Clients wanted their new loft to have a modern feel that incorporated some of their existing pieces. We went with a classic color combo of black, white and red. With concrete floors and brick walls we wanted to warm up the space with a few walnut pieces throughout. With most lofts, space planning can be a challenge. We wanted enough seating without cluttering up the spatially challenged loft. We went with a very versatile sofa with removable/re-positionable backs to allow for larger gatherings in need of more seating. The dining area we equipped with a full bar cabinet, a sideboard for storage and ability to serve a buffet. Refinished antique table and chairs is the center of attention. We did two large matching chandeliers to enhance the 14 foot ceilings. Overall we kept the space open and functional.

In the bedroom, we built the perfect bed: layers of cozy fabrics, textures and colors. With so many neutrals everywhere you look, these fun colors are some eye candy! We took the no storage “problem” as an opportunity to include a fun statement piece with the armoire.

Design: One SEED Architecture + Interiors (www.oneseed.ca) Photography: Eric Scott Photography (www.ericscottphotography.com) Builder: Vertical Grain Projects (verticalgrainprojects.com) The 1 000SF, two bed and two bath condo was a true fixer-upper with outdated finishes and a floor plan that needed refinement. The suite was gutted down to concrete and studs, taking down several walls in the process. The design was influenced by the character and materials of a converted New York loft, and using the vernacular West Coast Modern language, it was infused with warm wood accents, exposed concrete, and framed views of the North Shore mountains.

This bedroom is small and had a tiny existing closet and poor flow, so we had to get creative. We reworked the layout to allow for a walk in closet and replaced old carpet with bamboo flooring. By adding a loft bed, we gained a large custom desk space, complete with tool chest as desk storage. Since my client’s view of the ceiling got a little closer, we added interest with bold color and design. A contemporary dresser and comfortable reading chair round out the space. The existing bathroom had a leaking shower with odd angles. To save money, we kept the angles and added a European shower tower, maximizing luxury and function in a tight space. The wall mounted vanity is visually lighter than a traditional vanity and makes the room feel larger. And we can’t forget the giraffe – a fun and colorful accent for a true animal lover! This contemporary kitchen design is a dream come true, full of stylish, practical, and one-of-a-kind features. The large kitchen is part of a great room that includes a living area with built in display shelves for artwork. The kitchen features two separate islands, one for entertaining and one for casual dining and food preparation. A 5' Galley Workstation, pop up knife block, and specialized storage accessories complete one island, along with the fabric wrapped banquette and personalized stainless steel corner wrap designed by Woodmaster Kitchens. The second island includes seating and an undercounter refrigerator allowing guests easy access to beverages. Every detail of this kitchen including the waterfall countertop ends, lighting design, tile features, and hardware work together to create a kitchen design that is a masterpiece at the center of this home. Bedroom - small modern loft-style dark wood floor and brown floor bedroom idea in New York with white walls

On the left, we carry fluted wood cabinet doors from the floor to the ceiling hiding extra storage and carrying in some natural texture. Below the mantle, the cabinets carry across 4-feet wide, while at the top, we took them 2-feet wide and then transitioned to open shelving with gray mirror backs. Slim, linear lights illuminate the shelving at night and highlight all the accessories that we styled in them.

Inspiration for a small eclectic loft-style medium tone wood floor bedroom remodel in New York with yellow walls and no fireplace

Located in an 1890 Wells Fargo stable and warehouse in the Hamilton Park historic district, this intervention focused on creating a personal, comfortable home in an unusually tall loft space. The living room features 45’ high ceilings. The mezzanine level was conceived as a porous, space-making element that allowed pockets of closed storage, open display, and living space to emerge from pushing and pulling the floor plane. The newly cantilevered mezzanine breaks up the immense height of the loft and creates a new TV nook and work space. An updated master suite and kitchen streamline the core functions of this loft while the addition of a new window adds much needed daylight to the space. Photo by Nick Glimenakis.
