the west side and creating a large central bathroom with extra long storage and a corridor with-in, I was able to turn this once gloomy and dingy basement into a family retreat . Light colors, durable waterproof VCT flooring, larger egress windows and better LED lighting enhances the space and opens the space so no one feels like they live underground. I also kept the open staircase in it’s space to minimize costs put gave it a face lift by painting all spindles and supports white and staining the stair treads to match floor.

Olamar InteriorsThese Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well.
For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. Perfectly appointed furnishings, artwork, accessories and custom made window treatments complete the look and feel of this gorgeous vacation home.

There were various leaks, section of random concrete as well as DIY pond implements. -anyway- We vowed to rectify the situation with a reconstructed and remodeled work of art.
After all the water was pumped out we began disassembling the pond. All aquatic life was removed with some being salvaged for reuse. Next was on to the large boulders as well as other rock and gravel throughout the pond. The random concrete and DIY implement creation abominations were removed along with the liner. Fortunately an Aquascape skimmer was installed, which we were able to re-use. Once everything was removed we began excavating for the new pond. New liner, underlayment, and biofalls were installed. We reused the existing boulders as well as brought in more since the pond was made larger. Driftwood was installed to naturalize the pond and aquatic plants and fish were reintroduced. a few landscape boulders were placed around the pond and it was finished off with a bit of fresh mulch.

Cutuli HomesA distinctive standing-seam metal roof creates an architectural connection between two shingle-roofed sections of this extensively remodeled and expanded Redmond, Washington home. Rather than simply joining the original home and new additions, this transitional element was designed to become an intentional part of the home's exterior architecture.
The dark metal roofing provides a sophisticated contrast against the white siding and neighboring asphalt shingle roofs, visually breaking up the larger footprint while creating balance between the different wings of the home. The change in roofing material adds dimension, texture and architectural interest while allowing the various phases of the whole-home remodel and home addition to read as one cohesive residence.
This connection is part of a substantial transformation designed around a family that loves entertaining friends and family. The project included an expanded kitchen and dining room, covered outdoor entertaining area, three-car garage addition, bonus living space, media/family room, home office, craft room, mudroom and expanded laundry room. Thoughtful exterior details such as this standing-seam metal roof connection helped integrate the new construction with the existing home while giving the completed residence the character and refinement of a thoughtfully designed custom home.
Meshberg GroupWe renovated a one bedroom loft in New York City into a two bedroom space, to comfortably accommodate a growing family. The kitchen, dining area and living room are part of the open concept for the light filled space, making it seem larger and airy. Throughout the open loft layout, reclaimed wood finishes and furniture, exposed pipes and original brick were highlighted to complement the historic nature of the building.

Archadeck of ChicagolandThis pressure treated pine deck replaced an old rectangular deck for these homeowners. We designed the space with the goal of creating two separate areas -the smaller area of the deck for dining, and the larger bumped out area for added seating. The bumped out section of the deck creates a more interesting look with different angles. The herringbone pattern creates a modern detail while strengthening the deck.
