The owner of this historic and landmarked town-home renovation in Hudson Square, originally built in 1826, hired Gallery Kitchen and Bath to fully gut-renovate this 3-unit row-home. The scope of work included a full-scale renovation of the owners unit, including the renovation of the kitchen, one 4-piece master ensuite bathroom, one 3-piece bathroom with a walk-in steam shower, and a beautiful powder room. Additional work in the owners unit also included flooring, electrical upgrade, major plumbing work, new HVAC system, restoration of a fireplace, installation of a fully integrated smart home system and landmarked approved windows. CELLAR RENOVATION IN NYC LANDMARKED TOWN-HOME Rounding out the owners unit we renovated the cellar, which was converted into an entertainment space and featured a custom glass curtain wall, along with a custom staircase with an exposed brick wall. During the demolition phase of the cellar, our team discovered 56 wine jugs filled with wine from the prohibition era, leading us to name this project the prohibition house. For the two tenant units, Gallery Kitchen and Bath undertook the renovation of 2 kitchens, 4 bathrooms, new hardwood flooring throughout, along with detailed carpentry work in the entire home. WHY GALLERY KITCHEN AND BATH After interviewing multiple contractors, our client decided on Gallery Kitchen and Bath primarily because of our turnkey design, selection, and build process. In a renovation of this magnitude it is crucial to have a centralized full service contractor under one roof to handle all of the aspects and simultaneous moving parts of the project. Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly. Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable. PHASE 1: DESIGN, SELECTION, PROCUREMENT Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story. In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit. In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile. Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece. With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes. PHASE 2: DEMO Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space. After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar. PHASE 3: BUILD One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor. With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan. THE REVEAL From what was once a dilapidated town-home with nothing but potential, to a glamorous and luxurious modern interior space – the prohibition house was complete. In the hills of San Anselmo in Marin County, this 5,000 square foot existing multi-story home was enlarged to 6,000 square feet with a new dance studio addition with new master bedroom suite and sitting room for evening entertainment and morning coffee. Sited on a steep hillside one acre lot, the back yard was unusable. New concrete retaining walls and planters were designed to create outdoor play and lounging areas with stairs that cascade down the hill forming a wrap-around walkway. The goal was to make the new addition integrate the disparate design elements of the house and calm it down visually. The scope was not to change everything, just the rear façade and some of the side facades. The new addition is a long rectangular space inserted into the rear of the building with new up-swooping roof that ties everything together. Clad in red cedar, the exterior reflects the relaxed nature of the one acre wooded hillside site. Fleetwood windows and wood patterned tile complete the exterior color material palate. The sitting room overlooks a new patio area off of the children’s playroom and features a butt glazed corner window providing views filtered through a grove of bay laurel trees. Inside is a television viewing area with wetbar off to the side that can be closed off with a concealed pocket door to the master bedroom. The bedroom was situated to take advantage of these views of the rear yard and the bed faces a stone tile wall with recessed skylight above. The master bath, a driving force for the project, is large enough to allow both of them to occupy and use at the same time. The new dance studio and gym was inspired for their two daughters and has become a facility for the whole family. All glass, mirrors and space with cushioned wood sports flooring, views to the new level outdoor area and tree covered side yard make for a dramatic turnaround for a home with little play or usable outdoor space previously. This master bath was dark and dated. Although a large space, the area felt small and obtrusive. By removing the columns and step up, widening the shower and creating a true toilet room I was able to give the homeowner a truly luxurious master retreat. (check out the before pictures at the end) The ceiling detail was the icing on the cake! It follows the angled wall of the shower and dressing table and makes the space seem so much larger than it is. The homeowners love their Nantucket roots and wanted this space to reflect that.

A traditional style master bath for a lovely couple on Harbour Island in Oxnard. Once a dark and drab space, now light and airy to go with their breathtaking ocean views!

This well used but dreary bathroom was ready for an update but this time, materials were selected that not only looked great but would stand the test of time. The large steam shower (6x6') was like a dark cave with one glass door allowing light. To create a brighter shower space and the feel of an even larger shower, the wall was removed and full glass panels now allowed full sunlight streaming into the shower which avoids the growth of mold and mildew in this newly brighter space which also expands the bathroom by showing all the spaces. Originally the dark shower was permeated with cracks in the marble marble material and bench seat so mold and mildew had a home. The designer specified Porcelain slabs for a carefree un-penetrable material that had fewer grouted seams and added luxury to the new bath. Although Quartz is a hard material and fine to use in a shower, it is not suggested for steam showers because there is some porosity. A free standing bench was fabricated from quartz which works well. A new free standing, hydrotherapy tub was installed allowing more free space around the tub area and instilling luxury with the use of beautiful marble for the walls and flooring. A lovely crystal chandelier emphasizes the height of the room and the lovely tall window.. Two smaller vanities were replaced by a larger U shaped vanity allotting two corner lazy susan cabinets for storing larger items. The center cabinet was used to store 3 laundry bins that roll out, one for towels and one for his and one for her delicates. Normally this space would be a makeup dressing table but since we were able to design a large one in her closet, she felt laundry bins were more needed in this bathroom. Instead of constructing a closet in the bathroom, the designer suggested an elegant glass front French Armoire to not encumber the space with a wall for the closet.The new bathroom is stunning and stops the heart on entering with all the luxurious amenities.

This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area that connects to a screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. Northern Michigan is the ultimate getaway destination with serene views and abundance of outdoor recreation. This remote Up North house offers nothing short of that. With the nearest major town almost 45 minutes away, it was essential this vacation home offered all the amenities for entertainment and relaxation. Spire worked with the client to create the perfect lake house retreat with comfort and convenience during any season or weather. The living room with an attached game room is a versatile space that offers endless entertainment. A 65” TV was installed over the fireplace in the custom stone wall. The adjustable mount allows the TV to lower for comfortable viewing from either the couch or pool table. A pair of Meridian Audio DSP7200 custom color matched speakers equipped with a Meridian Audio 218 digital controller were strategically installed on each side of the fireplace. The floor-standing speakers compliment the natural stone while providing astonishingly life-like sound, perfect for streaming live concerts. The powerful audio extends to the upper level of the home. Spire installed B&W 700 series bookshelf speakers in the executive office and a Triad custom speaker bar in the master bedroom. These speakers are ideal for smaller rooms, while elevating the TV experience. The large living room windows offer beautiful lake views and ample lighting. Lutron Palladiom shades were installed to easily control the natural light in the living room, master bedroom and bathroom. They are custom designed and fully automated to let in the morning sun or achieve partial shading or complete privacy. Whether set on a schedule or controlled from an iPad, the shades operate quietly and seamlessly. The technology was designed to be enjoyed just as much indoors as outdoors. With the whole home audio system, high-quality sound can flow throughout the indoor rooms as well as the outdoor patio. While the location may be remote, Spire ensured the WiFi and network connection is strong both throughout the yard and inside the home. A Lutron HomeWorks QS system integrates the control of all the interior and exterior lighting including motion sensing for the exterior pathway. Since this is not a permanent residence, a control and security system was very important. A personalized Savant system was integrated for full home control of lighting, climate, entertainment and security from anywhere with a smart device . This includes the ability to control the multiple landscape light zones with timed scenes. The Doorbird cameras and chimes with the integration of camera feeds into the Savant Control provides remote communication with visitors at any of the exterior doors. Remote access also allows rebooting of all essential systems from any location.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. With adjacent neighbors within a fairly dense section of Paradise Valley, Arizona, C.P. Drewett sought to provide a tranquil retreat for a new-to-the-Valley surgeon and his family who were seeking the modernism they loved though had never lived in. With a goal of consuming all possible site lines and views while maintaining autonomy, a portion of the house — including the entry, office, and master bedroom wing — is subterranean. This subterranean nature of the home provides interior grandeur for guests but offers a welcoming and humble approach, fully satisfying the clients requests. While the lot has an east-west orientation, the home was designed to capture mainly north and south light which is more desirable and soothing. The architecture’s interior loftiness is created with overlapping, undulating planes of plaster, glass, and steel. The woven nature of horizontal planes throughout the living spaces provides an uplifting sense, inviting a symphony of light to enter the space. The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. Grand Award winner for Best Interior Design of a Custom Home The material palette began with a rich, tonal, large-format Quartzite stone cladding. The stone’s tones gaveforth the rest of the material palette including a champagne-colored metal fascia, a tonal stucco system, and ceilings clad with hemlock, a tight-grained but softer wood that was tonally perfect with the rest of the materials. The interior case goods and wood-wrapped openings further contribute to the tonal harmony of architecture and materials. Grand Award Winner for Best Indoor Outdoor Lifestyle for a Home This award-winning project was recognized at the 2020 Gold Nugget Awards with two Grand Awards, one for Best Indoor/Outdoor Lifestyle for a Home, and another for Best Interior Design of a One of a Kind or Custom Home. At the 2020 Design Excellence Awards and Gala presented by ASID AZ North, Ownby Design received five awards for Tonal Harmony. The project was recognized for 1st place – Bathroom; 3rd place – Furniture; 1st place – Kitchen; 1st place – Outdoor Living; and 2nd place – Residence over 6,000 square ft. Congratulations to Claire Ownby, Kalysha Manzo, and the entire Ownby Design team. Tonal Harmony was also featured on the cover of the July/August 2020 issue of Luxe Interiors + Design and received a 14-page editorial feature entitled “A Place in the Sun” within the magazine.

Gardner/Fox designed and updated this home's master and third-floor bath, as well as the master bedroom. The first step in this renovation was enlarging the master bathroom by 25 sq. ft., which allowed us to expand the shower and incorporate a new double vanity. Updates to the master bedroom include installing a space-saving sliding barn door and custom built-in storage (in place of the existing traditional closets. These space-saving built-ins are easily organized and connected by a window bench seat. In the third floor bath, we updated the room's finishes and removed a tub to make room for a new shower and sauna.

This four-story townhome in the heart of old town Alexandria, was recently purchased by a family of four. The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. The open floor plan with seamless wood floor and central kitchen has added warmth and with a desirable entertaining space.

This beautifully crafted white floor-to-ceiling bedroom built-in is a perfect way to get the most out of any space. The brilliant storage solution transformed a tight urban space into a functional and aesthetic addition to the home. It was custom designed to accent the master bedroom without crowding, with three sections of additional hanging space, ten drawers and five pull-out shoe shelves. Parz Designs rounded out this custom-built in with multiple adjustable shelves sitting just behind the remaining doors.

Complete bathroom remodel. this project was taken down to the studs. Custom design vanity with spa tower which incorporates a styling tools drawer, shallow makeup drawers and plenty of functional storage. To reduce waster space under the sink we made the cabinet below more shallow in order to have a drawer below which will optimize usable storage space.

This dreamy master bath remodel in East Cobb offers generous space without going overboard in square footage. The homeowner chose to go with a large double vanity with a custom seated space as well as a nice shower with custom features and decided to forgo the typical big soaking tub. The vanity area shown in the photos has plenty of storage within the wall cabinets and the large drawers below. The countertop is Cedar Brown slab marble with undermount sinks. The brushed nickel metal details were done to work with the theme through out the home. The floor is a 12x24 honed Crema Marfil. The stunning crystal chandelier draws the eye up and adds to the simplistic glamour of the bath. The shower was done with an elegant combination of tumbled and polished Crema Marfil, two rows of Emperador Light inlay and Mirage Glass Tiles, Flower Series, Polished.

The homeowner was looking for a lot more space in a very small bathroom. In order to overcome the room’s lack of any kind of storage the oversized tub was replaced with a shower bench and multiple niches for shampoos. Additional cabinetry storage was created by wrapping the vanity cabinets around a wall and creating tall linen cabinets in an area that had not been used before. Floating vanity under cabinet lights and a special wall lit mirror helped to open up the small space. Large format Porcelenosa Ston-ker Ferroker floor tiles and field tiles in the color Aluminio were used on the floors and vanity wall. Special attention was paid to the geometric layout of the horizontal lines of the entire layout – walnut vertical grained cabinetry, wall and floor tiles to create visual space to the room. A Nu-heat heated floor added to the comfort of the room.
