This small rough Chinese Slate floor in the kitchen of a house in the village of Cheadle near Stockport in Greater Manchester had not had any sealer put on it for many years and was very grubby (dishevelled as described by the customer) looking even after the customer had tried to clean it.
Sealers do take a lot of punishment, especially in a high traffic area such as a small kitchen and will wear off over time and once this happens the floor will start to lose its appearance as dirt becomes ingrained in the stone and it can no longer be cleaned effectively.
As we have to apply a liberal amount of water with this sort of work, the first step was to remove the Kicker boards at the bottom of the Kitchen units and silicone the Kitchen units that were fixed; this stops water seeping in and blowing the MDF allowing us to concentrate on cleaning the Slate without causing any damage.
I started the cleaning process by applying a strong dilution of Tile Doctor Pro-Clean to get rid of the built up dirt and any remaining sealer, leaving it to soak into the Slate before scrubbing the floor with a black scrub pad fitted to buffing machine running at slow speed. Tile Doctor Pro-Clean is a strong alkaline cleaner/stripper that is safe to use on natural stone, we do have stronger products available if required but in this case a strong dilution of Pro-Clean was sufficient to tackle any remaining sealer.
This process gave the Slate and grout lines a good deep clean and after rinsing the floor with water which was then extracted using a wet vacuum I repeated the process on stubborn areas until satisfied the floor was as clean and free of old sealer. Last stage of the cleaning process was to give the floor a final rinse and then get it as dry as possible using the wet vacuum to soak up the moisture.
The floor was quite small so I was able to leave the floor to dry off over lunch time and then on my return managed to get it fully dry with a little heat from a heat gun. The customer wanted a mat finish so once dry I applied Tile Doctor Colour Grow sealer which impregnates into the pores of the natural stone protecting it from within and enhancing the natural colours of the Slate at the same time.
For general cleaning of Sealed stone floors, we recommend the use of a PH Neutral Cleaner as anything with a strong PH will degrade the life of the sealer over time.

What's better than a leisurely breakfast in bed for newlyweds!?!
These Mr. and Mrs. individual trays were made using vintage 1950s Kentley trays as the base, with original designed art prints decoupaged on top with 5 layers of hard-coat Mod Podge and a protective layer of polyurethane on top.
Each carries copy that says "Breakfast in Bed with my One True Love" in an oval around the Mrs and Mr at center. The background is a lacy Victorian design that complements the shape of each tray. Each tray is 17.5 x 8.5".
Because the bases are vintage, there may be signs of age, random marks, slight edge wear. This is part of the vintage charm of these pieces and does not detract in any way, or affect functionality.
About the bases: Kentley trays were produced in the 1950s. They are large enough to hold a luncheon plate, cup and saucer, juice glass and silverware. They are made of pressed wood fibers and covered in fused lithographed paper that is water and alcohol resistent on both front and back.
Part of my Ain't Love Grand™ line, these will be shipped with gift tag tied to a burlap ribbon. Care instructions will be included. (Wipe clean with a damp cloth and dry. We loved updating this 1977 house giving our clients a more transitional kitchen, living room and powder bath. Our clients are very busy and didn’t want too many options. Our designers narrowed down their selections and gave them just enough options to choose from without being overwhelming.
In the kitchen, we replaced the cabinetry without changing the locations of the walls, doors openings or windows. All finished were replaced with beautiful cabinets, counter tops, sink, back splash and faucet hardware.
In the Master bathroom, we added all new finishes. There are two closets in the bathroom that did not change but everything else did. We.added pocket doors to the bedroom, where there were no doors before. Our clients wanted taller 36” height cabinets and a seated makeup vanity, so we were able to accommodate those requests without any problems. We added new lighting, mirrors, counter top and all new plumbing fixtures in addition to removing the soffits over the vanities and the shower, really opening up the space and giving it a new modern look. They had also been living with the cold and hot water reversed in the shower, so we also fixed that for them!
In their living room, they wanted to update the dark paneling, remove the large stone from the curved fireplace wall and they wanted a new mantel. We flattened the wall, added a TV niche above fireplace and moved the cable connections, so they have exactly what they wanted. We left the wood paneling on the walls but painted them a light color to brighten up the room.
There was a small wet bar between the living room and their family room. They liked the bar area but didn’t feel that they needed the sink, so we removed and capped the water lines and gave the bar an updated look by adding new counter tops and shelving. They had some previous water damage to their floors, so the wood flooring was replaced throughout the den and all connecting areas, making the transition from one room to the other completely seamless. In the end, the clients love their new space and are able to really enjoy their updated home and now plan stay there for a little longer!

HVAC company broke fire sprinkler lines in this beautiful McDowell Mountain ranch home and flooded most of the inside. We went in and completed a demo of all the damaged hardwood floors, cabinets, drywall, base boards, and crown moulding. We replaced the old with new in most areas, added some doors to this fireplace cabinetry, removed some built ins, and upgraded the multi types of wood floors for Reward Flooring hardwood floors.

This fourth-floor condo kitchen remodel was completed after the homeowners experienced water damage while away. Thompson Remodeling developed a galley kitchen design featuring clean lines and plenty of storage. Special touches included matching the cabinetry to an existing file cabinet that was to become part of the adjacent office area, special storage for dog food in the peninsula, and leaving an area above the cabinets to display the owner's quilts.

This customer from the south side Shepperton has a galley kitchen installed around twelve years ago with a Limestone floor. Since that time the floor had not been professionally cleaned or the stone re-sealed. The old sealer had long since worn down and was no longer providing any protection to the floor allowing soil and grease from cooking to penetrate the stone and darken the grout. It was now looking permanently dirty and the owner decided it was time to have it renovated.
Shepperton is a suburban village in the borough of Spelthorne, the Thames river is to the south and much of the east. It is set between the towns of Chertsey and Sunbury-on-Thames. The village has a long history and is even mentioned in a document of 959 AD and in the Domesday Book when it was primary farm land, it’s also my base of operation.
To deep clean the stone floor and grout I started with a mixture of Tile Doctor Remove and Go combined 50:50 with Tile Doctor Pro-Clean. This cocktail of sealer remover and cleaning agent was applied to the floor and left to soak in for ten minutes in order to get to work breaking down all the dirt, grease and what was left of the old sealer.
The solution was then worked into the Limestone tiles and grout using a rotary machine fitted with a black scrubbing pad. These pads can struggle to reach into the recesses of the grout lines, so afterwards the grout was scrubbed by hand using a stiff brush along with the more difficult to reach corners that the machine had missed. The floor was then rinsed with water and the products and soil vacuumed off the floor. I repeated the process in a couple of areas where the dirt was a little stubborn. The floor was then clean and after drying out overnight it would be ready for a new seal.
The following day I returned to apply the sealer first checking the floor was dry using a moisture meter. The readings were good, so I set about applying a colour enhancing impregnator sealer Tile Doctor Colour Grow to the Limestone. Tile Doctor Colour Grow works by seeping into the pores of the stone intensifying natural colour, preventing staining and providing a durable protection. Two coats of sealer were applied to the Limestone tile and grout which was all that was needed to return the floor back to its original condition.
The client was very happy with the finished floor and wanted to know how to keep it looking its best going forward. I explained that the best way to keep it looking good is to get maximum longevity from the sealer which will wear down over time but can be prematurely damaged with strong cleaning products. So, for aftercare I recommended the use of Tile Doctor Stone Soap which is designed for everyday cleaning of sealed stone floors.

This Grapevine project was designed to damage a minimum amount of trees on a nice hillside. A raised wall was incorporated on the back of the pool that acts as a retaining wall to provide a flat spot for the pool. On the upper terrace above we built the cabana. Two inch sawcut Limestone was used for all the veneer to give a clean tailored look to the project. The spa was elevated and white precast coping was used along with the pool. A dark pattern concrete was used for the deck color to contrast. On the cabana we tried to match the existing house style, precast columns were used instead of typical stone columns. The cabana was done in pine and painted white instead of the typical cedar application. A comp roof was used. Built in bar & cabinets to recess existing grill carts were installed. A fire pit was placed to the side of the cabana at the pool level. A finger ledge was used on the raised wall to provide safety. Sheer rain was used on the project to provide a focal point - It provides more of a visual effect against the white Austin stone vs. a sheer descent. A vaulted ceiling was done in the cabana to match the existing home. Patio was capped in pattern concrete to match the new pool deck as well. Designed by Mike Farley of Claffey Pools. Our clients had significant damage to their finished basement from a city sewer line break at the street. Once mitigation and sanitation were complete, we worked with our clients to maximized the space by relocating the powder room and wet bar cabinetry and opening up the main living area. The basement now functions as a much wished for exercise area and hang out lounge. The wood shelves, concrete floors and barn door give the basement a modern feel. We are proud to continue to give this client a great renovation experience.

Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls.
The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted.
The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing.
Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface.
Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency.
The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.
