Relocating from San Francisco, this young family immediately zeroed in on the wonderful historic homes around downtown Chicago. Most of the properties they saw checked a lot of wish list boxes, but none of them checked every box. The house they landed on had beautiful curb appeal, a dramatic entry with a welcoming porch and front hall, and a really nice yard. Unfortunately, it did not have a kitchen that was well set-up for cooking and entertaining. Reworking the kitchen area was the top priority. The family had met with a few other designers and even had an architect take a crack at the space, but they were not able to come up with a viable solution. Modern Citi Group worked with Robyn on remodeling her newly purchased professional space in Murray Hill. This exciting renovation project included a full remodel of two bathrooms, kitchen, and three offices as well as the main waiting area. The primary objective was to modernize the space for professional aesthetics and functionality while adhering to the strict timeline and budget. Every renovation project starts with the planning phase led by the project planners. During the in-person visit, Anna captured a 360 tour of the space to get accurate measurements and fast-track the project as well as align with the client on their design vision, remodeling priorities and budget. The design challenge was to deliver modern aesthetics and functionality for a professional office while keeping the project within budget. The designers worked on several layouts and design visualizations so the client had options. Finally, the choice was made and Robyn felt confident in her decision. The construction team transformed every corner of the space, breathing new life into it. They replaced the floors, refinished the walls and ceilings, installed new doors and windows, upgraded plumbing and electrical systems, and redesigned the office layout for optimal functionality and flow. Updated closet configuration with custom shelving, light fixtures and sliding barn doors enhanced the ergonomics of the work space. The newly remodeled kitchen featured sleek matte white cabinetry and stunning quartz countertops, enhancing both functionality and storage. The bathrooms were masterfully renovated with exquisite new tiling, stylish fixtures, and upgraded plumbing and lighting. Sourced unique marble with raw, chiseled edges that provide a tactile, earthy element. Our custom-designed cabinetry in a minimal, modern style features a natural finish, complementing the organic theme. A truly creative layered lighting strategy dials in the perfect Zen-like atmosphere. The wavy protruding wall tile lights triggered our inspiration but came with an unintended harsh direct-light effect so we sourced a solution: bespoke diffusers measured and cut for the top and bottom of each tile light gap. THE RENEWED SPACE The homeowners dreamed of a tranquil, luxurious retreat that embraced natural materials and a captivating color scheme. Our collaborative effort brought this vision to life, creating a bathroom that not only meets the clients’ functional needs but also serves as a daily sanctuary. The carefully chosen materials and lighting design enable the space to shift its character with the changing light of day. “Trust the process and it will all come together,” the home owners shared. “Sometimes we just stand here and think, ‘Wow, this is lovely!'”

Opening it to the family room dramatically transformed the space. Diana’s client now has plenty of storage, a big island for food prep, and an open-concept space that’s perfect for entertaining and hanging out with friends and family.

Snow Creek Consort A forest’s textured layers of bark upon the trunk of a tree and the variation of shadow and light through a tree’s leaves inspired a warm and cozy natural home. Focusing on natural reclaimed materials, rich colors and idea of layering rustic elements with mid century modern objects create the aura of the space through grand architectural elements and delicate modern moments. The desire to create a home away from the busy city life allowed for an easy going rural retreat to emerge and blend in with the mountainous environment around.

Modern minimalism as a basis for unusual, expressive art objects and author’s painting. This is what determined the main style of the living space. The concept was based on such materials as concrete and plaster, natural wood and stone. The interior had to be as natural as possible, reflecting the architectural image of the residential complex and the beauty of the surrounding nature. “The most important thing for me in this project is the result. Customers say that the interior has become their place of power! They want to return home, invite guests, spend a lot of time in their house and enjoy life here! It is very valuable and important that the project was realized almost 100%, while the customers themselves were interested not to deviate even a millimeter from the project, but to do everything exactly as the Author intended,” emphasized project designer Ksenia Mitskevich. The owners of the Lau Residence were interested in breathing new life into this home that had been untouched since its construction in 1968. The focus of the renovation was to not only give the exterior a much-needed aesthetic upgrade but also to open up the interior of the house to more natural light, create a secondary suite and build a new addition to increase the building footprint and create a home for two families. Our goal was to maintain the mid-century qualities of the original house so many of the design elements included in the renovation were executed with this objective in mind. The material palette is a combination of old and new, providing a balance of textures between the sleek matte-brawn and raw-stucco finish. Driven by sustainable principles, the project is an adaptive reuse of the original structure that retains as much of the existing layout as possible, whilst creating a more modern free-flowing east-facing series of connected living spaces. The new addition cuts along the site creating a distinct triangle in a plan to re-orient primary spaces to the east.

2013 NARI Capital CotY, Merit Award Winner, Creative Solutions under $15,000 Objective: This couple was tired of the old brick look of their family room and its embedded fireplace. They wanted to uplift the entire room, with better lighting, updated built ins and new gas log fireplace. Challenges: It was not an easy task to get rid of all masonry and brick wall. Gas lines and powder line were quite distance away and the family room floor was a concrete slab. Design solutions: It was important for the couple to create an optional separation between the family room and the kitchen for times that she is having her book club gang over and husband wanted to watch his sporting events. Part of the wall between kitchen and family room was taken by a closet. We have removed that entire wall and implemented a 6” wide Barn door for a partial solution to their problem. New wiring for light and cable wires were running into the old masonry wall. Gas line gave the old wood burning fireplace and new life. Custom built in cabinetry was placed in place old masonry wall. A new stone hearth and surround wrapped around the new fireplace. New hardwood wide plank flooring gave this family room warmth. New recess lighting has offered a much brighter room. Outcome: He gets to enjoy his favorite football team beat up the rebels while she gets to have her tea party around the kitchen table. And in all other occasions they get to cuddle by the flames of a new fireplace.

The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life. Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection. “From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said. The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process. “Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. The experience was phenomenal, everybody was professional, everybody was courteous, everyone was nice, everyone was friendly. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous." After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there. Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances. The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in. "Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together." The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years. Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space. Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family. “The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said. “Advance Design was wonderfully professional and a pleasure to work with. They catered to what my needs and ideas were, while skillfully guiding us to make the right choices where we seemed lost,” Baneen said.

Sia Moore's design objective for Pivora, was to create a Mediterranean, luxurious and a boho-chic modern restaurant design. The restaurant is a two-storey space, composed of ground floor with the main hall and a mezzanine with dishwashing unit, electrical room and staff room. For the ground floor, the space was divided into two zones - the main dining room and the bar with three elliptical seafood showcase, refrigerators, wine racks and wall-mounted divided into two parts with the main hall on the ground floor and the banquet hall on the first floor. The restaurant space was originally built as one-storey area. However, during the design stage, building a mezzanine was proposed to client to provide a dining area with high ceiling and spacious feeling. Electrical and mechanical rooms, staff room and dishwashing unit was then located to the mezzanine floor, which was covered by glass film with an attempt to conceal the space from the gazes of guest dining area. Capturing the Mediterranean Spirit The restaurant is filled with rough unprocessed surfaces - complex brickwork, terrazzo flooring, exposed ceiling design. Many of the decoration details implies the seafood and organic life. Connotations that are vastly related to marine theme appear in the paintings or large elliptical seafood showcase and in the large kitchen window where the fresh food is cooked in front of the dining tables, and in the emerald green bar tiles, that is inspired by the colors of the fascinating underwater habitat. Reflecting the vibrant and energetic spirit of the Mediterranean culture, Pivora presents a warm seafood restaurant experience. From its custom design wooden furniture and bar decorations to the brickworks on the wall of main dining room and its boho-chic lighting solutions completed by indoor plants hanging over the ceiling are aiming to set the mood for a comfortable dining experience; an experience in which the joy rises with sharing. Not to forget, Pivora offers a wide selection of local shrimps, sea bass and a large assortment of white wines from all around the world.

Nestled in the hills of Orinda, California, this 1951 residence is one of only seven extant homes, now known as “The Magnificent Seven”, designed by architect Olof Dahlstrand, a protégé of Frank Lloyd Wright. With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. The kitchen was reconfigured to foster a stronger connection to adjacent living spaces while retaining the underlying concept of spatial separation. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. Lighting was another area where modern technology was woven into a historic framework: new square LED fixtures echo the original custom perimeter soffit lights, maintaining the design language while offering advanced performance. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. Every decision was shaped by a shared ethos among clients, architects, and contractor: to maintain the home’s architectural soul while updating it for contemporary life. The result is a timeless modernist residence that continues Olof Dahlstrand’s legacy, remaining grounded in nature, craftsmanship, and human-scale design. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years. Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space.
