Here is an architecturally built house from the early 1970's which was brought into the new century during this complete home remodel by opening up the main living space with two small additions off the back of the house creating a seamless exterior wall, dropping the floor to one level throughout, exposing the post an beam supports, creating main level on-suite, den/office space, refurbishing the existing powder room, adding a butlers pantry, creating an over sized kitchen with 17' island, refurbishing the existing bedrooms and creating a new master bedroom floor plan with walk in closet, adding an upstairs bonus room off an existing porch, remodeling the existing guest bathroom, and creating an in-law suite out of the existing workshop and garden tool room.vanity

Klopf Architecture, Outer Space Landscape Architects, Sezen & Moon Structural Engineer and Flegels Construction updated a classic Eichler open, indoor-outdoor home. Everyone loved the classic, original bones of this house, but it was in need of a major facelift both inside and out. The owners also wanted to remove the barriers between the kitchen and great room, and increase the size of the master bathroom as well as make other layout changes. No addition to the house was contemplated. The owners worked with Klopf Architecture in part because of Klopf’s extensive mid-century modern / Eichler design portfolio, and in part because one of their neighbors who had worked with Klopf on their Eichler home remodel referred them. The Klopf team knew how to update the worn finishes to make a more sophisticated, higher quality home that both looks better and functions better. In conjunction with the atrium and the landscaped rear yard / patio, the glassy living room feels open on both sides and allows an indoor / outdoor flow throughout. The new, natural wood exterior siding runs through the house from inside to outside to inside again, updating one of the classic design features of the Eichler homes. Picking up on the wood siding, walnut vanities and cabinets offset the white walls. Gray porcelain tiles evoke the concrete slab floors and flow from interior to exterior to make the spaces appear to flow together. Similarly the ceiling decking has the same white-washed finish from inside to out. The continuity of materials and space enhances the sense of flow. The large kitchen, perfect for entertaining, has a wall of built-ins and an oversized island. There’s plenty of storage and space for the whole group to prep and cook together. One unique approach to the master bedroom is the bed wall. The head of the bed is tucked within a line of built-in wardrobes with a high window above. Replacing the master closet with this wall of wardrobes allowed for both a larger bathroom and a larger bedroom. The master bathroom at our Wrightwood Residence in Studio City, CA features large dual shower, double vanity, and a freestanding tub. Located in Wrightwood Estates, Levi Construction’s latest residency is a two-story mid-century modern home that was re-imagined and extensively remodeled with a designer’s eye for detail, beauty and function. Beautifully positioned on a 9,600-square-foot lot with approximately 3,000 square feet of perfectly-lighted interior space. Our clients came to us wanting to increase the size of the bathroom and reconfigure the closet to create a more functional space. We re-positioned the toilet, squared off the closet, and increased the overall size of the bathroom upon entry/ in front of the vanities. We removed the cultured marble tub and shower and created a zero-threshold, walk-in shower with a gorgeous Kohler “Veil” free standing tub paired with a floor mounted tub filler in a brushed nickel finish. The tile is a 12x24 cemento cassero bianco porceline on the walls and the floor to create seamless, spa-like escape. The focal point as you walk in is the 24-inch Deco column running vertical behind the tub. The vanity features an espresso cabinet with the Britannica Cambria Quartz countertop. This gorgeous Quartz features a waterfall edge and a show stopping 8-inch vanity backsplash with wall mounted vanity faucets.

This remodel project in Kirkland involved a new master bath and laundry room. The master bath was once a dark and dated space, but was transformed into a bright, open and inviting space that provides the perfect ambiance and functionality for getting ready for the day.

The 70th Street project started as an empty and non-functional attic space. We designed a completely new master suite, including a new bathroom, walk-in closet, bedroom and nursery for our clients. The space had many challenges because of its sloped and low ceilings. The room had been remodeled about 20 years ago as part of a large addition and consists of three separate zones – 1) tub zone, 2) vanity/storage zone and 3) shower and water closet zone. The room layout and zones had to remain the same, but the goal was to make each area more functional. In addition, having comfortable access to the tub and seating in the tub area was also high on the list, as the tub serves as an important part of the daily routine for the homeowners and their special needs son. We started out in the tub room and determined that an undermount tub and flush deck would be much more functional and comfortable for entering and exiting the tub than the existing drop in tub with its protruding lip. A redundant radiator was eliminated from this room allowing room for a large comfortable chair that can be used as part of the daily bathing routine. In the vanity and storage zone, the existing vanities size neither optimized the space nor provided much real storage. A few tweaks netted a much better storage solution that now includes cabinets, drawers, pull outs and a large custom built-in hutch that houses towels and other bathroom necessities. A framed custom mirror opens the space and bounces light around the room from the large existing bank of windows. We transformed the shower and water closet room into a large walk in shower with a trench drain, making for both ease of access and a seamless look. Next, we added a niche for shampoo storage to the back wall, and updated shower fixtures to give the space new life. The star of the bathroom is the custom marble mosaic floor tile. All the other materials take a simpler approach giving permission to the beautiful circular pattern of the mosaic to shine. White shaker cabinetry is topped with elegant Calacatta marble countertops, which also lines the shower walls. Polished nickel fixtures and sophisticated crystal lighting are simple yet sophisticated, allowing the beauty of the materials shines through.
