These walnut doors are aged and distressed to look like a pair of well kept 200 year old antique doors. The doors are massive, at 9' tall and 2 3/4" thick you can feel the weight when opening and closing. The molding around each raised panel was custom designed to match the scale of the doors and is 3 3/4" wide and 1 3/4" thick. I selected the hardware to compliment the size of the project, using black forged entry handles by Hardware Renaissance and concealed ball bearing hinges by Rocky Mountain Hardware. This custom built Mission style home, set high on a cliff overlooking the Long Island Sound, features beautifully designed interior spaces, to reflect it's architecture. These wonderful homeowners' turned to Lakeville Kitchen Designer, Kathleen Fredrich, to help them bring their dream kitchen to life. Evidence of classic Mission style are incorporated in the island , on the hood and in the columns of the room divide. We selected Buckingham, by Cambria, a Quartz material, for the counter tops, to create a warm blend of the painted and the cherry wood cabinetry. Twisted oil rubbed bronze hardware, by Top Knobs, and lighting fixtures by Hubbardton Forge, add a subtle accent to the gourmet stainless steel 48" Wolf Range.

Edict Inc designed this dining space to feature a massive modern fireplace in this penthouse. We used ethanol for the fuel to meet requirements. The chandelier was selected by the client.

The Home The Knollwood’s exquisite exterior is inspired by American architect Frank Lloyd Wright. It is a prairie architectural style, containing elements to blend in with the natural surroundings. This custom floorplan was specifically designed with a unique arrangement to allow each room on the main level to experience a Pikes Peak view and abundant sunlight. A wall of sliding windows in the great room and lower recreation room showcases the panoramic view of the three-acre, treed property to blend indoor with outdoor living. The expansive covered deck offers a built-in grill, fire pit, hot tub deck and ample seating to experience the best of Colorado outdoor living. The Master retreat includes two fireplaces, a large soaking tub and a spacious, zero-entry glass shower. The closet features a custom shelving system, tall windows and a large bench for putting on shoes or placing suitcases for packing. It also offers direct access to the main-level laundry room. Drawing inspiration from the classic prairie-style exterior, the interior of the home creates the perfect setting to enjoy the breathtaking Pikes Peak view. The home is enhanced with warm, wood cabinets and rich, live-sawn, oak flooring, which compliments the crisp gray wall color perfectly. The beautifully designed spacious floor plan and expansive outdoor living area make this a great space for relaxing at home or entertaining!

In this backyard space, the design challenge was to bring the essence of the California Mountains to Redondo Beach. As this client is an avid outdoorsman, he wanted to bring the a feel of the Sierra Nevada mountains, his happy place, home to create his very own backyard mountain retreat. Our team sourced materials that one would find in the mountains of California whilst keeping a lounge feel in mind for the secondary design criteria, a retreat. In this retreat, we created four distinct areas: the lounging area with covered pergola, fire pit area with built-in seating bench and overhead trellis complete with carnival lighting, central waterfall, and barbeque area with picnic table and overhead carnival lighting. We built a 10” x 10” rugged pergola was built out of sustainably sourced pine. The massive posts feel as though large pine trees were harvested right out of the California Mountains and crafted right on-site. The pergola was built with a retractable shade cloth so the sun can be let in for warmth in open during the colder months. The pergola and the other hard-scaped areas in the backyard were covered with a mix of gray granite and charcoal pavers. This color selection is reminiscent of the colors in California granite. Walking north from the pergola toward the fire pit area there is a mass planting of deer grasses, assortment of ferns and California coffee berries planted to mimic California Chaparral. At the other edge of this chaparral garden, sits the Cresta Boulder fire pit. Boulders were used to create this fire pit to harness the feeling of being outdoors in the wilderness. The boulders were locally sourced out of the Sierra Nevada mountain range for authenticity. In order to frame the space we installed a trellis and off the trellis runs carnival lights for night time parties. Just beyond the fire pit sits a granite boulder water fall. The waterfall is placed so that wherever you are in the yard you can see and hear the tranquil sounds of the babbling water as it circulates and recycles. The barbeque area is nestled against the backdrop of a dark green fernleaf podocarpus hedge. During the day, birds and butterflies traverse the native foliage and at night the sounds of the fire pit dance in harmony with the gentle sounds of water falling down granite pebbles making this backyard a true retreat from the chaotic noise of the city.

This secluded single-family home in Great Falls, had a beautiful backyard setting. The owners recently built a gorgeous pool and surround deck on the right side of the house in their backyard. They inherited a rundown deck off of the kitchen patio doors. Our team designed a two-story outdoor living addition which offers the family everything that they can hope for in outdoor living. Our massive plan required excavation to make the lower level patio both attractive and functional for all kinds of outdoor activity. We excavated down two feet to create a nine-foot high patio, cut concrete walls to add French doors from to dark and unused side of the basement bringing improved use for the basement. The entire back wall was covered with matching brick veneer to entire front and side elevations. The roof of this patio was covered with EPDM roofing rolls to make the lower patio stay dry and protected. Steps away from pool sun deck, this flagstone covered patio turned into a prime space for entertainment. The built-in middle bar equipped with under counter beverage fridge and beer tab to make gatherings more exciting. The side steps built in with matching solid stone threads offered access to driveway and the second floor covered porch. The 100-year old home’s kitchen was old and just didn’t function well. A peninsula in the middle of the main part of the kitchen blocked the path from the back door. This forced the homeowners to mostly use an odd, U-shaped corner of the kitchen. Design objectives: -Add an island -Wow-factor design -Incorporate arts and crafts with a touch of Mid-century modern style -Allow for a better work triangle when cooking -Create a seamless path coming into the home from the backdoor -Make all the countertops in the space 36” high (the old kitchen had different base cabinet heights) Design challenges to be solved: -Island design -Where to place the sink and dishwasher -The family’s main entrance into the home is a back door located within the kitchen space. Samantha needed to find a way to make an unobstructed path through the kitchen to the outside -A large eating area connected to the kitchen felt slightly misplaced – Samantha wanted to bring the kitchen and materials more into this area -The client does not like appliance garages/cabinets to the counter. The more countertop space, the better! Design solutions: -Adding the right island made all the difference! Now the family has a couple of seats within the kitchen space. -Multiple walkways facilitate traffic flow. -Multiple pantry cabinets (both shallow and deep) are placed throughout the space. A couple of pantry cabinets were even added to the back door wall and wrap around into the breakfast nook to give the kitchen a feel of extending into the adjoining eating area. -Upper wall cabinets with clear glass offer extra lighting and the opportunity for the client to display her beautiful vases and plates. They add and an airy feel to the space. -The kitchen had two large existing windows that were ideal for a sink placement. The window closest to the back door made the most sense due to the fact that the other window was in the corner. Now that the sink had a place, we needed to worry about the dishwasher. Samantha didn’t want the dishwasher to be in the way of people coming in the back door – it’s now in the island right across from the sink. -The homeowners love Motawi Tile. Some fantastic pieces are placed within the backsplash throughout the kitchen. -Larger tiles with borders make for nice accent pieces over the rangetop and by the bar/beverage area. -The adjacent area for eating is a gorgeous nook with massive windows. We added a built-in furniture-style banquette with additional lower storage cabinets in the same finish. It’s a great way to connect and blend the two areas into what now feels like one big space!

Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. We wanted to create a welcoming statement upon entering this newly built, expansive house with soaring ceilings. To focus your attention on the entry and not the ceiling, we selected a custom, 48- inch round foyer table. It has a French Wax glaze, hand-rubbed, on the solid concrete table. The trefoil planter is made by the same U.S facility, where all products are created by hand using eco- friendly materials. The finish is white -wash and is also concrete. Because of its weight, it’s almost impossible to move, so the client adds freshly planted flowers according to the season. The table is grounded by the lux, hair- on -hide skin rug. A bronze sculpture measuring 2 feet wide buy 3 feet high fits perfectly in the built-in alcove. While the hexagon space is large, it’s six walls are not equal in size and wrap around a massive staircase, making furniture placement an awkward challenge We chose a stately Italian cabinet with curved door fronts and hand hammered metal buttons to further frame the area. The metal botanical wall sculptures have a glossy lacquer finish. The various sizes compose elements of proportion on the walls above. The graceful candelabra, with its classic spindled silhouette holds 28 candles and the delicate arms rise -up like a blossoming flower. You can’t help but wowed in this elegant foyer. it’s almost impossible to move, so the client adds freshly planted flowers according to the season.

This designer’s ideal is homeowners with a clear vision, set priorities, and values that align seamlessly with ours. These clients, an accomplished artist and the owner of a generational hops growing farm, were collaborative and trusting from the start. They conscientiously selected a team of Architect (Green Hammer), General Contractor (Cellar Ridge) and ATIID for furnishings and finishing touches. Each firm was able to meticulously manage their leg of the project, while collaborating wholistically with each other and the homeowners. The family farmhouse, lovingly named “Westwood,” was showing the wear one expects after serving a growing family for decades. The owner’s dream was to revive, open up, and breathe modern life into each space, while respecting the home’s heritage. One of our first collaborations was the light fixture that would grace the main two-story entry hall. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. Westwood Farmhouse truly was inspired by family, genuine love for home and graciousness for all who enter.
