Living room - transitional living room idea in Los Angeles

This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. The home also boasts an open, four-story staircase flooded with natural, southern light, as well as a lower level family room, four bedrooms (including two en-suite) on the second floor, and an additional two bedrooms and study on the third floor. A spacious, 500SF roof deck is accessible from the top of the staircase, providing additional outdoor space for play and entertainment. Due to the location and shape of the site, there is a 2-car, heated garage under the house, providing direct entry from the garage into the lower level mudroom. Two additional off-street parking spots are also provided in the covered driveway leading to the garage. Designed with family living in mind, the home has also been designed for entertaining and to embrace life's creature comforts. Pre-wired with HD Video, Audio and comprehensive low-voltage services, the home is able to accommodate and distribute any low voltage services requested by the homeowner. Evoking a sense of calm and equilibrium for all who visit, this symmetrical poolscape provides a haven in a Hauppauge, NY backyard. Unilock Beacon Hill Smooth pavers, with custom-made 2'x2' slabs, provide a smooth transition from the side walkway and up the stairs to the elevated, geometric pool. As guests and family gather on the expansive poolside patio, they can take in plenty of sun while listening to the calming rush of three nearby waterfalls. The stone-like design weaves its way around the property, leading right up to the front door for ultimate curb appeal and elegance. From the front yard to the back patio, clean lines and a delicate balance encompass both the paver and pool design, while incorporating lush gardens and symmetrical hedges.

Blending a modern sensibility with traditional architecture, this garden features a front yard meadow with native grasses (Carex praecracilis) and wildflowers. Poured-in-place concrete pavers in a meandering pattern slow the approach from the sidewalk to the entry. The modestly-sized backyard has been maximized for entertaining with outdoor dining and lounging areas and subtle landscape lighting. Photos © Anice HoachlanderOur client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. Cape Cod; Dennis, MA The staircase is a striking feature with its polished hardwood treads and a curved handrail, which adds a graceful, traditional touch. The balusters are painted white, providing a crisp contrast and reinforcing the clean, coastal feel. The walls are finished with vertical board-and-batten style paneling, a classic architectural detail that adds texture and character. Natural light is a key element of the design, flooding the space from multiple sources. A large window is positioned at the top of the stairs, and a distinctive round, porthole-style window on the lower landing adds a unique architectural detail. This design element not only provides additional light but also reinforces the nautical, coastal theme. The warm glow of the hardwood floors and sunlight creates an inviting atmosphere, while the white paneling keeps the space feeling open and airy.

Sited on 35- acres, this rustic cabin was laid out to accommodate the client’s wish for a simple home comprised of 3 connected building forms. The primary form, which includes the entertainment, kitchen, and dining room areas, is built from beetle kill pine harvested on site. The other two forms are sited to take full advantage of spectacular views while providing separation of living and garage spaces. LEED Silver certified.

My client for this project was a builder/ developer. He had purchased a flat two acre parcel with vineyards that was within easy walking distance of downtown St. Helena. He planned to “build for sale” a three bedroom home with a separate one bedroom guest house, a pool and a pool house. He wanted a modern type farmhouse design that opened up to the site and to the views of the hills beyond and to keep as much of the vineyards as possible. The house was designed with a central Great Room consisting of a kitchen area, a dining area, and a living area all under one roof with a central linear cupola to bring natural light into the middle of the room. One approaches the entrance to the home through a small garden with water features on both sides of a path that leads to a covered entry porch and the front door. The entry hall runs the length of the Great Room and serves as both a link to the bedroom wings, the garage, the laundry room and a small study. The entry hall also serves as an art gallery for the future owner. An interstitial space between the entry hall and the Great Room contains a pantry, a wine room, an entry closet, an electrical room and a powder room. A large deep porch on the pool/garden side of the house extends most of the length of the Great Room with a small breakfast Room at one end that opens both to the kitchen and to this porch. The Great Room and porch open up to a swimming pool that is on on axis with the front door. The main house has two wings. One wing contains the master bedroom suite with a walk in closet and a bathroom with soaking tub in a bay window and separate toilet room and shower. The other wing at the opposite end of the househas two children’s bedrooms each with their own bathroom a small play room serving both bedrooms. A rear hallway serves the children’s wing, a Laundry Room and a Study, the garage and a stair to an Au Pair unit above the garage. A separate small one bedroom guest house has a small living room, a kitchen, a toilet room to serve the pool and a small covered porch. The bedroom is ensuite with a full bath. This guest house faces the side of the pool and serves to provide privacy and block views ofthe neighbors to the east. A Pool house at the far end of the pool on the main axis of the house has a covered sitting area with a pizza oven, a bar area and a small bathroom. Vineyards were saved on all sides of the house to help provide a private enclave within the vines. The exterior of the house has simple gable roofs over the major rooms of the house with sloping ceilings and large wooden trusses in the Great Room and plaster sloping ceilings in the bedrooms.   Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   Our clients and their three teenage kids had outgrown the footprint of their existing home and felt they needed some space to spread out. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen.
