This modern lake house is located in the foothills of the Blue Ridge Mountains. The residence overlooks a mountain lake with expansive mountain views beyond. The design ties the home to its surroundings and enhances the ability to experience both home and nature together. The entry level serves as the primary living space and is situated into three groupings; the Great Room, the Guest Suite and the Master Suite. A glass connector links the Master Suite, providing privacy and the opportunity for terrace and garden areas. Won a 2013 AIANC Design Award. Featured in the Austrian magazine, More Than Design. This was a complete gut & redesign of a master bathroom in Littleton, Colorado, with a goal of modern luxury spa. I believe that was achieved, and my clients couldn't be any happier with how it turned out! Carrera marble floors are heated, which run into the closet to the right side. Custom doors were made for the closet and toilet rooms, recessed lighting in the ceiling in both spaces, and fabulous new light fixtures to add a gorgeous and warm atmosphere. Solid white quartz counters add an additional touch of luxurious clean, simple lines. I wanted teak walls in this space. However, maintenance is quite a frequent challenge, so we settled on ceramic tile, which turned out to be above & beyond stunning! It is also extremely durable and virtually maintenance-free. The frameless shower allows the gorgeous cuts of Carrera marble to beautifully show, in addition to the "wood" accent.

When Casework first met this 550 square foot attic space in a 1912 Seattle Craftsman home, it was dated and not functional. The homeowners wanted to transform their existing master bedroom and bathroom to include more practical closet and storage space as well as add a nursery. The renovation created a purposeful division of space for a growing family, including a cozy master with built-in bench storage, a spacious his and hers dressing room, open and bright master bath with brass and black details, and a nursery perfect for a growing child. Through clever built-ins and a minimal but effective color palette, Casework was able to turn this wasted attic space into a comfortable, inviting and purposeful sanctuary.

The homeowners were seeking a major renovation from their original master bath. The young family had completed several remodeling projects on the first floor of their 1980’s era home and the time had finally come where they wanted to focus on the second floor, particularly their master bath which was cramped and overpowered by a Jacuzzi-style tub. After multiple design meetings spent choosing the right hardware and materials, everything was set, and the transformation began! Drury designer, Diana Burton, began by borrowing some space from the bedroom this way they were able to reconfigure the whole layout, which made a big difference to the homeowner. The floating vanity cabinets paired with quartz counters, wall-mounted fixtures, and mirrors featuring built-in lighting enhance the room’s sleek, clean look.

This serene master bathroom design forms part of a master suite that is sure to make every day brighter. The large master bathroom includes a separate toilet compartment with a Toto toilet for added privacy, and is connected to the bedroom and the walk-in closet, all via pocket doors. The main part of the bathroom includes a luxurious freestanding Victoria + Albert bathtub situated near a large window with a Riobel chrome floor mounted tub spout. It also has a one-of-a-kind open shower with a cultured marble gray shower base, 12 x 24 polished Venatino wall tile with 1" chrome Schluter Systems strips used as a unique decorative accent. The shower includes a storage niche and shower bench, along with rainfall and handheld showerheads, and a sandblasted glass panel. Next to the shower is an Amba towel warmer. The bathroom cabinetry by Koch and Company incorporates two vanity cabinets and a floor to ceiling linen cabinet, all in a Fairway door style in charcoal blue, accented by Alno hardware crystal knobs and a super white granite eased edge countertop. The vanity area also includes undermount sinks with chrome faucets, Granby sconces, and Luna programmable lit mirrors. This bathroom design is sure to inspire you when getting ready for the day or provide the ultimate space to relax at the end of the day!

Maximizing the functionality of this space, and coordinating the new kitchen with the beautiful remodel completed previously by the client were the two most important aspects of this project. The existing spaces are elegantly decorated with an open plan, dark hardwood floors, and natural stone accents. The new, lighter, more open kitchen flows beautifully into the client’s existing dining room space. Satin nickel hardware blends with the stainless steel appliances and matches the satin nickel details throughout the home. The fully integrated refrigerator next to the narrow pull-out pantry cabinet, take up less visual weight than a traditional stainless steel appliance and the two combine to provide fantastic storage. The glass cabinet doors and decorative lighting beautifully highlight the client’s glassware and dishes. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Crowded Master Bathroom was impeding the sale of a magnificent water front property. As a result we transformed the bathroom in to a light and airy space that beckons any home owner to enter to a spa looking space with upscale fixtures and amenities. We offered our client contractor discounted pricing toward the purchase of all Bathroom Plumbing Fittings including the vessel tub, vanity and bathroom fixtures. Tiles were provided at deep discounted while sale prices. Vanity top, Saddles and other marble pieces were all custom fabricated in our shops and installed by our Renovation Expert Technicians.

This master bathroom remodel has a spacious layout with a walk-in shower next to the freestanding tub. This space also showcases cool design with a tub shadow made of pebble stone to match the shower flooring.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. Bedroom - mid-sized transitional master medium tone wood floor and brown floor bedroom idea in New York with beige walls and no fireplace

This once dated master suite is now a bright and eclectic space with influence from the homeowners travels abroad. We transformed their overly large bathroom with dysfunctional square footage into cohesive space meant for luxury. We created a large open, walk in shower adorned by a leathered stone slab. The new master closet is adorned with warmth from bird wallpaper and a robin's egg blue chest. We were able to create another bedroom from the excess space in the redesign. The frosted glass french doors, blue walls and special wall paper tie into the feel of the home. In the bathroom, the Bain Ultra freestanding tub below is the focal point of this new space. This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

The goal of this master suite remodel was to design a luxurious yet simple environment that was not only beautiful but also comfortable, and designer Lori Wiles brought the transformation to life. The remodel was a transformation of the unused storage area in the bottom level of the clients’ home. Wiles' creative problem solving did more than just hide basement remodel problems like low ductwork and poorly located pipes. Instead, these obstacles served as a source of inspiration for some of the most interesting aspects of her design, such as the angular wood-paneled headboard wall with built-in nightstands. Following a stone, fire, water, and wood theme, the materials used in this master suite strongly relate to nature. Water flows to the tub from the stone accent wall in the bathroom, and an opposing stone wall in the bedroom creates a dramatic backdrop for a seating area. Both walls contain candle-filled niches and Cherry wood is employed throughout, creating warmth and continuity. To further achieve the natural look and feel of the bathroom, Wiles incorporated a variety of stones. The shower and immediate area around the freestanding tub feature pebble accent flooring that complement the surrounding large, rectangular tile floors. Eldorado Stone’s Black River Stacked Stone was chosen because it offered different textures and dimensions of the black, rugged, stacked stone, resulting in an organic environment that provides relief from the flat surfaces. By using quality materials such as Eldorado Stone, designer Lori Wiles was able to create a zen-like space that exceeded her client’s expectations. WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations.
