The comfortable elegance of this French-Country inspired home belies the challenges faced during its conception. The beautiful, wooded site was steeply sloped requiring study of the location, grading, approach, yard and views from and to the rolling Pennsylvania countryside. The client desired an old world look and feel, requiring a sensitive approach to the extensive program. Large, modern spaces could not add bulk to the interior or exterior. Furthermore, it was critical to balance voluminous spaces designed for entertainment with more intimate settings for daily living while maintaining harmonic flow throughout. The result home is wide, approached by a winding drive terminating at a prominent facade embracing the motor court. Stone walls feather grade to the front façade, beginning the masonry theme dressing the structure. A second theme of true Pennsylvania timber-framing is also introduced on the exterior and is subsequently revealed in the formal Great and Dining rooms. Timber-framing adds drama, scales down volume, and adds the warmth of natural hand-wrought materials. The Great Room is literal and figurative center of this master down home, separating casual living areas from the elaborate master suite. The lower level accommodates casual entertaining and an office suite with compelling views. The rear yard, cut from the hillside, is a composition of natural and architectural elements with timber framed porches and terraces accessed from nearly every interior space flowing to a hillside of boulders and waterfalls. The result is a naturally set, livable, truly harmonious, new home radiating old world elegance. This home is powered by a geothermal heating and cooling system and state of the art electronic controls and monitoring systems.

This new modern house is located in a meadow in Lenox MA. The house is designed as a series of linked pavilions to connect the house to the nature and to provide the maximum daylight in each room. The center focus of the home is the largest pavilion containing the living/dining/kitchen, with the guest pavilion to the south and the master bedroom and screen porch pavilions to the west. While the roof line appears flat from the exterior, the roofs of each pavilion have a pronounced slope inward and to the north, a sort of funnel shape. This design allows rain water to channel via a scupper to cisterns located on the north side of the house. The landscape of this home honors the formality of Spanish Colonial / Santa Barbara Style early homes in the Arcadia neighborhood of Phoenix. By re-grading the lot and allowing for terraced opportunities, we featured a variety of hardscape stone, brick, and decorative tiles that reinforce the eclectic Spanish Colonial feel. Cantera and La Negra volcanic stone, brick, natural field stone, and handcrafted Spanish decorative tiles are used to establish interest throughout the property. A front courtyard patio includes a hand painted tile fountain and sitting area near the outdoor fire place. This patio features formal Boxwood hedges, Hibiscus, and a rose garden set in pea gravel. The living room of the home opens to an outdoor living area which is raised three feet above the pool. This allowed for opportunity to feature handcrafted Spanish tiles and raised planters. The side courtyard, with stepping stones and Dichondra grass, surrounds a focal Crape Myrtle tree. One focal point of the back patio is a 24-foot hand-hammered wrought iron trellis, anchored with a stone wall water feature. We added a pizza oven and barbecue, bistro lights, and hanging flower baskets to complete the intimate outdoor dining space. When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. Inspiration for a transitional dark wood floor living room remodel in Boston with white walls, a standard fireplace and a tile fireplace

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. First home, savvy art owners, decided to hire RBD to design their recently purchased two story, four bedroom, midcentury Diamond Heights home to merge their new parenthood and love for entertaining lifestyles. Hired two months prior to the arrival of their baby boy, RBD was successful in installing the nursery just in time. The home required little architectural spatial reconfiguration given the previous owner was an architect, allowing RBD to focus mainly on furniture, fixtures and accessories while updating only a few finishes. New paint grade paneling added a needed midcentury texture to the entry, while an existing site for sore eyes radiator, received a new walnut cover creating a built-in mid-century custom headboard for the guest room, perfect for large art and plant decoration. RBD successfully paired furniture and art selections to connect the existing material finishes by keeping fabrics neutral and complimentary to the existing finishes. The backyard, an SF rare oasis, showcases a hanging chair and custom outdoor floor cushions for easy lounging, while a stylish midcentury heated bench allows easy outdoor entertaining in the SF climate.
