Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it. A San Francisco resident for over 30 years, Boitano purchased his home in the mid 1990’s, after falling in love with its peerless views of Alcatraz and the Golden Gate Bridge. While he did an initial facelift when he first moved in, Boitano is now completing a major renovation of the entire home, with the kitchen being one of the most exciting new spaces. “The kitchen is the nucleus of the house. So when we started the overall house redesign, we focused our attention on the kitchen first. Everything was centered on entertaining—from small and unplugged, to large and elegant, “said Boitano. The kitchen design was inspired by the Italian countryside and has the air of an ageless, rustic Tuscan village; it is highlighted by the range hood wall that is covered in handmade lacquered Fireclay wall tiles. “I wanted an open floor plan with the option to close off the space for charity functions and events. I eventually found huge pocket doors to separate the dining room from the kitchen,” said Boitano. Boitano sought out appliances that would replicate the power and performance of restaurant equipment so he could entertain like a pro at home and, at the same time, fit his personal design aesthetic. His new kitchen is outfitted with BlueStar® appliances, including a range, salamander broiler, ventilation hood and a refrigerator that he custom designed to suit his performance and design needs. Opening up the great room to the rest of the lower level was a major priority in this remodel. Walls were removed to allow more light and open-concept design transpire with the same LVT flooring throughout. The fireplace received a new look with splitface stone and cantilever hearth. Painting the back wall a rich blue gray brings focus to the heart of this home around the fireplace. New artwork and accessories accentuate the bold blue color. Large sliding glass doors to the back of the home are covered with a sleek roller shade and window cornice in a solid fabric with a geometric shape trim. Barn doors to the office add a little depth to the space when closed. Prospect into the family room, dining area, and stairway from the front door were important in this design.

This TVL project focused primarily on a gut of this home's only bathroom and included a facelift in the kitchen as well. This lovely Denver home features a very tiny bathroom with mostly original features. Our client requested a makeover to the bathroom that would improve function & health as well as push the bright white minimalism she loves so much throughout her home. Respecting both budget and timeline, we worked to create a highly functional space with nods toward European bathroom design. We increased space between the toilet and vanity while also increasing storage by integrating a vanity with drawers rather than a pedestal sink. We utilized high gloss white tile on the floors to help expand light and replaced all major plumbing fixtures for a fresh look. The bathroom now features a much deeper alcove tub, elongated white subway tiles on the walls, shiny chrome faucet fixtures, and a new vanity light. In the kitchen, new white shaker cabinets were installed and paired with a simple white subway tile backsplash. White quartz countertops and new hardwood floors were also added. We love the clean, bright, simple nature of every space in this house and are so happy our wonderful client can enjoy these for years to come!

This East Village kitchen design focuses on a sleek, integrated look using high-pressure laminate cabinetry in a soft grey tone and matching custom panels for all major appliances. The space is defined by Bria Elephantino quartz countertops and a full-height backsplash that complements the white-honed porcelain floor tiles. Professional-grade Bosch appliances and matte black Brizo fixtures are used throughout, while clever architectural details—like hidden lighting grooves and a custom cabinet to mask utility pipes—ensure the kitchen is both highly functional and visually uncluttered.

This 1,400 sq. ft. studio, built in 2018 for Grammy Award–winning drummer, multi-instrumentalist, and producer Adam Box, was one of the earliest full-scale NILES design–build projects. After years of session and touring work, Adam had a clear vision for his own creative home—a space that combined comfort, vibe, and technical precision. Our team partnered closely with him through every phase of the design and build process to bring that vision to life. The studio features a full Control Room, a spacious Live Room, two amp isolation booths, and a large dedicated ISO booth engineered specifically for dry drum capture. Each room is fully wired for a complete live-tracking environment, enabling an entire band to plug in and record seamlessly. The Live Room is sonically open and collaborative, while the Control Room is fine-tuned for long stretches of creative focus and accurate monitoring. Aesthetic direction played a major role in this project. Natural stonework, warm wood details, and a comfortable, lived-in feel create a distinctive character throughout the space. Adam added many of his own finishing touches, giving the studio an unmistakable personal identity that reflects his style and musical approach. The result is a studio that delivers both atmosphere and performance—an inspiring hub for writing, tracking, mixing, and producing at the highest level.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play. The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms. Energy Efficient features include: • The majority of the lower level sunk into the site below grade • 6” thick walls utilizing advanced framing techniques • Foil covered roof sheathing • Extensive use of blown in cellulous • All windows & doors are double paned low E argon filed glass • Tank-less water heaters • Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.
