Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

This lakeside A-Frame cottage required creative space planning. The main level leads to the master bedroom with a private deck. The master bathroom features a space-saving pocket door and a contemporary compact shower and vanity. Making use of all available space, built-in storage behind the entry door, along the base of the walls, and under the stairway leading to the loft (which serves as both a closet and future sleeping area for guests). All furniture was selected for multi-purpose and maximum storage. The floors look like a greyed rustic wood, but are actually luxury vinyl tiles...perfect for the in-and-out traffic from water related activities.

This beautiful, three-story, updated shingle-style cottage is perched atop a bluff on the shores of Lake Michigan, and was designed to make the most of its towering vistas. The proportions of the home are made even more pleasing by the combination of stone, shingles and metal roofing. Deep balconies and wrap-around porches emphasize outdoor living, white tapered columns, an arched dormer, and stone porticos give the cottage nautical quaintness, tastefully balancing the grandeur of the design. The interior space is dominated by vast panoramas of the water below. High ceilings are found throughout, giving the home an airy ambiance, while enabling large windows to display the natural beauty of the lakeshore. The open floor plan allows living areas to act as one sizeable space, convenient for entertaining. The diagonally situated kitchen is adjacent to a sunroom, dining area and sitting room. Dining and lounging areas can be found on the spacious deck, along with an outdoor fireplace. The main floor master suite includes a sitting area, vaulted ceiling, a private bath, balcony access, and a walk-through closet with a back entrance to the home’s laundry. A private study area at the front of the house is lined with built-in bookshelves and entertainment cabinets, creating a small haven for homeowners. The upper level boasts four guest or children’s bedrooms, two with their own private bathrooms. Also upstairs is a built-in office space, loft sitting area, ample storage space, and access to a third floor deck. The walkout lower level was designed for entertainment. Billiards, a bar, sitting areas, screened-in and covered porches make large groups easy to handle. A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

Steps from Riverside Park, the existing apartment had previously not been renovated for 30 years and was in dire need of a complete overhaul. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. The existing formal closed kitchen and dining room were combined and opened up to allow the owners to entertain in an open living environment and allow natural light to permeate throughout different exposures of the apartment. Bathrooms were gutted, enlarged and reconfigured. Central air conditioning was added with minimal ducting as to be hidden and not seem clunky. Built-in bookshelves run the length of the perimeter walls below windows, concealing radiators and providing extra valuable storage in every room. A neutral color palette, minimalist details, and refined materials create a warm, modern atmosphere. Light brown oak veneered archways as well as LED cove ceilings are used to separate programmatic spaces visually without the use of physical partitions. A charcoal stained cube built-in was designed with in the foyer to create deep storage while continuing into the kitchen to hide the built-in refrigerator and pantry visually connecting the two spaces. The family’s two children share one large bedroom in order to create a playroom in the other which can also serves as a guest room when needed. The master bedroom features a full height grey stained ash veneered wall unit that serves as the predominant clothes storage. A panel housing the TV slides to reveal more clothes storage behind. To utilize the exiting formal maid’s room behind the kitchen, a small study and powder room were created that house laundry machines as well.

Wall to wall cabinets in converted warehouse space, this nook creates a dynamic home office. The cabinet exteriors use a high gloss melamine called Antracita. The recessed open shelving is a textured woodgrain laminate, this one is called Castellina, and the desk surface uses a formica Stainless Steel laminate. The upper doors lift upwards on stays, and we used stainless steel pulls and handles on drawers and doors. We used LED puck lights over the work surface for task lighting. Photos by Metroviews.ca
