Wellborn + Wright has teamed up with Richmond native Cobblestone Development Group again for this incredible renovation. What was originally a constricting, one story brick ranch house from the mid 20th century is now a bright, soaring, three story home with a much more open and inviting floor plan. Wellborn + Wright was happy to provide the smooth surface box beams that ran along the ceiling and “sectioned off” the individual living spaces on the first floor – kitchen, living room, dining room – without actually dividing the space itself. A mantle (not shown) and kitchen island counter top made from reclaimed white oak can be found in the kitchen and living room respectively. It should be noted that, while W+ didn’t provide the flooring for this project, what you see here is an exact match to our South Hampton oak flooring – so if you like what you see on the floors just as much as the ceiling, we can definitely help you there!

This young family needed to be able to open up their home to allow for the way they live. I removed the wall between the kitchen and dining area in order to create an open floor plan. Small cutouts were also made on each side of the range wall to allow the cook to interact with the family room in the lower level of the home. The space used to be a small kitchen area with eat in space. By removing the eating area and building in a large island table, I was able to almost double the cabinet storage. The sink was relocated to under a new centered window. A large step in pantry was also able to be added for more storage.

What simply started out as the purchase of a 30” Wolf gas stove to replace the old, turned into a complete kitchen renovation. The original intent was to replace the existing stove with the new. The new Wolf came other issues one being installing an adequate exhaust system to meet the needs of the stove. One thing led to the next and with that a new kitchen. The renovation included removing all existing fixtures, cabinetry and lighting. The existing tile floor remained the same but with some added area that was previously under existing base cabinets. The goal of the project, once the decision was made to do a complete renovation, was to update the kitchen creating an eclectic aesthetic with all new fixtures of the best quality that could be afforded. Listed below are the changes that were made. All fixtures remained in their existing locations other than removing small piece of wall that allowed an extended length of the new bakers table to extend 24” into the existing dining and living room space to pull the spaces together and provide a small eating bar with adjoining bar stools. One stool was a custom design and fabrication (Marlin Stool) Fixtures 1. Existing gas stove replaced with new 30” gas Wolf stove. 2. Existing Refrigerator replace with new 36” stainless steel Jen-Air refrigerator with bottom freezer. 3. Existing Dishwasher replace with new Jen-Air stainless steel interior and exterior dishwasher. 4. Existing base cabinets replaced with a combination of open and closed tables and cabinets. Two stainless steel commercial kitchen tables with an open bases and shelving. One with a stainless steel top the other a bakers table with a wood butcher block top. The cabinets were Kraft Made traditional wood base cabinets with a Kaffe finish and Fireslate counter surface. These cabinets were customized with stainless steel perforated door inserts and Mockett stainless steel drawer and door pulls. 5. Surface counter and table material included wood butcher block, stainless steel and Fireslate. 6. Overhead shelving included open commercial kitchen stainless steel shelves and open Appleply wood shelves with Rakks aluminum shelf brackets. 7. Existing lighting was replaced with Zumtobel track lighting with Ushio lamps, Lutron dimmers and an up lighted coffered ceiling (see Superman). 8. Existing kitchen sink was replaced with a large single compartment sink from Kindred with an In-Sinkerator Evolution garbage disposal. Filter water tap was added that connects to an Everprue water filter system. 9. Walls were tiled with Bottle Green 4 1/4” x 4 1/4” Daltile to staying consistent with existing original house tile. 10. The ceiling was reworked as required with a plaster finish 11. Marine grade caulk was used as required. 12. A soffit with up lighting was added to the periphery of kitchen facing the adjoining living and dining rooms. 13. Silver Masonite peg board storage wall adjacent to refrigerator. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. We gave this rather dated farmhouse some dramatic upgrades that brought together the feminine with the masculine, combining rustic wood with softer elements. In terms of style her tastes leaned toward traditional and elegant and his toward the rustic and outdoorsy. The result was the perfect fit for this family of 4 plus 2 dogs and their very special farmhouse in Ipswich, MA. Character details create a visual statement, showcasing the melding of both rustic and traditional elements without too much formality. The new master suite is one of the most potent examples of the blending of styles. The bath, with white carrara honed marble countertops and backsplash, beaded wainscoting, matching pale green vanities with make-up table offset by the black center cabinet expand function of the space exquisitely while the salvaged rustic beams create an eye-catching contrast that picks up on the earthy tones of the wood. The luxurious walk-in shower drenched in white carrara floor and wall tile replaced the obsolete Jacuzzi tub. Wardrobe care and organization is a joy in the massive walk-in closet complete with custom gliding library ladder to access the additional storage above. The space serves double duty as a peaceful laundry room complete with roll-out ironing center. The cozy reading nook now graces the bay-window-with-a-view and storage abounds with a surplus of built-ins including bookcases and in-home entertainment center. You can’t help but feel pampered the moment you step into this ensuite. The pantry, with its painted barn door, slate floor, custom shelving and black walnut countertop provide much needed storage designed to fit the family’s needs precisely, including a pull out bin for dog food. During this phase of the project, the powder room was relocated and treated to a reclaimed wood vanity with reclaimed white oak countertop along with custom vessel soapstone sink and wide board paneling. Design elements effectively married rustic and traditional styles and the home now has the character to match the country setting and the improved layout and storage the family so desperately needed. The client purchased this property with grand plans of renovating the entire place; from top to bottom, and from inside to outside. And while the inside canvas was very generous and even somewhat forgiving, the outside space would be anything but. We wanted to squeeze in as much seating space as possible in their limited courtyard area, without encroaching on the already compact-sized pool. The first and most obvious solution was to get rid of the trees and shrubs that separated this house from its zero-lot-line neighbor. With the addition of Lueder limestone pavers, this new area alone would free up nearly 120 additional square feet, which happened to be the perfect amount of space for a mobile gas fire pit and sectional sofa. And this would make for the perfect place to enjoy the afternoon sunset with the implementation of a custom-built metal pergola standing above it all. The next problem to overcome was the disconnected feel of the existing patio; there were too many levels of steps and stairs, which meant that it would have been difficult to have any sort of traditional furniture arrangement in their outdoor space. Randy knew that it only made sense to bring in a wood deck that could be mated to the highest level of the patio, thus creating and gaining the greatest amount of continuous, flat space that the client needed. But even so, that flat space would be limited to a very tight "L-shape" around the pool. And knowing this, the client decided that the larger space would be more valuable to them than the spa, so they opted to have a portion of the deck built over it in order to allow for a more generous amount of patio space. And with the edge of the patio/deck dropping off almost 2 feet to the waterline, it now created the perfect opportunity to have a visually compelling raised wall that could be adorned with different hues of plank-shaped tiles. From inside the pool, the varying shades of brown were a great accent to the wood deck that sat just above. However, the true visual crowning jewel of this project would end up being the raised back wall along the fence, fully encased in a large format, 24x24 slate grey tile, complete with a custom stainless steel, square-tube scupper bank, installed at just the right height to create the perfect amount of water noise. But Randy wasn't done just yet. With two entirely new entertaining areas opened up at opposite ends of the pool, the only thing left to do now was to connect them. Knowing that he nor the client wanted to eliminate any more water space, he decided to bring a new traffic pattern right into the pool by way of two "floating", Lueder limestone stepper pads. It would be a visually perfect union of both pool and walking spaces. The existing steps and walkways were then cut away and replaced with matching Lueder limestone caps and steppers. All remaining hardscape gaps were later filled with Mexican beach pebble, which helped to promote a very "zen-like" feel in this outdoor space. The interior of the pool was coated with Wet Edge Primerastone "Blue Pacific Coast" plaster, and then lit up with the incredibly versatile Pentair GloBrite LED pool lights. In the end, the client ended up gaining the additional entertaining and seating space that they needed, and the updated, modern feel that they loved.

Creation of a new master bathroom, kids’ bathroom, toilet room and a WIC from a mid. size bathroom was a challenge but the results were amazing. The master bathroom has a huge 5.5'x6' shower with his/hers shower heads. The main wall of the shower is made from 2 book matched porcelain slabs, the rest of the walls are made from Thasos marble tile and the floors are slate stone. The vanity is a double sink custom made with distress wood stain finish and its almost 10' long. The vanity countertop and backsplash are made from the same porcelain slab that was used on the shower wall. The two pocket doors on the opposite wall from the vanity hide the WIC and the water closet where a $6k toilet/bidet unit is warmed up and ready for her owner at any given moment. Notice also the huge 100" mirror with built-in LED light, it is a great tool to make the relatively narrow bathroom to look twice its size.

we wanted to preserve the mid-century modern feel (talk about a real flashback!), and boy, do we love the results! This kitchen is another perfect example of a project where we did the “lipstick and make-up” – another term for replacing the more cosmetic features such as countertops, backsplash, and the door and drawer fronts. Even doing so, the resulting kitchen leaves us with a breath of fresh air! To learn more about this space, continue reading below: Cabinetry To start, we removed the soffit in the kitchen making the space look taller. Next, we did not rip out the cabinetry boxes, because we were inspired by the finish and look of what existed. Maintaining the finish of the cabinets helped preserve the retro feel and is a good example of repurposing what you already have! As a result, we replaced the door and drawer fronts with a new slab style in a matching medium stain. In addition to the cabinetry fronts, we installed floating shelves – a perfect spot to display! Countertops For countertops we wanted something light and bright, and also something that would look good with the other finishes. As a result, we kept it simple with a light and bright surface from Caesarstone in the color “Blizzard” Backsplash Now for a little fun and a pop of color, the tile. The tile we selected is fresh, exciting, and also ties everything together giving that mid-century modern feel. In a brick-lay installation, we have a Glazzio Crystile Series, in a 4×12 size, with a finish of Soft Mint. Fixtures and Fittings Completing the space, we finished the cabinetry with U-Turn knob’s on the doors, and U-turn pulls on the drawers. Then from Blanco, we have a Quatrus stainless steel sink and a Culina mini faucet in satin nickel.

In this luxurious Serrano home, a mixture of matte glass and glossy laminate cabinetry plays off the industrial metal frames suspended from the dramatically tall ceilings. Custom frameless glass encloses a wine room, complete with flooring made from wine barrels. Continuing the theme, the back kitchen expands the function of the kitchen including a wine station by Dacor. In the powder bathroom, the lipstick red cabinet floats within this rustic Hollywood glam inspired space. Wood floor material was designed to go up the wall for an emphasis on height. The upstairs bar/lounge is the perfect spot to hang out and watch the game. Or take a look out on the Serrano golf course. A custom steel raised bar is finished with Dekton trillium countertops for durability and industrial flair. The same lipstick red from the bathroom is brought into the bar space adding a dynamic spice to the space, and tying the two spaces together.

The client purchased this property with grand plans of renovating the entire place; from top to bottom, and from inside to outside. And while the inside canvas was very generous and even somewhat forgiving, the outside space would be anything but. We wanted to squeeze in as much seating space as possible in their limited courtyard area, without encroaching on the already compact-sized pool. The first and most obvious solution was to get rid of the trees and shrubs that separated this house from its zero-lot-line neighbor. With the addition of Lueder limestone slabs, this alone would free up nearly 120 additional square feet, which happened to be the perfect amount of space for a mobile gas fire pit and sectional sofa. And all of this would make for the perfect place to enjoy the afternoon sunset with the implementation of a custom-built metal pergola standing above it all. The next problem we saw was that around the patio area, there were too many levels of steps and stairs, which meant that it would have been difficult to have any sort of traditional furniture arrangement. Randy knew that it only made sense to bring in a wood deck that could be mated to the highest level of the patio, thus creating gaining the most continuous amount of flat space that the client was wanting. But even so, that flat space would be limited to a tight "L-shape" around the pool. And knowing this, the client decided that the larger space would be more valuable to them than the spa, so they opted to have a portion of the deck built over it in order to allow for a more generous amount of patio space. And with the edge of the patio/deck dropping off almost 2 feet to the waterline, it now created the perfect opportunity to have a visually compelling raised wall that could be adorned with different hues of plank-shaped tiles. From inside the pool, the varying shades of brown were a great accent to the wood deck that sat just above. However, the true visual crowning jewel of this project would end up being the raised back wall along the fence, fully encased in a large format, 24x24 slate grey tile, complete with a custom stainless steel, square-tube scupper bank, installed at just the right height to create the perfect amount of water noise. But Randy wasn't done just yet. With two entirely new entertaining areas opened up at opposite ends of the pool, the only thing left to do now was to connect them. Knowing that he nor the client wanted to eliminate any more water space, he decided to bring a new traffic pattern right into the pool by way of two "floating", Lueder limestone stepper pads. It would be a visually perfect union of both pool and walking spaces. The existing steps and walkways were then cut away and replaced with matching Lueder limestone caps and steppers. All remaining gaps were then filled with Mexican beach pebble, which helped to promote a very "zen-like" feel in this outdoor space. The interior of the pool was coated with Wet Edge Primerastone "Blue Pacific Coast" plaster, and lit up with Pentair GloBrite LED pool lights. In the end, the client ended up gaining the additional entertaining and seating space that they needed, and the updated, modern feel that they loved.
