Inspiration for a large mediterranean white two-story stone exterior home remodel in Los Angeles with a tile roof

Located right off the Primary bedroom – this bathroom is located in the far corners of the house. It should be used as a retreat, to rejuvenate and recharge – exactly what our homeowners asked for. We came alongside our client – listening to the pain points and hearing the need and desire for a functional, calming retreat, a drastic change from the disjointed, previous space with exposed pipes from a previous renovation. We worked very closely through the design and materials selections phase, hand selecting the marble tile on the feature wall, sourcing luxe gold finishes and suggesting creative solutions (like the shower’s linear drain and the hidden niche on the inside of the shower’s knee wall). The Maax Tosca soaker tub is a main feature and our client's #1 request. Add the Toto Nexus bidet toilet and a custom double vanity with a countertop tower for added storage, this luxury retreat is a must for busy, working parents.

The Mazama house is located in the Methow Valley of Washington State, a secluded mountain valley on the eastern edge of the North Cascades, about 200 miles northeast of Seattle. The house has been carefully placed in a copse of trees at the easterly end of a large meadow. Two major building volumes indicate the house organization. A grounded 2-story bedroom wing anchors a raised living pavilion that is lifted off the ground by a series of exposed steel columns. Seen from the access road, the large meadow in front of the house continues right under the main living space, making the living pavilion into a kind of bridge structure spanning over the meadow grass, with the house touching the ground lightly on six steel columns. The raised floor level provides enhanced views as well as keeping the main living level well above the 3-4 feet of winter snow accumulation that is typical for the upper Methow Valley. To further emphasize the idea of lightness, the exposed wood structure of the living pavilion roof changes pitch along its length, so the roof warps upward at each end. The interior exposed wood beams appear like an unfolding fan as the roof pitch changes. The main interior bearing columns are steel with a tapered “V”-shape, recalling the lightness of a dancer. The house reflects the continuing FINNE investigation into the idea of crafted modernism, with cast bronze inserts at the front door, variegated laser-cut steel railing panels, a curvilinear cast-glass kitchen counter, waterjet-cut aluminum light fixtures, and many custom furniture pieces. The house interior has been designed to be completely integral with the exterior. The living pavilion contains more than twelve pieces of custom furniture and lighting, creating a totality of the designed environment that recalls the idea of Gesamtkunstverk, as seen in the work of Josef Hoffman and the Viennese Secessionist movement in the early 20th century. The house has been designed from the start as a sustainable structure, with 40% higher insulation values than required by code, radiant concrete slab heating, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, and locally sourced materials. Windows have high-performance LowE insulated glazing and are equipped with concealed shades. A radiant hydronic heat system with exposed concrete floors allows lower operating temperatures and higher occupant comfort levels. The concrete slabs conserve heat and provide great warmth and comfort for the feet. Deep roof overhangs, built-in shades and high operating clerestory windows are used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into living spaces and passively warm the exposed concrete floor. Low VOC paints and stains have been used throughout the house. Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

Living room - contemporary open concept living room idea in Richmond with yellow walls and a ribbon fireplace

Tthe space was opened up to provide generous amounts of light, and wall-to-wall windows and doors were added to create one great dining experience and to allow the outside beauty to come inside. Eyes are immediately drawn to the expansive kitchen island. The custom island was painted a vintage grey with red undertones and distressed to create the perfect look. Throughout the kitchen the custom cabinets and drawers, made by Trademark Wood Products, were painted a soft, warm white. The ends of the island were custom set at the exact height for our homeowner who enjoys baking. The decision to keep the granite honed countertops lighter on the perimeter was made in order to keep the island as a bold statement. Along the outer custom wall of cabinetry incorporated a stylish and functional prep kitchen allowed our homeowners, who also love to entertain, a more useful and expansive space. After doubling the size of our homeowner’s preceding kitchen and adding custom features, baking, entertaining, or a casual night will never be the same as they overlook the backyard views of Minnehaha Creek. The Giselle Room is great for families and features a queen and twin bed and connects to the shared Jack and Jill bathroom. The throw pillows were custom made the window and fence decorations above the beds were salvaged and refinished, and the decorative bench in the far corner of the room was salvaged from the end of an old bed and refinished with white chalk paint. The Cumberland Room has an eclectic camp look with a mixture of new, vintage, and salvage elements and features an ensuite 3/4 bathroom. The plank wall was made with extra boxes of the engineered hardwood used throughout the rest of the house. Paint Color: Revere Pewter- Benjamin Moore

Upon entering the great room, the view of the beautiful Minnehaha Creek can be seen in the banks of picture windows. The former great room was traditional and set with dark wood that our homeowners hoped to lighten. We softened everything by taking the existing fireplace out and creating a transitional great stone wall for both the modern simplistic fireplace and the TV. Two seamless bookcases were designed to blend in with all the woodwork on either end of the fireplace and give flexibly to display special and meaningful pieces from our homeowners’ travels.
